While the difference may seem subtle, the value and impact of having a consultation is far more significant from a seller's perspective.
 
And it’s a mindset shift for many listing agents.
 
I recently attended the CRS Sellabration in Dallas last week for 2 days of intense education, great networking, meeting new people, and a wonderful ActiveRain meet-up.
 
There were several discussions on listings, and a clear message the focus should be on having a consultation with those who are considering selling a home, and not a presentation.

Oh they differ, certainly, and these expectations may or may not be realistic, but they exist.

Do You Share Your References with Your Buyer or Seller Clients?  
I just landed a new listing where the seller wanted to check on several references, not just look at the testimonials.
 
I have no issue with that, and have a great list of people willing to be references, as well as write reviews about their experience with me online and share testimonials. It has only happened a few times where potential clients actually wanted to chat with a reference or two.

Is Your Listing Presentation a One Step or a Two Step, In the Home or Office?  
As a Carlsbad REALTOR I have always done a one step listing consultation, with perhaps 1 or 2 exceptions.
 
It works for me but I know some agents prefer to do the two step (perhaps the dance, too?).
 
I almost always check out the house and neighborhood before I go through the analysis process so there aren’t any surprises (and I can take a few photos and a neighborhood video) but I like sitting with the sellers to discuss their home, … (33 comments)

Real estate photos for marketing a listing effectively are a huge deal – we all know that, as does the buying public. Sadly, many in our profession appear to be clueless on this issue, or don’t care. There is simply no excuse in my opinion in this age of digital photography for crappy photos, or lack thereof. None!

The Ultimate Pre-Listing Kit for Home Sellers I suppose that sounds arrogant, but I think a strong pre-listing kit for sellers to review before we sit down and have a discussion is a good thing to have.
 
And since many REALTORS don't seem to use one, there is that competitive advantage if you provide one to prospective sellers.

I am meeting with a new potential client today and really looking forward to the opportunity and the challenge.
Here's the 411: 
Lived in the home 50 years (original owner) Never sold a home before (first time seller) Moving from the Left Coast to the Right Coast to be near family Senior (no age discussion here but you can make assumptions from the data)  This is not your typical market proposal, nor am I approaching this like I would with a more typical seller.

Do you prefer to do it once? Or is twice better for you? 
Opinions vary on this, and whether it's once or twice depends on a number of factors. 
Some folks, myself included, prefer to do a one step listing presentation - meeting the sellers and viewing the property, discussing market conditions and pricing, and everything else in one visit. 
Others prefer to visit and inspect the home and meet the sellers on the first go round, then make a second appointment to discuss the market and pricing, the marketing plan, and obtain the listing.
