Extraordinary Oceanfront Homes in North San Diego County for Sale

I suspect many people dream of owning an oceanfront home. Fewer actually do, given today’s costs

For those in the know, certain streets immediately bring to mind oceanfront living with fabulous views, ocean breezes, and the sounds of crashing surf. [NOTE - photos are NOT of views from the homes noted below but are simply intended as representative]

In Carlsbad, it’s Ocean Street, Tierra Del Oro, a small part of Carlsbad Boulevard, and Shore Drive. Encinitas offers, among several streets, Neptune Avenue atop the bluff overlooking the beach and Ocean.

Questions Buyers Ask About Homes Before, During and After Inspections

Buying a house is a daunting task. Not only is the process a complex one, filled with twist and turns, anxiety and excitement, but there’s a ton of stuff to know about owning a home itself and how to maintain it.

During the search process buyers often ask about things they notice in a home, or that their agent tells them about. They may be HGTV junkies, or perhaps have friends or family members who have shared stories about issues that they’ve had with their properties. Popcorn ceilings, cracks or stains in the … (25 comments)

What’s my Escondido Home Worth?
Escondido Real Estate Market in June 2015

Escondido is an inland community, about 17 miles from the coast just east of San Marcos. Like its neighbors, San Marcos, Vista and Oceanside, Escondidos’ real estate market has shifted in the last couple of years in a much more positive direction following the downturn.

As a buyer or seller in the housing market in Escondido, understanding recent trends and current market conditions is essential so you can make informed decisions about buying and selling Escondido homes; media reports focus on general market conditions and do not provide an accurate picture … (0 comments)

southern california relocation dude: I Like Home Inspections In or After the Rain - 07/19/15 04:08 AM
I Like Home Inspections In or After the Rain

Yesterday we had plenty of rain. What a blessing for drought-parched Southern California. Indeed, it was a real thunderstorm with wind, lighting, thunder and periodic heavy rain. Such a rareity for us, and even more so in July. In fact this storm made July the wettest month ever, with an average of 1 inch of rain around the county.

Which leads me to the theme of this post...that is, reasons to like home inspections in or right after the rain.

I do my own visual inspection as an agent, which is required here, while the … (17 comments)

You Might Think I’m a Nag, But I’m Just Doing my Job

A real estate transaction is a complex thing.  There are a multitude of tasks to be accomplished, continual follow-up to be done, questions to be asked and/or answered, documents to be reviewed and signed then sent to the right people such as the lender or escrow company, deadlines to meet, problems to solve, and so much more.

There are times it’s necessary to remind people about doing things to stay on track, provide information or documentation, or meet certain deadlines.

Sometimes you have to ask more than once. Paperwork doesn’t get … (23 comments)

Construction on the Quarry Creek Development in Carlsbad has Begun
July ‘15 Update

The construction on the new Quarry Creek development in Carlsbad near Calavera Hills began in earnest this past week.

Picture these hills covered with grass and brush…what a change in just a few days. Here’s a video of the area taken just a few weeks ago before this all started.

Neighbors on the north side of the small community I live in now have to contend with significant construction noise…on a recent morning, already well in progress at 7:20 am on our walk… that will likely last for months.

At the Edge of the Continent on a Summer's Day in Carlsbad CA

I was out running errands and took the coast road north to the Village to stop for dinner at our favorite fish market. The drive along the coast was spectatular today, with great ocean breezes, temps in the mid 70s and not a cloud to be soon (other than inland).

I stopped by Terramar Beach to snap a few photos of this very striking coastline in Carlsbad.

I always marvel at the beauty at this western edge of the continent. Imagine living here!!

The La Jolla real estate market is one of the most expensive in San Diego County. A virtual visit to La Jolla (see links below), or better yet in real life, will quickly give you a good sense of why this is so.

Having current, local information about La Jolla homes for sale is essential so you can make informed decisions about buying or selling a home in La Jolla. Despite the shift in prices, La Jolla remains an expensive housing market, particularly for ocean view and ocean front homes.

Congratulations to the sellers of 824 Almond Road on the sale of their beautiful 2004 3-bedroom 3-bath townhome in the gated community of Coronado Ranch just a few minutes from the California State University San Marcos campus.

The sellers did a bang-up job getting this home ready to show in very short order. They staged it…on their own… and we hit the market with great anticipation.

Buyers and sellers in the Cardiff real estate market need information about local and current market conditions in order to make informed decisions about Cardiff homes for sale.

The Cardiff-by-the-Sea housing market is small and very localized, and finding comparables for determining price for either a listing or a purchase can be tricky due to limited inventory, the diversity of Cardiff properties for sale, and market fluctuations.

Million Dollar Tract Homes? Really?!

I often get a request from buyers wanting to live in subdivisions or planned communities here in Carlsbad and surrounding areas.

But I also get specific requests to not be in tract housing.

Tract homes here in our area, and no doubt elsewhere, typically consist of a collection of 3 -5 different floor plans built by one or more builders depending on the size of the community which consists of a single tract of land subdivided into individual lots.

People sometimes refer to these homes as "cookie cutter" because so often they all appear the same. And while … (37 comments)
