As part of your search to find the perfect agent to help you find a new home when you relocate, here are some things that you might want to look for (Part 1 in this series talked about HOW to find the right agent)
You will need to do some research to find a REALTOR® who matches your needs. Keep in mind what is happening here - you are making a major move from one part of the country to another unfamiliar area. So having someone you can trust and rely on is essential.
WHAT TO LOOK FOR
In your research I recommend looking … (2 comments)

relocation: Are You Relocating to Carlsbad and Need to Find a Great Agent? (Part 1 of 2) - 02/21/07 01:37 AM
Are you relocating here to Carlsbad, or elsewhere, and need to find a great agent to help you? It is well worth the effort to spend time finding someone to help you find a new home in an area you do not know.
I have some thoughts on how to find that person AND what to look for, based on some significant personal moving experience, and having helped a few folks relocate around the country. Let's talk about how to find the right REALTOR®.
HOW TO FIND AN AGENT
1. I think it makes sense to use an agent who is a REALTOR® (a real estate professional who is a … (3 comments)

relocation: Encinitas Ranch - Upscale Encinitas, CA Neighborhood - 02/12/07 02:31 PM
 Encinitas Ranch
An Upscale Encinitas California Neighborhood

Encinitas Ranch is a planned community in the town of Encinitas about 25 miles north of San Diego along the coast, and just south of Carlsbad.

Encinitas Ranch is a fairly new community in an area known as Ecke Ranch (part of the Ranch, a well-known and large poinsettia nursery, the world's largest poinsettia producer), located between the 5 (to the west) and El Camino Real (on the east), La Costa Avenue 1 mile away to the north, and Encinitas Boulevard about ½ mile to the south.

Part of the strong appeal of Encinitas Ranch is a large amount … (3 comments)

relocation: Market Data for JANUARY 2007 - Encinitas, CA - 02/12/07 10:58 AM
Here are the summary statistics from teh MLS for Encinitas for January 2007.
As you review these, please keep in mind that the data are based on only 1 month of information, and a limited number of sales. Thus it is to be expected that the median price, for example, may have shifted a bit, since December data are based on a full year of sales (most of the homes sold were under $1 million; and as you probably know 50% were below $780K which is the median point). The more important thing to keep in mind are the trends as you … (2 comments)

relocation: Carlsbad CA - A Village by the Sea - 02/05/07 10:35 AM
CARLSBAD - VILLAGE BY THE SEA~ Southern California ~

What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 105,000.

HOUSING MARKET
The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one at different times as the economy shift.
Despite these changes,  … (18 comments)

relocation: Market Data for DECEMBER 2006 - Oceanside, CA (92054, 92056, 92057) - 01/29/07 12:29 PM
Here are the summary statistics from the MLS for Oceanside for the month of December 2006.
Most notable was the drop in inventory from the previous month - 18% fewer homes were on the market in December than in November (this was likely due, in part, to the holidays). The prices in Oceanside are remaining pretty stable currently, although attached homes saw a decline from the prior year of 3%, while detached homes rose 1% from 1 year ago.
Oceanside offers a wide range of homes in a variety of price ranges. You can choose to live in a newer home in a gated … (1 comments)

relocation: La Costa - A Great Neighborhood in Carlsbad, CA - 01/23/07 05:08 AM

The La Costa area of Carlsbad (see lifestyle tour of La Costa BELOW), in zip code 92009, is one of the better known residential areas along the North San Diego County coast, and a popular Carlsbad neighborhood.

La Costa began growing in 1965 when several thousand acres of land were purchased and turned into a golf course (now part of the Omni La Costa Resort and Spa), homes were constructed, and the Rancho La Costa Inn was  built for visitors.

