sellers: My Relocation Services for Buyers and Sellers In and Around Carlsbad California - 09/15/13 03:09 PM
My Relocation Services for Buyers and Sellers In and Around Carlsbad California
One of my niche markets, perhaps the most important one, is relocation…helping buyers and sellers who are relocating a distance. Obviously everyone who buys a new home is moving, but I find that there are more complex issues associated with moving a distance, say hundreds of even thousands of mile, into or out of Southern California.

Having made 4 major moves myself, the most recent from Boston to Carlsbad, and also helping my Mom move from PA to SoCal just last month, I know a bit about … (20 comments)

5 Key Things to Do When Working with Out Of State Sellers
I do a lot of work with out of state sellers who are selling their rental properties or family homes. In some case these sellers are trustees of properties where the owner has moved into assisted living or has passed away. I have also worked with a fiduciary.

Working with out of state sellers can be more challenging because they are not local, may be in a different time zone, and are not there to manage day to day issues that arise during the listing and transaction. … (44 comments)

Relocation Tip #1 – Questions for Your Movers
Part of the process of preparing for and planning your relocation is figuring out how to get your “stuff” from Point A to Pont B.

A key component of your relocation is selecting a mover you trust to move your household goods a significant distance. While the cost of moving your possession is important, there are important questions you should ask before making a decision.

You certainly don’t want to just pick a mover but should have at least 2 estimates (if you are moving with a relocation package find … (3 comments)

sellers: What You Should Expect and Receive From Your Carlsbad Listing Agent - 07/13/13 06:31 AM
What You Should Expect and Receive From Your Carlsbad Listing Agent
We all have expectations about the kind of service, and services, we should receive, whether buying a car, shopping for clothes, or selling our homes.

Oh they differ, certainly, and these expectations may or may not be realistic, but they exist.

Selling your Carlsbad home is a huge undertaking, especially if you are a first time seller. Here are some guidelines about what you should expect, and receive, from the person you hire to take on the job of helping to market and sell your home.

sellers: Did Your Home Commit a Faux Pas in Today’s Competitive Market? - 06/23/13 07:53 AM
Did Your Home Commit a Faux Pas in Today’s Competitive Market?
Some homes present themselves beautifully when put on the market to sell. It’s hard to find fault with them and not surprisingly they sell quickly.

Some homes are committing one or more faux pas. And buyers don’t like it.

It’s probably not the home’s fault directly. More than likely it’s the owner who has not taken care of a problem, has allowed something to deteriorate, or just ignored a particular obvious defect.

Perhaps sellers think buyers will not notice. Or they will overlook it, or … (5 comments)

I Love the Excitement of New Listings
I really get excited about new listings. I know I’m not alone.

There is something invigorating about a new contract to sell a property. It starts the creative juices flowing about all the marketing that I get to do to make sure the home is in front of the right people online, both buyers and agents.

Each opportunity is unique, even though most of the sites and the marketing processes I use are similar and streamlined (and outlined in my written marketing plan) so they are easy to follow and … (28 comments)

I’m NOT Suggesting Now is a Good Time to Buy or Sell Just so I can Make a Commission
I think it’s a really good time to buy right now, for many buyers who are qualified to do so. Yes, there are challenges depending on your local market especially if it favors sellers are our does - competing multiple offers, buyers with cash and forgoing appraisals, and decision making to offer or not that must be concluded in hours not days.

I have told a number of sellers that I truly believe now is a great time to sell, … (26 comments)

Relocating with a Relocation Package
More and more companies, with the improving economy and job market, are willing to provide relocation assistance to new employees from out of the area, or employees who are moving from one location to another.

If you are buying and/or selling, it’s critical to pay attention to the details of your relocation package and understand what is and what is not included, since they are often customized by the company and for the level of job.

I specialize in relocations, inbound and outbound, and having worked with a number of relocations (including one … (2 comments)

sellers: Your Family on the Wall – OK with Buyers or Not? - 04/22/13 04:39 PM
Your Family on the Wall – OK with Buyers or Not?
It been commonly accepted that decluttering and depersonalizing a home for selling is a good, if not essential, thing to do. We don’t want to distract potential buyers and want them to be able to envision living in the sellers’ house.

It’s part of the advice most of us, no doubt, give our sellers, and is certainly a component in the staging professional’s repertoire.

But two recent discussions with buyers while out touring makes me wonder how important it is. Or at least if, for some … (124 comments)

Are You Suffering from Withdrawal? I am
I often feel I am suffering from withdrawal when I finish real estate transactions, whether with a buyer or seller.

Perhaps you feel this way too? I’ve actually had a few of you comment to that effect.

We’ve had lots of emails during our time together…hundreds and hundreds of them in fact. And plenty of text messages. Not to mention all the phone conversations to talk about offer strategy, updates (or lack of), questions, repairs requests, status of loans, frustrations around delays, and so much more.

