jeff dowler: Wordless Wednesday: Would You Dare? - 02/07/17 08:52 PM
Would You Dare do This?
I was in Chicago in December 2014 for a CRS Leadership meeting and had some spare time after I arrived, so I decided to visit the John Hancock Center on North Michigan Avenue a couple of blocks away, specifically the 360 Chicago Observation Deck on the 94th floor, around 1000 feet in the sky.
While not the tallest building in the US, or the world, it is impressive nonetheless.
Perhaps more so if you have the guts to try out the TILT - a moving platform that tilts brave souls about 30 degrees out over Michigan Avenue, offering quite a bird's … (14 comments)

We Live in a #CrazyHashTagWorld
Do YOU Hashtag?
I suspect most here are familiar with hashtags, those key words and phrases preceeded by the # sign. There’s one in the title, although one might argue this is not a particularly useful or meaningful hashtag.
Interestingly, while I just came up with that it turns out there are plenty of sightings of #crazyhashtag, but not #crazyhastagworld. Now there will be one!
You likely know, or perhaps not, that hashtags are used to categorize or identify messages, tweets, updates, photos and videos about a particular topic, say #CarlsbadRealEstate or #HowToBuyAHouse. Some popular hashtags may have hundreds … (58 comments)

jeff dowler: Happy First Day of Summer in Carlsbad - 06/20/16 10:13 AM
First Day of Summer in Carlsbad
Today is the first day of summer, and our summer weather arrive a few days ago, and fairly suddenly.
The marine layer has been conspicuously absent for the last 5 days and today it's in the low 80s. Not nearly as blistering hot as some other areas but for the coast it's pretty warm.
The heat and the dry air and vegetation is not a good combination and there is at least one significant fire in San Diego County near the Mexican border in a farming area. Predictions are for a more significant fire season in California.

Carlsbad Residents Gathering Signatures for 85/15 Agua Hedionda Plan Referendum
A strong citizen-led campaign is underway in Carlsbad to obtain 9000+ signatures necessary for a referendum, in opposition to the 85/15 Agua Hedionda Plan approved by City Council recently.
THE DEADLINE IS SEPTEMBER 24, 2015! The referendum could allow Carlsbad residents to vote on the 85/15 Agua Hedionda Plan.
This plan is for a large retail development (27 acres or 15%) and the balance of about 176 acres (85%) of land dedicated to open space, all to be developed by Caruso Affiliated from LA, in the area adjacent to and including the Carlsbad … (4 comments)

Drought Shaming in California - A Growing Trend
If you are not adhering to the state and local requirements to cut back on water usage, at least outside, or are wasting water because of faulty sprinklers or other issues, you might find yourself getting reported to a local agency. You could get fined.
And you might get called out on Twitter, Facebook or star in a video on YouTube. Do a search for #DroughtShaming or "drought shaming in California" and you'll see! Here's just one example:
The persistence of one of California's worst droughts ever has caused many communities to set stiff standards for water … (11 comments)

jeff dowler: Valuable Lessons Learned from Relocations - Buyers and Agents, Listen Up - 05/19/09 06:38 AM
I expect like most REALTORS I learn something from every transaction, and from every buyer and seller. Sometimes it's good stuff, and sometimes not. But there are always valuable lessons that can help improve business operations, communication, marketing, and knowledge. There are times when I don't even realize how much I have learned and the difference a particular transaction can make until after the fact.
Here are some lessons:
My blogging and Internet presence is working - there are several cases where buyers have been looking on their own, then found me on AR before we started working together.

jeff dowler: Carlsbad Real Estate – More New Construction Homes Coming on the Carlsbad Market at Avellino at La Costa Greens - 05/16/09 10:34 PM
I often get asked by home buyers in the Carlsbad real estate market about new construction homes and their availability.
We had a good amount of new construction (mostly detached homes) in the last several years, especially in South Carlsbad, and much of that is now gone, with a few exceptions (some condos at The Bluffs, detached homes in the $1 Million range at La Costa Ridge, new homes at Viridian and Trieste at La Costa Greens - prices and availability have changed since there article were written). But there is more on the way.

jeff dowler: Ways to Spend the California $10,000 New Home Tax Credit - 05/13/09 03:23 AM
Word has gotten out, although many folks are still not aware, that California has its own tax credit.
The tax credit of up to $10,000 is for the purchase of new construction homes (i.e., never been lived in) and is spread over 3 years, unlike the $8,000 Federal tax credit for first time home buyers. Home owners must live in the home for at least two years, and closing must occur on or before February 28, 2010.
Time is running out, since there is only $100 million available, and once it's gone, it's gone, unless the state extends the program. According … (4 comments)

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and among the more expensive coastal communities. Despite changes in prices over the last several years Solana Beach has seen less dramatic changes in their real estate market than some other nearby towns.

jeff dowler: Del Mar Real Estate - Del Mar Market Report for April 2009 - 05/07/09 03:11 AM

Del Mar is a small coastal town in North Diego County, just south of Solana Beach and north of La Jolla. Is has a reputation for being one of the most expensive towns in the county. Indeed, two of the most expensive homes for sale in the county are in Del Mar (at $50 million and $76 million), and it still holds the record for the most expensive property sold (at about $48,000,000).

As a buyer or seller in the Encinitas real estate market, it is important to have data about the market conditions in order to make a more informed decision about what to do with regard to buying, or selling, your Encinitas home.

There are a number of advantages to creating and sharing market reports for the areas that you service.
While I focus on Carlsbad real estate, I also produce market reports for other nearby real estate markets that I handle, including Encinitas, Cardiff, Solana Beach, Del Mar, Oceanside and San Marcos.

jeff dowler: Run Rabbit Run - Humor in My Backyard - 05/02/09 12:59 PM
I have a funny backyard. At least at times. It appears to be that time of year, again, and the rabbits are very active. Things have been heating up recently, so to speak, so fortunately I had my Flip vido camera nearby. The duck, who was dining at the bird feeder on the ground took it for a while then said "I'm outi." Good for a laugh, and it keeps the cats occupied.

We all know to write original content that is of interest to consumers who are looking to buy and/or sell.
And while many articles should probably be about the buying and selling process, writing local content posts is smart...for sharing your knowledge, attracting business, and for SEO purposes. That's not news for anyone who has been blogging for a little while.
Writing Localism posts is a personal choice, and many writers are on board. Others aren't, some because they choose not to be and perhaps get plenty of business through focusing on other topics. Some folks may be resisting because they … (12 comments)
