For me, like you I imagine, there have been lots of lessons learned. Despite the occasional embarrassment of making a mistake, or not knowing something, learning new things is good, and I expect it will continue.

It’s not unusual in our busy seller’s market with multiple offers on some properties that agents are requesting that NO BLIND OFFERS be made.

Perhaps the subtitle should be "Dressed for Success!"
 
Let’s face it – you want your offer to look great! You’ve made an effort to get pre-approved, have looked at a number of homes, decided on one you really like, and you want it. Bad!

A house down the street just went into escrow (in your area you might say under contract). Other than knowing because I checked the MLS, the agent made it very clear.
There’s an “In Escrow” sign rider for one thing.
And just to make sure no one is confused, there is a big “Too Late” placard on the sign itself.
