I Love Our MLS Abbreviations
Finding your way through the abbreviations in our MLS, and no doubt many others, can be a challenge. It’s a good thing many of these are not public – consumers would never figure out what we are talking about.
That’s true in other fields, of course, too.I remember working at a well-known medical center in downtown Boston years ago in a former life - it took a while to get used to the doctors' and nurses' abbrevations, like PRN.

No that’s not a typo. Did you think I meant patio?
We have a new word in our real estate lexicon.
It hasn’t made an appearance in our MLS from what I have seen, but catios are gaining in popularity. I haven’t seen one, yet, either, but the media says they exist.
A catio is essentially an enclosed and covered outdoor playground for cats, allowing indoor cats to be out in the fresh air and protected from predators.

I may be wrong about this, but there are some times when having just 1 photo in the MLS listing may actually be in the client’s best interest.
 
I saw a house almost 3 months ago that had just come on the market. My relocating client from Maryland was very interested because the solo photo…of the front…was very attractive and the home was in an area that she liked. This from an experienced buyer I know who was looking at houses in the Carlsbad area on-line.
 
“They ought to be shot.” (the REALTOR, that is).
 
In this age of inexpensive digital photography, one does have to wonder. We complain about it all the time but the reality remains that many agents either do not know how to take a decent photo, or they simply don’t care, perhaps because they don’t feel it makes a difference.

MLS listings sometimes list items sellers are not leaving with the home at closing.
 
This is useful, and essential, particularly if the non-conveying items might be important to the buyers, or when normally they would be items left behind as standard practice (e.g., fixtures).
 
Better to know up front what things are not going to remain.
 
The issue of what conveys and what does not can often result in disagreements between the parties if not clarified, in writing, in the contract.

Showings are the mainstay of getting a property sold. There aren’t too many buyers who will buy a home sight unseen, although with the Internet that seems to be becoming more common.
 
We often see buyers, in their zeal to get a home, making offers on REOs and short sales without seeing homes, at least initially, to beat out the competition. Where's the Bathroom?  Have you ever looked for a bathroom and been unable to find it? 
I have. No doubt you have as well. 
This happened twice in a row the other day when I was out showing condos to some first time buyers.
No, I didn't need to use the bathroom. 
But I still couldn't find it. 
The MLS listing clearly stated the condo had 3 baths, not 2 and not 2.5. I know coz I pulled out my copy of the listing and it was quite clear.

I say this somewhat tongue-in-cheek since I believe I know the answer according to our MLS.
I suspect it is true in many places.
The market has spawned plenty of opportunistic behavior...attempts to take advantage of buyers, sellers, and other agents, including criminal conduct. The dramatic increase in REOs, and short sales, also seems to have resulted in increasing laziness on the part of some who are presumably called upon to represent their seller clients but apparently do very little in that regard.

The San Diego MLS known as SANDICOR has a new status. 
Up until recently we have dealt with Active, Pending, Sold, Expired, Cancelled and Withdraw - the usual routine. The shifts in the market has resulted in some long-needed changes with regard to short sale, pre-foreclosure and REO listings. The MLS had previously added some additional commentary agents were asked to include so folks would know what was going on with these properties (e.g., was there an accepted offer pending short approval by the lender).

Sorry to disappoint, but it's only a bit of history here. Interesting, perhaps.
A package arrived in the mail a week ago from my Mom on the East coast...an assortment of Christmas gifts and a brown envelope with some old photos. Seems she had been cleaning out some boxes and going through a ton of photos and sent some along that she thought would be of interest.

I thought it might be fun to look at some of the extremes in the San Diego real estate market. I often gasp at some of what I see but looking formally at the wide range of properties throughout our county is not something I normally do. I'm procrastinating.
There really is no point to this except to share how diverse our market is. So here goes.

Here are the MLS statistics I compiled for the month of September for the San Marcos, CA real estate market. (I track monthly data for all the coastal communities I service in San Diego County). A couple of points:
