jeff dowler: REBarCamp Los Angeles on April 2: Calling EVERYONE! - 03/01/09 09:54 AM

It's only 32 days away and I can't wait. The idea of having a real estate bar camp in our own Southern California region is just too exciting. I've not been able to attend any of the others, but given how popular they are, this one should really be special, given all the talent we have in the area. I'm even giving up going to the SDAR Real Estate Trade Expo on April 2 in San Diego (where we always have a SoCal CRS booth)
We're calling it REBarCamp Los Angeles, although it is not really in LA. Who cares.

jeff dowler: Carlsbad Real Estate - Carlsbad Market Report for February 2009 - 03/01/09 07:52 AM

The Carlsbad real estate market continues to evolve, and the statistics for February show a number of changes since January 2009. These data do not include any private sales nor manufactured/mobile housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.
Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.
In February 2009 there were 52 homes sold in … (3 comments)

jeff dowler: Oceanside Real Estate - Glorious Ocean Views at the Oceanside Terraces in Oceanside - 02/26/09 07:10 AM
Oceanside real estate is a study in contrasts, from multimillion dollar oceanfront properties to $70,000 condos, from new construction homes and condos to an abundance of short sales, pre-foreclosures and REOs, from tract housing subdivisions to 55+ communities (seniors). There are ocean views and terrific beaches, and rolling hills and views of the mountains to the north in Camp Pendleton and to the east.

jeff dowler: Carlsbad, California is a Cultured Community: Here's Why - 02/25/09 11:18 AM
Carlsbad is known for many things, including its beaches, its reputation as a retirement and a vacation hotspot, and its terrific weather.
Carlsbad is also a rather cultured community, with offerings to suit many tastes and budgets.
I make that last point somewhat tongue-in check, given that most of Carlsbad's cultural events are Free.
Did you hear? FREE! Who can argue with free?
Here is a selection of some of the cultural events you can enjoy in Carlsbad
Carlsbad's city-owned art gallery is a gem, with multiple exhibits throughout the year, which often including headline-capturing national tours … (4 comments)

jeff dowler: The Andrews Gallery in Leucadia - The Latest Show (February 2009) - 02/22/09 02:39 PM
I am a big fan of art, as folks who know me can attest. AND a big fan of The Andrews Gallery in Leucadia, the newest, and brightest, addition to the art scene in North San Diego County. My opinion. But I think others agree. And it's right next to Carlsbad.
The Andrews Gallery opened, with quite a bit of fanfare, last October 2008 (here's my post from the opening reception).
Drew Snyder, curator, owner, and artist, continues to bring excitement and vision to the art community in North County, and the latest show (I missed the opening reception, being out of … (7 comments)

jeff dowler: Take Your Dog to the Beach at Dog Beach in Del Mar, California - 02/21/09 11:27 AM

Dog Beach in Del Mar, also know as North Beach to area residents, is probably one of the better known beaches in our area, at least to dog owners and their dogs. And it's not far from Carlsbad either.
Read More:  Del Mar Real Estate
There are limited places at the beach when dogs can frolic (unleashed, even, from Labor Day until June 18) with other dogs and their owners, and Dog Beach is undoubtedly the best known. I get questions from buyers frequently about where they can take their dogs, so having a place like Dog Beach to refer … (9 comments)

jeff dowler: The Agua Hedionda Lagoon in Carlsbad, California - Surprises Await - 02/20/09 12:17 PM

Carlsbad is blessed with three lagoons - the Agua Hedionda Lagoon, the middle one, is the busiest. Located between Tamarack and Cannon, this lagoon offers surprises many don't know about. I certainly didn't. And I pass by the lagoon often during the week, either along the coast road (Route 101) or on the freeway.

The most obvious feature of the lagoon, which has 3 bodies of water, is the Encina Power Plant (owned by NRG), which can be seen for miles. And this is also the site of the planned desalination plant … (3 comments)

jeff dowler: Spring Comes to Carlsbad, California - 02/20/09 01:12 AM

Yes, I know. I can read the calendar.
It's not really spring yet here in Carlsbad. Perhaps it's just wishful thinking. And certainly a piece of it is still getting used to the differences in weather and the seasonal changes that occur here, even 4 years after leaving New England.
Those of you in colder climes no doubt find this irritating. How can I, living in year-round greenery and with temps that rarely go below 40 even in the dead of winter, find these changes noticeable?
Well first, I thought you might enjoy seeing something other than snow and … (5 comments)

jeff dowler: Walkable Neighborhood Series – Real Estate in Upscale, Affluent La Jolla Village - 02/16/09 04:00 PM
La Jolla, often referred to as "the jewel," is a beautiful community along the coast just north of San Diego. Many homes are clustered along the coastline, or on the hills (which remind many of some of the Mediterranean towns in France and Italy overlooking the sea) with spectacular ocean and coastal views.
Because of its location along the Pacific, the views and the types of homes built there, La Jolla remains one of San Diego's most expensive, and exclusive, communities with a median home price in the last 6 months of $1.5 million (the average price was a little over … (11 comments)

jeff dowler: How to Write a Winning Blog for Relocations and Win Clients - 02/15/09 01:54 PM

