building: 3.8 Acre Building Lot for Sale in Lovettsville VA $158,000.00 - 08/20/17 01:17 PM
If you can't find the house that meets your needs, then buy land and build. It's really not that hard. You'll need the following (1) a loan officer that is familiar with land and new construction that will explain the entire process to you. See https://jyannetti-citizens.mortgagewebcenter.com/ (2) A real estate agent that tells you the truth about the lot you're considering buying. See Jeff Pearl (3) Blueprints of the house you want to build. (4) A licensed and experienced builder like http://www.paulmcmichaelbuilder.com/index.html if you are custom stick building. (5) If you need a modular, contact Chuck Owings at http://shorthill.net/modular-homes.html

building: Hiking & Activities Within 30 Minutes of Lovettsville VA - 01/18/16 07:31 AM
Lovettsville VA is convenietly located in Western Loudoun county VA. It offers activities for every type of lifestyle. Today, I'll focus on hiking. Just West of Lovettsville is Neersville VA. Just take 287 S towards Purcellville, to 9 W towards Hillsboro. Then turn right on Harper's Ferry Rd which will take you to and through Neersville to WV. Neersville is commonly known as "Between The Hills". We recently stopped at the Blue Ridge Center to hike. We were greeted by this family of pigs!

building: Lovettsville VA Land and Homes With Views - 01/12/16 10:36 PM
I've been working with buyers that are looking for land to build a house on. One of their criteria is the view. Mountain views preferably. Elevations can be deceiving, and many times properties that appear level, have great mountain views. The drive from Point of Rocks MD on Lovettsville Rd going towards Lovettsville is mostly a steady uphill climb. Mid way up there are views of Catoctin, Sugarloaf, and Short Hill mountains. There is no shortage of mountain views from Lovettsville VA. The other day I walked a 34 acre mountain top property with good views in Waterford VA. Other … (2 comments)

building: New Construction - Contractors - Changes - Problems - 12/15/15 11:22 PM
What's wrong with the photo in this story? How would you like to be a buyer waiting and not really knowing how long a new construction project will be completed? Will these two companies ever be able to work together again? Would you worry about quality of the construction? What about the potential for liens? If you signed a contract with builder for one of these condos, was is disclosed that a home would be built right in front of the condo building? How do you access that condo garage door behind the new house?

building: Evaluating Loudoun VA Land to Buy or Sell - 10/21/15 08:46 AM
I've been working with buyers lately looking for large tracts of land. When you're looking to buy land, you shouldn't rush, especially if you're planning on some type of subdividing. Buyer can never rely on what a seller or a sellers agent tells you. Even more important is what they don't tell you. One example is, i had a buyer stop at a sign to look at some farm land. The owner happen to pull in while they were lookign and writing down the agents # from sign. They called me when they got home. I know the land and the … (3 comments)

building: Realtor Lunch and Learn Featuring Land > Build > Live - 02/27/15 06:57 AM
I have learned several years ago that many buyers don't understand, or are afraid of buying a lot and building a new home. Many times they just don't know all that is involved and are afraid of cost over runs. Time is also a factor. In fact, I know someone that did a walk-thru recently in Winchester. The house was suppose to be finished a year ago. The walk-thru revealed several problems including major leaks in plumbing, and poor plumbing work. When they flushed a toilet upstairs, the water came up in the bathtub drain on main level.
 I have also … (10 comments)

building: What You Want Doesn't Exist so, No, I Can't Help You Find It - 12/18/14 07:56 PM
Homebuyers, sometimes you have to start with the finished product costs and work backwards.
I got a call a few days ago from a buyer who had $750,000.00 to spend on buying a lot and having a new home built. Actually, it was his builder that called me because he knew I was working on developing some new lots. He claimed they couldn't find a lot in Loudoun, Lovettsville, or Purcellville. The buyer had been working with an agent, and supposedly the agent couldn't find him a lot either. I mentioned a few that met the criteria the builder mentioned, but … (4 comments)

