2010 Southern California Homebuyers' Fair is March 13 and 14 in Los Angeles

For the 3rd year in a row, the Southern California Homebuyers Fair will be held in Los Angeles, this year on Saturday and Sunday March 13th and 14th.
This very popular educational fair, started in 2008, is sponsored by the California Association of REALTORS (C.A.R.) and the Los Angeles Times and will be held at the the Los Angeles Convention Center in downtown Los Angeles at 1201 S. Figueroa St., Los Angeles, CA 90015.

Termites are a common problem here in Southern California and a good number of homes have issues that need to be addressed when the home is sold. Banks seems to get kinda squirrelly about lending money on a home that has termite issues. Go figure.
The reality is that having a termite inspection here is as important as having a home inspection (officially called a wood destroying pest inspection) and will likely be mandatory per your lender.
The normal protocol for buyers is to request that the seller:

I always find this question a bit troubling.
Not so much the question itself. Heck, I have asked it myself, and have often wondered when buying various homes I have owned. It's very personal, and it touches a very basic need of people - to feel safe and protected in their homes, without undue fear of the outside world.

Of the San Marcos Restaurants I have enjoyed, the Market St. Café and French Bakery is a winner.
I was introduced to the Market St. Café a year or two ago by good friends, and we had several wonderful meals there...a pleasant surprise given what seems to be a wealth of chain and fast food San Marcos restaurants. Their half price wine night is a real treat and a deal! I took some clients there for lunch and they, too, thoroughly enjoyed the food and the atmosphere on their outdoor patio.

The main purpose of this article is to generate discussion and debate, with advice offered by fellow agents, and a sharing of good, and bad, experiences.
The issue? When does the buyer get to move into the new home?
In general, once escrow has closed, or settlement occurs, the new home owners are given the keys to their new home and can move in. Occupancy is specified clearly in the Offer to Purchase Contact here in California and is part of the negotiation and contract. But there are a number of scenarios that can occur.
