How I Use My Referral List and How to Get on It!
 
I suspect most of us enjoying giving and receiving referrals in our business. I certainly do.
 
I’ve spent a fair amount of time over the years developing my referral list, tracked in my CRS, so that I can share referrals around the country when the need arises.
 
I like having an up-to-date referral list since I never know when I will need it for a friend or family member, a past client, or a current client moving out of the area.

It happened again, much to my surprise, because it is not all that common in my experience.
 
I called an agent I know in another state about a referral of a client of mine who is house hunting here and has been for some time, but who wants to sell a home sometime in the next 6 months.

Finding a high quality referral is fairly easy to do, if one goes about it property. Sally Cheeseman gives us a terrific outline of things we can do to source a TRUSTWORTHY person to refer our valued clients to, using information and observations one can readily find on ActiveRain, in addition to what is elsewhere on the web.

It happened again.
 
Fortunately it is not something that has happened to me for quite a while, but it happened again.
 
I got beat out by a family member agent for a listing.
 
It started off the way you would want it to. I received a call from a homeowner, a relative of some great clients I sold a home to last year. They had referred me to her and she needed some information before listing her rental property, probably right away.

Closing is the End, Or Is It?  Some think closing is the end of the transaction. 
The buyers have a new home.
The sellers are no longer the homeowners. Everybody gets paid (depending on the transaction).
The deal is done. 
Not so fast. 
On several occasions in the last year I have had calls from clients weeks or months after they purchased a new home, and the call went something like "I bet you thought you were done with us."
