Just take 287 S towards Purcellville, to 9 W towards Hillsboro. Then turn right on Harper's Ferry Rd which will take you to and through Neersville to WV.  I've been working with buyers lately looking for large tracts of land. When you're looking to buy land, you shouldn't rush, especially if you're planning on some type of subdividing. I have learned several years ago that many buyers don't understand, or are afraid of buying a lot and building a new home. Many times they just don't know all that is involved and are afraid of cost over runs. Time is also a factor. In fact, I know someone that did a walk-thru recently in Winchester. The house was suppose to be finished a year ago. The walk-thru revealed several problems including major leaks in plumbing, and poor plumbing work.  I got a call a few days ago from a buyer who had $750,000.00 to spend on buying a lot and having a new home built. Actually, it was his builder that called me because he knew I was working on developing some new lots. He claimed they couldn't find a lot in Loudoun, Lovettsville, or Purcellville. On a project where I subdivided land for a client, and have a lot under contract, the buyer asked me today about an item on the " Site and Soil Evaluation Report". Item #7, Perculation test Performed, there are 2 boxes to check, one for Yes, and one for No. " No" is checked. Many people don't understand that a " perc" test is just one step in the process of getting an approved drain field. I get potential buyers and even agents coming up with values of what they think this lot or that lot is worth after they did some figuring of prices per acre based on other land sales. ( Comps). It's so comical to hear their reasoning it's sometimes hard to resist just hanging up the phone on them. They will be looking at a 3.7 acre lot, and then mention they saw a nearby 12 acre lot that sold for $210,000.00. So they divide 12 into $210,000.00 and come up with $17,500.00 per acre. I get that question a lot from potentential buyers and agents. I usually rattle off several of the reasons from memory, but there are usually several other reasons as well.
