jeff dowler: San Diego Real Estate Market - A 2008 Year-End Market Report Summary (LOCALISM FEATURED) - 01/05/09 04:25 PM
2008 was a tough year in many ways, for the real estate market and elsewhere.
The media reports were full of dire predictions and negative news, which admittedly is true in some ways. But the generalities tend to overshadow the realities of the local markets, which typically are not found in on-line and in-print reporting.
Here are the statistics for 2008 in a number of North County San Diego communities. As you can see, things are not always how they are portrayed in media reports when one looks at local markets. (These data are derived from the MLS and are believed … (17 comments)

Buyers in the Carlsbad real estate market who are looking for condos in the $200,000 range will find a number of choices at a large condo complex called Tanglewood, just east of El Camino Real in northeast Carlsbad. With prices that have dropped in the last couple of years, this complex now offers buyers a number of more affordable options.

jeff dowler: Carlsbad Real Estate Market Report - December 2008 - 01/02/09 11:14 AM

The Carlsbad real estate market continues to evolve, and the statistics for December show a number of changes from October. These data do not include any private sales nor manufactured housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.
Media reports speak in general terms, rather than local, so that information may not represent the reality of our local Carlsbad real estate market. Having data from a knowledgeable agent about the local market conditions benefits you as the buyer or seller.
In December 2008 there were 85 homes sold in … (5 comments)

jeff dowler: New Listings Turn Me On! - 12/30/08 03:49 PM
I can get revved up about a number of things. New listings for one. They really turn me on. It doesn't matter if I am the only agent the sellers interviewed before making their choice...I love when that happens...or I was the one selected out of several people interviewed.
I work with both buyers and sellers, so perhaps my perspective is a little different. Maybe not. But new listings get me pumped up and raring to go. I can't wait to get started and tell everyone about the new home.

Being enthusiastic is, of course, important. It … (9 comments)

jeff dowler: Is YOUR Vision Real or Ideal? - 12/30/08 10:55 AM
Listen up, buyers. I have an important question for you.
Is YOUR vision ideal or real?
While this is directed more at those folks buying their first home, since they have no experience at it, it certainly can, and likely does, apply to buyers who have been through the process before but in different times.
We all know that goals are important, whether having to do with your job, your personal life, your financial objectives, or otherwise. The same is true of buying a home.
Certainly the larger goal IS to achieve the dream of owning your own home. Simple enough. … (6 comments)

jeff dowler: A Long Time Ago and Far Far Away... - 12/28/08 12:20 PM
Sounds like the start of a great movie, doesn't it?
Sorry to disappoint, but it's only a bit of history here. Interesting, perhaps.
A package arrived in the mail a week ago from my Mom on the East assortment of Christmas gifts and a brown envelope with some old photos. Seems she had been cleaning out some boxes and going through a ton of photos and sent some along that she thought would be of interest.
I might even be inspired to share some, at least those that are of the non-embarrassing sort. More on that later.
What was of … (18 comments)

jeff dowler: Want to Get Married on the Beach? Some Things to Consider? - 12/28/08 03:48 AM
Getting married on the beach, for some, is a dream, a must-do. We certainly have plenty of beaches here in the Carlsbad area to consider - Ponto, Tamarack, Frazee, South Carlsbad, Grandview, Stone Steps, Beacon's, Moonlight, Swami's, Cardiff State Beach.

I'm not a wedding planner or anything of the sort, but this topic is kinda important right at the moment. My older daughter and her fiancé are planning their wedding for next September (we are thrilled) and getting married on one of our local beaches is a must do. We think it's a great idea.
While it might seem to … (7 comments)

jeff dowler: Are YOU a Friend? Do you Want to Be? Or Are You Unfriendly? - 12/26/08 07:37 PM
We all have special people we refer to as friends - folks we have known for year, our spouses and partners, those people on whom we know we can depend and want to spend time with, and so on. Friends are people we regard with affection and trust, and enjoy socializing with, those who play an important role in our lives in many ways.
Why there even was a well-known and very popular sitcom about Friends, and a number of websites dedicated to this popular series.

The whole notion of what a friend is has taken on a rather different … (41 comments)

Pannikin Coffee and Tea is a popular coffee shop on the Coast Road (Route 101) in the Leucadia area of Encinitas.

If you are considering buying a home in 2009, or perhaps have been working on it but it hasn't happened, you might want to do some planning.
What IS your real estate buying strategy?
Do you HAVE a strategy or are you going to just go about it haphazardly?
Consider the following:
Interest rates are historically low and there are predictions of 4.5%. It's worthwhile checking into what programs you can qualify for and what this means financially for your monthly budget. Be aware that loan qualification requirements remain very tight and a good number … (41 comments)

Finding the right equestrian property can be a challenge in the San Diego area, depending on what size property you are looking for, your budget, and the area you would like to be in.
Having grown up in horse country outside Philadelphia on the Main Line, and participating in equestrian activities for about 10 years (and owning horses myself), I have a pretty good idea of the what it's like to own horse property.
Here are some thoughts on questions you should be asking and issues to be aware of, plus some information on key equestrian real estate areas.

As a buyer or seller in the Cardiff real estate market, having data about the current market conditions will enable you to be an informed decision regarding what to do with regard to buying a home in Cardiff, or selling your Cardiff home.
Because of the type of community that it is, and its small size, the Cardiff real estate market is very localized, and knowing what is going on in the market with regard to inventory and sales is important for making a buying or selling decision

The opening reception for the 2009 Juried Biennial Exhibit at the popular Cannon Art Gallery in Carlsbad was last night (Saturday Dec. 13).

The event was crowded, and Director Karen McGuire, along with the jury of Stephen Hepworth (Curator of the University Art Gallery at UCSD) and Sue Greenwood (Gallery Director of Sue Greenwod Fine Art in Laguna Beach) did a fantastic job of selecting final participants as well as arranging a very eclectic show of art work in a wide range of … (4 comments)
