real estate: Is Real Estate like a Sport? - 03/19/11 03:05 AM

Have you ever thought being in real estate is like a sport?
With so many sports to chose from, which do you feel real estate reflects the most?  Do you consider what you do at times as a team sport?  Working as an individual? Always being pushed by your next competitor? Looking over your shoulder? Trying to be the best that you can be?
How about Golf, since it's not generally a team sport and one needs individual skill. Basketball, since it's a team sport. Tag team wrestling, so you are always tagging each other to help … (14 comments)

real estate: Are we living in a new era of nuts and bolts? - 12/28/09 02:58 AM

Does our government just have nuts and bolts for brains? Can one be so blind to the issues at hand in regards to our economic status, to how much further we are falling into debt, yet they keep announcing rays of hope?
Let me pose a question to everyone. What has happened to common sense and logic? Is common sense not so common anymore?
Before I get into the gist of my gripe, frustration, and fear... yes, FEAR... Whenever I always debate a situation, a fact, or an issue, I always try my hardest to look at … (49 comments)

real estate: Are referral partners like sports fans? - 09/07/09 04:18 AM

…… 1 - 2 - 3    you struck out
How many of you are sports fans? Or just that you understand how it works sometimes. And that's when you rave about your team or a specific player. Yet something happens or that person goes into a slump.  Now you drop them like a sack of potatoes.
Well, in the real estate world of things, this seems to happen more than we would like at times. People can tend to be creatures of habit. When the tough get going, they go.... but wait, is it really even that bad? … (12 comments)

real estate: Do you answer questions outside of your expertise or market area? - 08/30/09 11:45 PM

Do you think you are helping the situation, but actually hurting the situation by answering a question??
I am sure many of us want to help answer a question, giving our honest opinion and such. Hoping that it could give some good insight to helping that person with their question. But how many times could this actually turn against the person seeking help, answers, and some guidance?
I bring this up, because I signed up for Trulia questions a few months ago, and I see so many realtors answering questions that should be handled by a professional loan officer.  … (74 comments)

real estate: I feel lifeless!!! Are you paid your worth? - 06/07/09 12:15 PM

Do you put 110% into your clients, yet you don't feel appreciated at times? Do you get beat up in this business?  Do you feel like you spin your wheels, especially in today's market place? Overall, does your pain show, even when you think you have your happy face on?
Well, in the last 2 weeks, this has all happened to me one way or another.  This post is not to brag about my ethics, how I treat clients, and that I feel that I am better than most when it comes to mortgages. But more so a form of … (31 comments)

real estate: A Letter to a consumer - Borrower BEWARE !!!! - 05/05/09 04:00 PM

Dear Borrower,
As most of us know, most of us in any business are here to make a profit, to make a living. There will be some that will try to make more on you and there will be many that will give you a very good to fair deal, depending on how you define these terms. But I don't know too many individuals that will do something for free, not unless things fall apart at the end and that person just wants to help you out. Yes, referrals also mean a lot to many of us.

real estate: LARGE COMPANY vs small company - The pros & cons in today's real estate business - 04/29/09 03:37 PM

Are we larger than life just because we work for a large company or a well recognized name in the industry? Examples of this would be Wells Fargo, Bank of America, RE/MAX, or Keller Williams.
You as a consumer, when shopping for that realtor or loan officer, do you first search for that large name? A company that is recognized on tv, in the paper, or by word of mouth from friends and co-workers?
Do you think that you will get the best deal by going to a large company?  Or is it security, in fear of the company going bankrupt, so … (57 comments)

real estate: USDA Loans & FHA Loans - Be very careful of deceptive web sites - 04/26/09 05:14 PM

of web sites when searching for information. Who or what you think is behind a specific site might not be what you think.  Just as the picture, 'who is the man behind the mask'. Just as in mortgage web sites, are you dealing with the government such as HUD or USDA, or lenders and lead generators pretending to be someone else.
What leads me to this blog is because someone left a comment on one of my USDA loan blogs and left a link to a web site. It was one of theirs that makes it appear as a … (29 comments)

real estate: FHA loans that are FHA assumable - Creative thinking - 04/17/09 04:51 AM

