southern california relocation dude: Do You Know What Your Buyers and Sellers Know? - 08/06/15 08:11 AM
Do You Know What Your Buyers and Sellers Know?

This is not a rhetorical question.

Nor is it about testing you to see if you have more real estate knowledge than your clients do. Presumably your experience and training provide that, although there may be exceptions.

It is being aware of what your buyers and sellers are doing online – what they are searching for, where they are searching, and what information they are finding.

There are a plethora of websites out there providing information to consumers about everything real estate. And no lack of major sites for searching for homes for sale (e.g., Realtor, Zillow, … (111 comments)

southern california relocation dude: What’s My Cardiff-by-the-Sea Home Worth? Market Report for July 2015 - 08/05/15 01:12 AM
What’s My Cardiff-by-the-Sea Home Worth?
Real Estate Market Report July 2015

Buyers and sellers in the Cardiff real estate market need information about local and current market conditions in order to make informed decisions about Cardiff homes for sale.

The Cardiff-by-the-Sea housing market is small and very localized, and finding comparables for determining price for either a listing or a purchase can be tricky due to limited inventory, the diversity of Cardiff properties for sale, and market fluctuations.

Artistic Crosswalks in Solana Beach CA

You can find artistry in all sorts of places if you just watch for it. Some of it can be surprising and a bit out of the ordinary.

I noticed these artsy crosswalks in the Cedros Avenue Design District in Solana Beach when we were in the area to take in art show, Lindu and Friends, at the David Alan Collection.

They certainly catch your attention and perhaps are more obviously to motorists, in addition to being raised about road level. Given the location in this artistic part of town, it's not surprising.

What Happened in the Carlsbad Real Estate Market?
Carlsbad Home Sales for June 2015

The Carlsbad real estate market continues to change, and the statistics for July show several shifts from last month. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

Media reports speak in general terms, and not about the local Carlsbad housing market, especially one that is shifting as ours is. Current data, and knowledge, about the local market conditions benefits you as a buyer or seller so you can make informed purchase … (4 comments)

southern california relocation dude: Entry Level Pricing in Coastal/North San Diego County – Attached Homes - 08/01/15 08:58 AM
Entry Level Pricing in Coastal & North San Diego County
Attached Homes

Buyers are often surprised at the cost of housing in our area, especially in certain communities. The San Diego area has a rep for some of the most expensive housing in the country, although behind LA and San Francisco. Even with the down turn and subsequent recovery in process prices are still up there.

Many buyers are not able to afford the average or even least expensive single family home in some communities and so they must settle for an attached home – twin homes (called duplexes in some other parts of … (4 comments)

A Day off Work in Santa Monica CA

One of the things I like about being in Carlsbad is the close proximity to things we enjoy doing, like visiting Los Angeles (dining, the grandkids, art).

We took some rare time off and went to Santa Monica last Friday, returning Sunday afternoon (for a client walk-through!).

We stayed a few blocks from the beach and Saturday morning took off for our habitual walk, this time to the Santa Monica beach down Pico Boulevard past Cha Cha Chicken.

There was nothing on the agenda other than taking the whole afternoon to visit with our grandkids, daughter … (18 comments)

Entry Level Pricing in Coastal and North San Diego County Communities
Single Family Detached Homes

Buyers are often surprised at the cost of our housing, especially in some communities.

We do have a reputation for having some of the most expensive housing markets in the country, and even with the down turn and subsequent recovery in process prices are still up there.

Buyers often ask…what can I get for $X in a certain community, or what are the starting prices in X community?

What’s my Solana Beach Home Worth?
What Happened in the Solana Beach Real Estate Market in June 2015?

Solana Beach is an affluent coastal town south of Encinitas and Cardiff, and one of the more expensive coastal communities in the North San Diego County area.

As a buyer or seller in the Solana Beach real estate market, understanding recent trends and current market conditions is essential so you can make informed decisions about Solana Beach Homes for Sale; media reports focus on general market statistics and do not provide you with an accurate picture of the local Solana Beach housing market.

Carlsbad Art in the Village 2015 will be August 9th in Carlsbad Village

Carlsbad’s outdoor 1-day fairs are legend, and always popular.  The 2015 annual Carlsbad Art in the Village will be August 9th in downtown Carlsbad Village along State Street and Grand Avenue.

The Annual Carlsbad Art in the Village is a very popular art event, and the 17th annual should be no exception, with numerous works of art from more than 100 local and regional arts and crafts artists.

The breadth and depth of the artistic offerings is always impressive – fine art, classical and contemporary sculpture, jewelry, ceramics, clothing, paintings … (4 comments)

southern california relocation dude: What’s in YOUR Proof of Funds? - 07/28/15 04:33 AM
What’s in YOUR Proof of Funds?

It’s common these days, at least in our area, for a seller and listing agent to require proof of funds, or POF as it’s more commonly seen in listings, from buyers with an offer, in particular for cash transactions.

I like to see a POF with all cash offers, and have my cash buyers submit one with their offer (account numbers blanked out). I like to see a POF for offers with loans, too, or have the lender call to verify that the buyer has the funds. It can be particularly important in a multiple offer situation.

A Bottle of Wine or Windows for the House?

We were in Santa Monica over the weekend to try and take some time off, treat ourselves, and visit the grandkids.

Dinner Friday night was at a long-standing and highly recommended Italian restaurant, Valentino, in Santa Monica.

Dinner was wonderful – excellent food, terrific attentive service, and probably the most amazing wine list I’ve ever encountered.

Valentino is known for their wine list, and has been recognized by the Wine Spectator for years as a result. Indeed, there are around 1200 different wines from Italy (naturally!), France, the US and other countries, and reportedly about … (32 comments)

5 Reasons for Using Checklists in Your Business

I love a good checklist, don’t you? I’m not obsessive about them as I know some people are, but I use lists often, personally and in my business. More and more all the time.

In terms of my real estate business I have created multiple checklists (about 20) for:
Buyers (before and during the transaction)
Sellers (before and during the transaction)
Starting a new listing
The transaction once we are under contract
Relocation

Checklists are helpful for the things that I, or clients, do or should do, over and over.

For example, I have a 4-page checklist for all the tasks … (26 comments)

Operation Report Card in Carlsbad to Help Reduce Thefts this Summer

Summer is a time in Carlsbad when thefts from vehicles tends to increase fairly dramatically.

Not only are there more cars parked along the beaches, side streets, at parks and in recreation area, but many people leave their valuables - cameras, wallets - in those vehicles, making break-ins more likely.

Carlsbad has implemented Operation Report Card to help reduce thefts from vehicles, but also to educate consumers about the ways in which they can minimize the likelihood their cars might be broken in to.

southern california relocation dude: Should I have a Fire Sprinkler Inspection in my Carlsbad House? - 07/22/15 10:15 AM
Should I have a Fire Sprinkler Inspection in my Carlsbad House?

For many years fire sprinklers were only required in office builders. Recent legislation here in California means that automatic residential fire sprinklers are now required in all new town homes and one and two-family houses, effective on January 1, 2011. You can read more about this legislation on fire sprinklers here.

An important question, then, is, should I have a fire sprinkler inspection when purchasing a resale home that has a automatic fire sprinkler system?

I recently sold a home in a nearby community that was less than 2 years old. Along with … (15 comments)
