Here are the summary statistics from teh MLS for Encinitas for January 2007.
As you review these, please keep in mind that the data are based on only 1 month of information, and a limited number of sales. Thus it is to be expected that the median price, for example, may have shifted a bit, since December data are based on a full year of sales (most of the homes sold were under $1 million; and as you probably know 50% were below $780K which is the median point). What an apt name for this charming seaside town located about 35 miles north of San Diego in Southern California. But a sleepy coastal village Carlsbad is not - there is lots going on in this growing community of 105,000.
HOUSING MARKET
The housing market in Carlsbad is pretty robust, although like elsewhere in San Diego's North County, the community has experienced a slowing of appreciation, an increase in inventory from a year ago, and an overall shift from fast-moving seller's market to a more buyer-friendly one at different times as the economy shift.

relocation: Market Data for DECEMBER 2006 - Oceanside, CA (92054, 92056, 92057)

Here are the summary statistics from the MLS for Oceanside for the month of December 2006.
Most notable was the drop in inventory from the previous month - 18% fewer homes were on the market in December than in November (this was likely due, in part, to the holidays). The prices in Oceanside are remaining pretty stable currently, although attached homes saw a decline from the prior year of 3%, while detached homes rose 1% from 1 year ago.

The La Costa area of Carlsbad (see lifestyle tour of La Costa BELOW), in zip code 92009, is one of the better known residential areas along the North San Diego County coast, and a popular Carlsbad neighborhood.
La Costa began growing in 1965 when several thousand acres of land were purchased and turned into a golf course (now part of the Omni La Costa Resort and Spa), homes were constructed, and the Rancho La Costa Inn was built for visitors.

Here are the data I have summarized from the MLS as of the end of September (as I do for all the coastal communities I service) for the Carlsbad real estate market (all 4 zips). Just a couple of quick notes:

Here are some suggestions on finding the right REALTOR to help you find your NEW CARLSBAD HOME (or for anywhere you may be moving).
Since you are new to buying a home, having a REALTOR you can trust to help you find your new home, and educate you thoroughly about the process, is critical. You will have lots to worry about and coordinate with your move, and working with an agent who does not understand your issues, nor care, is NOT going to be helpful.

Here are some suggestions for helping the REALTOR you have chosen in Carlsbad (or wherever you are moving) to effectively aid you in finding the right home, based on my personal relocation experience and from assisting multiple buyers in their moves around the country.

Looking for a home in your new location will be exciting, but challenging, especially if you are not nearby and need to focus only online. It can be even more stressful when you don't know the area and need to learn as much as possible quickly. The Internet is a great tool for doing this, given the amount of information that is there. Here are some suggestions for working with relocating buyers (coming to your area), gleaned from my personal experience relocating a significant distance 4 times (and moving 5 other times) and assisting multiple buyers in moves around the country. Always keep in mind that not only are you helping them with probably the largest purchase of their lives, but they are moving to a new area they probably don’t know which adds to the stress.Hopefully you have moved yourself so you can truly understand what they are experiencing at some level.
