Georgia's Lake Country* market continued its five year rebound in 2017, with just over 1600 sales generating $479 million in volume - that's an increase of 26% in volume and 7% in units over 2016 - and more than 125% in units and volume compared to 2012! Five straight years of steady double digit increases have brought the market volume beyond 2004-2006 levels. Lakefront home sales soared, there were 191 single family homes sold last year, a big jump from the 163 sold last year. Georgia's Lake Country* market continued to rebound in 2016, with just under 1500 sales generating $383 million in volume - that's an increase of 15.9% in volume and 16% in units over 2015 - and 125% in units and volume over 2012! Five straight years of steady double digit increases have brought the market volume back to 2004-2006 levels.

Yesterday was a banner day – closed two beautiful lakefront lots.
I’ve been keeping track of lakefront property sales by quarter for more than a decade – so it was easy to put my sales in perspective. Through Sept end, there have been 64 private lakefront lots sold on Lake Oconee – more than any full year since 2006. How’s the market at Lake Oconee? Lakefront home sales are UP! After bottoming out at 55 sales in 2009, we’ve already sold 133 this year, and will likely triple the 2009 sales rate by year end. Lake Oconee continues to be pricey – the average sold price for a lakefront home is above $650,000. With 189 lakefront homes currently on the market, it continues to be a buyers market in most categories. How's the market for Lake Oconee homes and lots? Improving nicely, according to statistics compiled by the Lake Country MLS. Through September, we've closed 108 private lakefront homes - about as many as in all of 2013. The average sold price is a robust $658K, an increase of 3% compared to last year. Price pressure is still on sellers, especially in the higher priced homes. There are currently 231 private lakefront homes on the market, and with an average asking price of $894K you can see that its definitely a buyers market at the higher price points. Lake Oconee home sales continue to climb in 2011, according to statistics compiled by the Lake Country Board of Realtors MLS. When I dubbed 2010 a "rebound year" in my 2010 report of private lakefront sales on Lake Oconee, I had no way of knowing that the trend would continue into 2011, of course. Lets let the numbers do the talking: 89 homes sold in 2011 - a whopping 29% increase compared to 2010, and a 62% gain over 2009.
