SOLD 1-Bedroom Condo at Tuscany Place
in San Diego 92115
4860 Rolando Court #3 was a great opportunity for a buyer, or an investor wishing to capitalize on a great location near shopping, dining, services, transportation, major commuting routes (8, 15 and 805 freeways), and San Diego State University. It was no surprise multiple buyers reacted quickly and positively to this primary home turned rental property a few years ago!!
The seller did all the right things to prepare for the market – painting the walls and ceilings to lighten up the unit, cleaning the carpet, adding a new stainless dishwasher, adding new … (13 comments)

listings: Create a Value Proposition that Makes the Phone Ring - 06/18/16 02:00 AM
Melissa's post is a "Must Read" for those who don't have a Value Proposition, or don't know what one is, and why you should have one.
We all know buyers and sellers listen to WIIFM radio (as Melissa says). We need to be able to address that question.
Please drop by Melissa's post and leave a comment there, too!
You go to a listing appointment. You tour the home. You show the fabulous listing presentation that took you hours to make on your iPad, and you review the home values with the clients. Then, you learn that another “neighborhood expert” who is “not … (17 comments)

listings: Lesson Learned – It’s Mine and I Own It! - 06/07/16 01:12 PM
Listing Presentation + Goof = No Listing
Debbie Reynolds challenged us to share a lesson we have learned in our career for the June contest.
For me, like you I imagine, there have been lots of lessons learned. Despite the occasional embarrassment of making a mistake, or not knowing something, learning new things is good, and I expect it will continue.
It’s embarrassing, and not fun, to admit you’ve made a mistake or a goof of some sort, said something you shouldn’t have, or somehow got egg on your face. But it happens, and you learn from these mistakes, hopefully, and move on.
I had … (100 comments)

listings: How to Work an Open House this Spring - 03/05/16 12:54 AM
Regardless of how you might feel about open houses there is plenty of evidence they can work, if done correctly. And of course depending on your local market, the home, and even the goals for having the open house.
Mitchell does a great job here sharing his tips for a successfull open house. Do you think you could benefit from these?
I hope you will stop by his well-deserved feature and comment there, too.
Have a great weekend!

listings: Buyers, Do You Know How Carlsbad Sellers Set Their Listing Price? - 12/11/15 04:33 AM
Buyers, Do You Know How Carlsbad Sellers Set Their Listing Price?
This is not a rhetorical question. In fact, it’s a rather complicated issue.
And just one of the many things you need to know about how to buy a house!
In our market, I suspect many buyers often wonder how sellers come up with their prices.
In some cases, you may be incredulous!
Really, where DID you come up with that dollar amount for your home?
Have you looked at what else is on the Carlsbad market, and what’s sold? This makes no sense!
Frequently I hear from buyers “this home is overpriced.” And sometimes … (18 comments)

Is There Something Wrong with That House
or Are You Making an Assumption?
Everyone makes assumptions from time to time. Sometimes you’re right, sometimes you’re wrong.
Happens in our business all the time. And both buyers and sellers can lose out.
Take pricing for instance…a big one for assumption mishaps.
Sometimes sellers list their home for more than they should. We see it often.
Despite information gleaned from a knowledgeable agent (presumably) based on market data and conditions, they list the home at a price too high for the market anyway, confident it will sell; they assume a buyer will come along, love the home, … (39 comments)

Is the RIGHT Road For YOU to Take?
The following full page ad for Listing Road appeared in our local paper recently. I thought it was pretty brazen.

Really? Are that many agents truly going to pay thousands of dollars to a buyer or seller who accepts their bid for a buyer or seller posting and who may NOT sell or purchase through them, thus forfeiting the money?
The premise, based on selling over 8000 homes (hmm, over 12,000 sell per day, that stat is not all that impressive), is that top agents who put … (10 comments)

Must Text Agent Code on Refrigerator Before Submitting Offer
It’s not unusual in our busy seller’s market with multiple offers on some properties that agents are requesting that NO BLIND OFFERS be made.
In other words, you, the buyer, have to view the property before the offer is made, since agents say it is not unusual for blind offers to back out once they view the home after the offer is accepted by the seller.
I have seen a few listings, often in the case of short sales and REOs, where the buyer and buyer … (9 comments)

listings: Staging Your Offer - 08/17/14 02:33 AM
Staging Your Offer
Yes, it can be done. And probably should, in particular if there are multiple offers and you want your offer, like a home, to show its best.
Perhaps the subtitle should be "Dressed for Success!"
Let’s face it – you want your offer to look great! You’ve made an effort to get pre-approved, have looked at a number of homes, decided on one you really like, and you want it. Bad!
So of course you want your offer accepted, right?!
Granted, the bulk of the responsibility for making the offer look great rests … (104 comments)

1800GotJunk to the Rescue for my Seller
We are close to closing on a quick sale and the seller, who lives out of state, has had to have the house cleaned out.
Some items have been trashed, others donated.
It’s not always easy finding someone to donate items to, and some vendors (e.g., Salvation Army), while they will come pick up things at the property will refuse certain things based on condition, or for other reasons.
Such was the case the other day.
After canceling their previously arranged pick-up, Salvation Army was scheduled to … (18 comments)

What’s in Your Listing Homebook?
One of the marketing ideas I picked up at a CRS class some years ago was about creating a Homebook that is placed at the listing for buyers to peruse. I put mine in a white binder with a photo of the home in front but there are other options depending on preference
The intent is to provide information that buyers will have an interest in about the home, although these days many of them are finding information online even before they go see the property.
There is a wealth of … (13 comments)

Will the Neighbor’s Dogs Kill Your Sale?
A new listing popped up in my alerts for a neighborhood I am watching for a very particular client.
The property is exactly she is looking for in terms of location, price, style (single story), among other features.
I went to preview it immediately (this is not a client I ever take to a home without seeing it first so I can rule in or out).
My first thought, upon arriving at the door, is that the neighbor’s dogs may kill this sale, at least for my client.
There … (170 comments)

My First Listing – The Seller Never Asked, and I Never Told
I still remember my first listing soon after I received my Massachusetts license.
I was a new agent with RE/MAX Destiny in Harvard Square in Cambridge, across the Charles River from Boston and home of 2 world-class universities, MIT and Harvard.
Back then I did a lot of floor time, and with our store-front location on Massachusetts Avenue there were a lot of walk-ins. Floor time WAS profitable and a good learning experience as a new agent.
Several months post-new-license, I was “on the floor” (no, not … (42 comments)

Do You Advertise That Your Listing Is Under Contract?
A house down the street just went into escrow (in your area you might say under contract). Other than knowing because I checked the MLS, the agent made it very clear.
There’s an “In Escrow” sign rider for one thing.
And just to make sure no one is confused, there is a big “Too Late” placard on the sign itself.
From my travels around town, in the majority of cases there is no publicized notice that a home is in escrow.  The choice, I suppose, is either the agent’s, in … (48 comments)
