fha home mortgages: FHA mortgage & Conventional mortgage TIPS.... buyers beware !!!! - 03/13/08 07:54 AM

May your loan be a FHA mortgage or a Conventional mortgage, I am finding many loan officers not prepping their clients with knowledge. I have been in the mortgage industry for over 15 1/2 years now and for some reason it seems like it has been sloppier on the loan officers side of things when speaking to the consumer.
CONSUMER ..... please pay attention to some of my concerns, it might save you headaches and heartache in the future.
# 1 concern...... When you are pre-qualified or approved by a lender, don't go out and buy anything new. The loan … (13 comments)

fha home mortgages: Mortgage 101 - FHA and Conventional Mortgages - The Basics - 03/10/08 02:28 PM

Welcome class..... After reading many blogs and advertising on the internet that talk about "best rates", "no closing costs", "little closing costs", "7 day closings", "hard to close loans", etc, etc..., I decided to give a brief and basic list of what you should be asking. These are also things that I hear from the average consumer on a weekly basis.

No matter if you are applying for a FHA mortgage or a Conventional mortgage, all basic questions should be the same. Don't let anyone tell you differently or confuse you. No matter how you came across this particular … (7 comments)

fha home mortgages: The Life of Jeff Belonger -- Who is the guy behind the numbers ???? - 03/08/08 08:53 AM

Wow.... so much going through my mind as I begin to write this. What is making me jump out the plane without a chute, knowing that I will allow anyone to read this?  Because blogging can be therapeutic in so many ways. I love to share and most of all, I love when people get to know the true me, especially my clients. Besides, I think this will truly fit the word transparency.
Most of my stuff has been about mortgages. It can get old and mortgage blogs can be boring. So I needed a change of pace and … (32 comments)

fha home mortgages: Nehemiah - AmeriDream -- The Down Payment Programs live on...!!!!!! - 03/07/08 03:41 AM

With yesterdays news that the new FHA loan limits were increased, and that Judge Lawrence K. Karlton upheld Nehemiah's motion against all down payment assistance programs to be banned, it's been a very good week in the mortgage industry.
Here is part of the letter from Scott Syphax (President & CEO of Nehemiah) who states:
Judge Lawrence K Karlton of the United States District Court for the Eastern District of California upheld Nehemiah's motion for summary judgment. The Court Clerk's Office is directed to enter judgment and close the case.
To be clear, the U.S. Department of Housing … (28 comments)

fha home mortgages: FHA loan limits -- The New Increases -- It's official !!!!!! - 03/06/08 03:10 AM

Well, it's finally here. The new FHA loan limits are officially out, that they have been changed. This will definitely open up the doors to new purchase deals, because the credit guidelines are more relaxed than conventional mortgages. Especially with Fannie Mae and Freddie Mac coming out with new appraisal guidelines in regards to ordering appraisals. Also, on a conventional mortgage, if you have less than a 680 credit score, you are penalized.

Overall, I could be describing more than 8 reasons why FHA mortgages are that much better, no matter how you look at things. Unless you are putting … (26 comments)

fha home mortgages: Buying a home FHA or Conventionally, it should all be fun...... - 03/05/08 02:01 PM

Shouldn't buying a home be fun, not as stressful as some make it out to be. And I am not here to point the finger, but the major of complaints have come against the loan officer or lenders. As business has slowed down, I thought the bait & switching, the lying, and just outright misleading the consumer would have not be taking place as much as in previous years. But I am hearing more and more stories now than ever. My thoughts? So many are trying to hang onto a pay check. Some are not … (9 comments)

FHA mortgages, why are they still not talked about as much as they should be?
Many mortgage companies are not FHA approved. Many loan officers do not truly understand the difference between FHA mortgages and Conventional mortgages. So, with that said, let's check out why many times, FHA financing is better than conventional financing.....

fha home mortgages: Good Faith Estimates - FHA or Conventional - You need to pay attention to this !!!! - 02/29/08 07:10 AM

Good Faith Estimates......
When you shop for a mortgage, does your loan officer give you a copy of the good faith estimate?  Do they even give you this good faith estimate form when you apply for your mortgage?
I only bring this up because I just spoke to my 5th client in as little as 45 days that applied with a lender previously who never gave them a good faith estimate.  This is 110% unacceptable from any standards within the mortgage industry. Ask any professional loan officer that is ethical and on top of their game per se, and they … (11 comments)

fha home mortgages: Nehemiah - Ameridream - FHA financing....what does it all mean? - 02/26/08 03:43 PM

Nehemiah, AmeriDream, and any other down payment assistance program(s) could be ending by the end of March. March 28th to be exact. Does this mean time is running out? It certainly looks like it. If you are in the process with a lender now, you better be on top of them, that they have your loan approved.  Better yet, make sure that they have your money registered with the Nehemiah program or the AmeriDream program.
