The question of whether to stage your property or not is an important consideration in today's market, even when the market favors sellers.
It becomes an even more important question when the home is vacant, especially when the floor plan may be difficult for buyers to visualize living in - where do you put certain pieces of furniture in a very long and narrow room, for example?

vacant homes: An Empty Home May Kill The Insurance On It

Did you know that in some cases an insurance policy may not cover damage or other issues in a home that has been vacant for a period of time (it might be 30 or 60 days). If you are selling a vacant home you'd better check on the policy requirements with your carrier or in your policy. Wouldn't you hate for there to be a flood or vandalism and find out the policy will not cover it? Sellers may not realize that if their home is vacant for 30 or 60 days that there may be a clause in their home … (22 comments)