I've done a bit of relocating (not just casual moves but significant distances) so I know a fair amount about what it's like, things you need to think about, and issues that can arise. I know how to move with pets, kids and multiple cars, and how to go about home searching in a community I have never seen before in a different part of the country.
I also write fair amount about relocation: Relocation A to Z. Indeed, relocation is a focus of my real estate business, and the majority of my buyer clients are out of the area … (32 comments)

jeff dowler: Carlsbad Real Estate - Las Playas, Townhomes Near the Beach in Carlsbad - 02/12/09 09:33 AM
Carlsbad real estate condo buyers looking for affordable (in Southern California terms) homes might consider the units at Las Playas.

Las Playas is located off of Batiquitos Drive at Poinsettia, close to the 5 freeway. The Poinsettia Coaster (commuter rail) station is less than a mile away, as is shopping, several restaurants, and other services. Folks who need to commute have several major roads to use, including the freeway and the coast road. Carlsbad Village is about 10 minutes to the north with plenty of shopping and dining opportunities.

jeff dowler: Carlsbad Real Estate - Updates on the New Construction Condos at The Bluffs in Carlsbad by the Lagoon - 02/10/09 02:22 PM

The Bluffs are one of the very few new condo developments in Carlsbad in recent years. (there are more in the works, though - Bluwater Crossing Live-Work Lofts for one). While there have been several new communities of detached homes (La Costa Ridge, La Costa Greens, Bressi Ranch), given the sizes of these homes the price points are far beyond many buyers ($800,000 and up).
The Bluffs are fully built out now and a limited number of townhomes remain. But the great news is the pricing, and the willingness of the builder to consider offers, as opposed to set list … (7 comments)

jeff dowler: Carlsbad Flower Fields are Set to Open March 1, 2009 - 02/09/09 02:18 PM

The famed Carlsbad Flower Fields are set to open March 10, 2009 (and remain open until, approximately, May 10).
The Flower Fields, about 50 acres or so of brightly colored ranunculas, are located just north of Palomar Airport Road and east of the 5 freeway. These colorful fields of flowers attract thousands of visitor each year to admire the brown earth that is so amazingly transformed into a sea of color, with the ocean in the distance beyond the Carlsbad windmill.

The Flower Fields have several events during their short season, including an Arts and Crafts Fair on April … (11 comments)

jeff dowler: 5 Reasons Why You Should Write Market Reports - 02/07/09 11:28 PM
Market reports for the communities you service may not be the most interesting or fun things to write. But there is some real value in doing so.
Here are 5 reasons why YOU should write market reports for your service areas.
Credibility - conveying market information adds to your credibility as a real estate professional in the area. Being able to converse about what YOUR market is doing AND back it up with facts demonstrates your expertise
Consumers want this information - both buyer and seller prospects have a keen interest in what is going on in specific markets. Why do … (121 comments)

jeff dowler: Cardiff Real Estate - Cardiff, California Market Report for January 2009 - 02/06/09 12:29 AM

As a buyer or seller in the Cardiff real estate market, having data about the current market conditions will enable you to make an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.
Because of the type of community that it is, and its size, the Cardiff real estate market is very localized, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes … (3 comments)

jeff dowler: Using Hashtags on Twitter to Your Advantage - 02/05/09 06:54 AM
Those of you who are already tweeting on Twitter probably know this. Perhaps not everyone, though, since I had a couple questions about this little convention that you can use to your advantage. And I'm still learning about it myself.
Conversations and information sharing on Twitter cover a pretty broad spectrum, and to many it makes no sense when first getting started, but after a bit of watching and participating it begins to sink in - the possibilities of social networking and expanding your own personal on-line network and presence.

The hashtag is used to designate topics or categories of … (27 comments)

jeff dowler: Carlsbad Real Estate - New Seniors Housing Community at Bressi Ranch in Carlsbad - 02/04/09 02:19 PM

It looks like an empty field now, or more precisely IS an empty field, but this site will soon be a new seniors housing community in Carlsbad.
The Bressi Ranch master planned community continues to grow and change, most recently with the construction of the Bressi Village Shopping Center, with Trader Joe's set to open in the next couple of weeks, and other retailers including Stater's Bros. to follow.