building: Buying a Building Lot in Loudoun Virginia-10 Questions You Should Ask - 07/08/14 01:00 AM
If you're are considering buying land to build a home on, there are important questions you should ask, and there are useless questions  like: " How many days has it been on the market?" that you don't need to ask.
I'm providing questions that are important. Assuming you have already decided on a state, county, town, zip, school district that you want to live in. You most likely have an agent that can pull up lots that fit your lifestyle criteria, and, you have an amount calculated that you know you can afford. In this example, I'm assuming you want a … (4 comments)

building: Buying Land & Building New Homes Made Easy- Construction to Perm Loans - 07/05/14 09:19 AM
I recently touched based with a loan officer who was with a major lender for several years.( I won't mention any names, but it rhymes with Fells Wargo.) He left there, then did a couple years or so at George Mason. He is now with a builder friendly lender called Charter One. They made him an offer that was very attractive. Many loan officers from Sun Trust have also moved over to Charter One. Charter One is actively seeking new construction business. Charter One wants to finance the purchase of your building lot and new home construction. There are many benefits … (3 comments)

building: A Perc Test Isn't Always Needed to Get an Approved Drain Field Site - 12/18/13 06:47 AM
On a project where I subdivided land for a client, and have a lot under contract, the buyer asked me today about an item on the " Site and Soil Evaluation Report". Item #7, Perculation test Performed, there are 2 boxes to check, one for Yes, and one for No. " No" is checked. Many people don't understand that a " perc" test is just one step in the process of getting an approved drain field. It is when the Health dept official might feel the site is border line, and just wants that one more step done before he says … (17 comments)

building: Figuring Price Per Acre is a Useless Calculation and Waste of Time - 05/27/13 11:27 PM
I get potential buyers and even agents coming up with values of what they think this lot or that lot is worth after they did some figuring of prices per acre based on other land sales. ( Comps). It's so comical to hear their reasoning it's sometimes hard to resist just hanging up the phone on them. They will be looking at a 3.7 acre lot, and then mention they saw a nearby 12 acre lot that sold for $210,000.00. So they divide 12 into $210,000.00 and come up with $17,500.00 per acre. They then begin to tell me something along … (59 comments)

building: Use a Local Lender With Local Knowledge and Local Experience - 05/17/13 12:31 AM
I just talked with someone this morning. They had wanted to buy a lot in Pine Grove / Bluemont which is in Western Loudoun maybe 15-20 minutes West of Purcellville VA. They have their plans to build a new home on the lot and had estimate from builder. Total cost for lot, well, septic, and new construction of house, and related items like driveway, power, etc. came to $258,000.00. It's not easy to buy a lot and build in Loudoun county for $258,000.00, but it can be done. So it was hard to believe when their " lender" came back and … (33 comments)

building: Why do 2 Equal Size Lots in Same Area Have Huge Differences in Price? - 05/14/13 10:38 PM
I get that question a lot from potentential buyers and agents. I usually rattle off several of the reasons from memory, but there are usually several other reasons as well. Even when someone sort of knows how to use the Loudoun county va  web site ( which does provide a lot of useful information), they still don't get all the answers. For one thing, the mapping system on the county web site is not always accurate. It once showed a lot I was selling as 7 acres when it was actually 4 acres. It showed another lot as 17.5 when it … (3 comments)

building: Unrepresented Parties Buying Lot & Building a New Home - How to Begin - 03/08/13 08:37 AM
You decided that you don't want to live in town on a 1/4 acre lot with an HOA. So you start driving around looking for lots in surrounding areas. You find a nice 3 acre lot that is almost what you want. You begin to investigate. You call Listing agent from sign.  Does it have a well? Does it have a perc site? If so, are you familiar with the different types of perc site? Do you know how much costs can vary from one perc site to another? Will you need a maintenance contract to have your septic system inspected … (0 comments)