The original resort has had several owners and was later renamed La Costa, thus giving the surrounding residential area its name. Formerly a separate … (23 comments)

relocation: So You Are Thinking of Selling Your Home Yourself? (Part 1 of 5) - 11/25/06 10:40 AM
This is the first in a 5-part series on some issues to consider if you are thinking about marketing your home yourself. My intent is NOT to convince you that a REALTOR is the only way to go (even though I believe it is in the consumer's best interest, especially in a buyer's market) but to make you aware of things you should ponder before you make that final decision. Selling yourself CAN work but it does, on average, for less than 20% of those who try (and significantly less in many areas), based on recent surveys.
Asa result, you will also … (5 comments)

relocation: Carlsbad Homes for Sale - Carlsbad Market Data for SEPTEMBER 2006 - 10/25/06 03:51 PM
Here are the data I have summarized from the MLS as of the end of September (as I do for all the coastal communities I service) for the Carlsbad real estate market (all 4 zips). Just a couple of quick notes:
The inventory has dropped off a little from the previous month The number of homes sold has increased as a percentage of total volume There is approximately a 7-month supply of homes (both attached and detached) when looking at the number of sales in the last 6 months as a function of the number of active homes at the end of … (0 comments)

relocation: Carlsbad, CA - My New Home - 10/25/06 12:19 PM
Carlsbad, CA – “Village by the Sea”

Carlsbad is a coastal San Diego community, located about 35 miles north of the city, offering a broad range of housing, activities and scenery for its residents and tourists.

I moved to Carlsbad in 2006 from Boston, and wanted to share why I love living here.

This town of approximately 95,000 has grown dramatically since its incorporation in 1952, when there were 7,000 residents.

Covering about 42 square miles, the town has annexed communities around its original core during its history, the most well-known being La Costa (the area … (10 comments)

relocation: First Time Buyer? Choosing the Right Agent to Help You - 10/04/06 08:45 AM
Here are some suggestions on finding the right REALTOR to help you find your NEW CARLSBAD HOME (or for anywhere you may be moving).
Since you are new to buying a home, having a REALTOR you can trust to help you find your new home, and educate you thoroughly about the process, is critical. You will have lots to worry about and coordinate with your move, and working with an agent who does not understand your issues, nor care, is NOT going to be helpful.
1. I recommend working with an agent who is also a REALTOR,not someone who is not. A … (5 comments)

relocation: Relocation - Helping your REALTOR Help YOU! - 10/04/06 07:13 AM
Here are some suggestions for helping the REALTOR you have chosen in Carlsbad (or wherever you are moving) to effectively aid you in finding the right home, based on my personal relocation experience and from assisting multiple buyers in their moves around the country.
Not only is this one of the largest purchases you will make, but you are moving to a new area you don’t know which adds to the stress. And if this is not a choice (e.g., a corporate transfer) it is probably even more difficult for you and you family.
Once you have chosen the person you … (1 comments)

relocation: Relocation - House Hunting from a Distance - 10/03/06 09:23 AM
Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online. It can be even more stressful when you don't know the area and need to learn as much as possible quickly. The Internet is a great tool for doing this, given the amount of information that is there. And with your Realtor's help you should be able to target your search fairly quickly, once you narrow down the price range (by getting pre-approved) and the communities you are interested in. And if you know the other … (1 comments)

relocation: Tips on Working with Relocating Buyers - 09/15/06 12:28 PM
Here are some suggestions for working with relocating buyers (coming to your area), gleaned from my personal experience relocating a significant distance 4 times (and moving 5 other times) and assisting multiple buyers in moves around the country. Always keep in mind that not only are you helping them with probably the largest purchase of their lives, but they are moving to a new area they probably don’t know which adds to the stress.Hopefully you have moved yourself so you can truly understand what they are experiencing at some level.
Respond right away when you get the referral call (it always … (0 comments)

relocation: Thoughts on Relocation Packages - 09/11/06 09:41 AM
For those of you who might work with people who are relocating, I have posted my thoughts, based on personal and professional experience, on my Relocation A to Z blog.
Relocation can get very complex, and if you have not been involved before this may be helpful to you so you understand the client better. This especially true if you get a referral who is using a Relocation firm - they often have restrictions and you don't want to get burned by helping your client find a home only to later find out there is a HUGE referral fee you weren't aware of, or … (1 comments)

relocation: Some Feedback Needed on my New Blogs - 09/07/06 08:47 AM
I recently started two blogs to enhance my real estate business. I love to write and thought that these blogs would be a good way to use my writing skills, but more importantly a means to assist buyer and seller clients.
The first blog, Fans of Coastal San Diego, is just what the title implies...a collection of information from a personal and professional standpoint to share with clients and prospects in the San Diego, California area, but also to directly assist my clients (and others) who are planning, or considering, a move to the area. I thought it would be fun to collect … (9 comments)