Believe it or … (45 comments)

sellers: Carlsbad Sellers, Are YOU Prepared for Your Home Inspection? - 04/10/13 07:11 AM
Carlsbad Sellers, Are YOU Prepared for Your Home Inspection?
The home inspection is a critical part of the real estate purchase process for the buyer, and one phase that causes a great deal of anxiety for most buyers, and sellers.

While a home inspection is not required, it is highly recommended for buyers of Carlsbad homes, and most elect to make their purchases contingent upon a home inspection. Sellers, you should expect this.

As a Carlsbad seller, the more prepared you are for your home inspection, the easier it will likely be, or there will at least be … (2 comments)

Buyers and Sellers - Get That Escrow Paperwork in on Time
Paying attention to deadline is key in any real estate transaction. Failure to do so can derail the whole thing. It certainly can violate the agreed upon terms and conditions in the contract.

Dealing with paperwork is not a fun part of our real estate transactions but it has to be done. There is plenty of paperwork from escrow, too, that must be completed and returned in a timely manner or problems can arise.

One such document is the Statement of Information. No doubt there are similar … (5 comments)

sellers: Tenting for Termites in Carlsbad California - 03/14/13 01:27 AM
Tenting for Termites in Carlsbad California
Termites are common in Carlsbad and other Southern California communities. Ask any recent buyer or seller who has gone through the process of having their home inspected and finding that there were, in fact, termites. I am not a licensed wood destroying pest inspector but I have learned a few things along the way but for the details and questions, check with a licensed California vendor.

I’ve been told, when I asked, by several termite companies that 9 out or 10 homes in our area have termite issues.

Of course, that’s … (13 comments)

Carlsbad Sellers, Here’s Why You Should Be Reading Market Reports
Knowledge is power, and having current knowledge of the current Carlsbad local market conditions, along with your REALTOR’S expertise and understanding of what these conditions mean for your particular situatin, will enable you to best position your home for sale effectively in today’s market.

Bear in mind the media does not report market data specific to an area. Indeed, many reports are regional, at best, but more often statewide or national. This has no bearing on your local market.

Similarly, media reporting on housing is generally based on … (23 comments)

sellers: Sellers, Getting Prepared for an Offer - 01/25/13 08:23 AM
Sellers, Getting Prepared for an Offer
Getting the offer on your home is a most welcome first step in what, hopefully, becomes a successful transaction. After all, that’s what you have been getting prepared for, and without it no progress toward your goal can be made.

So how do you really get prepared for that offer? It’s not just about sitting and waiting but being armed and ready to review it and respond accordingly.

The REALTOR you hired to sell your home plays a key role in your preparation for the offer and responding as appropriate.

The Question is Not What Does it Cost, But What is it Worth?!
We enjoyed a couple relaxing days in the California desert for New Year’s. And on New Year’s Day, in addition to the Rose Bowl Parade I watched a older movie, “You Have Mail” (remember AOL??) with Tom Hanks (a fave actor of mine) and Meg Ryan.

Whether you remember it or not, one of the lines in the movie that really caught my attention…and I am paraphrasing, although I think I am close…was “the question is not what does it cost, but what is it worth?!”

Carlsbad Sellers   What You Should Expect and Get from the Listing Agent You Hire
Carlsbad sellers no doubt have certain expectations about the services, and service, they will get from the real estate professional they hire to market and sell their house.

Notice I said house! Once you decide to sell think in terms of a product to be marketed, and not about selling a home. You are moving to a new place to make a new home, just as a buyer who purchases your property will.

So what do you expect? Or more accurately, what should … (19 comments)

Carlsbad Sellers, Oh By The Way We ARE Selling Your House, Too!
This is, perhaps, a slight round-a-bout way of talking about selling your Carlsbad home.

For many, if not most, buyers, the neighborhood is key.

It will depend in some cases on their budget, but buyers are looking for a neighborhood that meets their lifestyle needs and wants – schools, amenities, proximity to shopping, dining, recreational activities, the beaches (here in SoCal), services, major commuting routes, and more.

There actually may be a number of homes that may fit their needs (price, size, bedrooms), … (1 comments)

sellers: Carlsbad Sellers, Why You Need to See the Competition When Selling Your Carlsbad CA Home - 12/04/12 12:11 PM
Sellers, Why You Need to See the Competition
There’s much to consider when you are planning to sell your home, particularly in today’s competitive market.

Some things you can impact…condition, clutter, positioning in the marketplace, availability…others you cannot (e.g., view, noise, location).

Understanding the local market conditions is essential so you can, with your REALTOR, determine how to position your home in the market to sell quickly and for the best price.

Information such as past recent sales of homes similar to yours, the available inventory, the length of time homes are taking to sell, price … (15 comments)