In today's market, you always need an edge, possibly that upper hand on information that others don't know about. John MacArthur wrote this blog the other day, Overlooking the Obvious? , which gave you a good idea when helping a seller market their home. And it was based on the simple knowledge that if you as the seller, currently have an FHA loan. Why can this be important to those buying your home? Two reasons :
1. If you are underwater on your home, that is upside on your home, it could be a good way to walk away … (14 comments)

real estate: To be or not to be an EXPERT, that is the question - Such as an FHA Expert - 04/15/09 08:16 AM
UPDATE : 4/16/09 @ 12:59 pm - I just wanted to add this because of a few comments about the term "Expert".  In my opinion, an Expert doesn't know everything... I would find that almost impossible, about any expert in any industry. But to me, it would be someone that knows more than 85% to 90% of that industry or that topic. One that is on top of their game, on top of the industry changes, can explain things well, and... a biggie here... if they don't know something, they don't give a questionable answer until they have the correct … (46 comments)

real estate: FHA / HUD sets standards for Mortgagee Monitoring - 04/09/09 06:43 AM

For many that don’t know, FHA was created by the National Housing Act of 1934. What people need to understand is that FHA doesn’t make the loans, but that they insure the mortgages for the lenders sake.  The investors/lenders are the entities that make loans to borrowers. HUD, which stands for U.S. Department of Housing and Urban Development, is a government agency that was started in 1965 to help homeowners achieve that American Dream. They help borrowers with HUD approved programs, approves lenders to be FHA approved, and helps borrowers utilize the programs and guidelines set forth for FHA loans. Again, FHA is does … (32 comments)

real estate: How to stimulate the enconomy - The non-common sense way..... - 03/27/09 05:50 AM
Okay, when is the government when are we spending the next hundred billion? Maybe the next trillion.  If anyone is a true money geek, they will see that the major spending on mortgage backed securities has lowered interest rates and kept them low. But..... they have gone up since last week, at least by 3/4 of a point. My point on this, is that mortgage interest rates are still very low. Anything in the 5's should be very good, compared to the 6's that we had in 2008.
What about the other spending that has taken place in 2009?  What … (9 comments)

real estate: Are mortgage interest rates playing tricks on your mind??? - 03/26/09 05:03 AM

Can lower mortgage interest rates play tricks on your mind? Does it help when the government advertises that they want to lower the interest rates to the low 4's? Are you sitting on the fence, waiting for these promises to happen?
Here is a great example of how you might do yourself some wrong, just because one interest rate sounded better than the other.....
I was referred a client last week who wanted to do a zero point refinance, because he will only be in the house for 3 years at the most. He was originally getting … (20 comments)

real estate: I would like to interview Mr. Bernanke because I am scared!!! - 03/16/09 11:39 PM

Mr. Ben Bernanke is considered the 4th most powerful man in the world in the banking sector and can at times operate independent of the President of the United States.
Not sure if you watched the 60 minutes interview of Ben Bernanke. I was impressed because he seems down to earth, humble, and caring about Main Street USA. - Mr. Bernanke grew up in Dillon, a small town in South Carolina.  He remembers the culture of Dillon and applies it to his decisions.  In the interview, they talked about his childhood home that was bought by another … (63 comments)

real estate: Do your Guarantee your GUARANTEE??? - 03/09/09 02:19 AM
How many of you make guarantees and or promises? We are all human and I think this is easy to do, because we just want our client or potential client to feel at ease. We want them to feel comfortable and in a tough situation, we want them not to worry. But how many out there, when it comes to mortgages and real estate, actually throw the word guarantee around to get people through their doors. Hoping by using such words guarantee or I promise, that it will solidify the deal.
A few months ago, there was a loan officer … (17 comments)

real estate: Advertisements - Is the grass greener on the other side? - 03/06/09 05:41 AM
How many times do we see advertisements that seem too good to be true. How about the small print that you don't pay attention too. How about the sales person that is more worried about telling you what you want to hear, rather than what they should be telling you. This happens more times than one would think when it comes to mortgages and real estate.
Hint : Just because it says sale or one puts an awesome rate and no fees on your good faith estimate, doesn't mean that this is the gospel according to the truth. Or … (16 comments)

real estate: I want that same deal that my friend got !!!! - 03/01/09 11:36 PM

Don't we all, want that best deal...  My first several transactions in my second year in 1993 in the mortgage industry were interesting ones at that. I still can remember a Veteran that wanted a VA loan, yet I had to try to put him into a FHA loan because of his credit. And then that became a problem because he wanted the same deal that his neighbor was getting, who was also getting a FHA loan, but I told him that he had too wait 6 months or so. And back then, credit scores didn't even exist. … (79 comments)
