I was recenlty ask about a lot that a buyer is interested it buying. He wanted me to tell him how much it's worth and what he should offer.
 Well, it depends on who you ask. The Seller thinks it's worth $170,000.00. Supposedly an appraiser claims it's worth $160,000.00 but appraisal is over one year old. Tax man says it's worh $135,000.00. Potential buyer knows land and was thinking of offering $125,000.00.
 Lot is nothing special, and perc site is iffy and small and will need upgrading. Steep slopes on back of lot.

Just take 287 S towards Purcellville, to 9 W towards Hillsboro. Then turn right on Harper's Ferry Rd which will take you to and through Neersville to WV. Neersville is commonly known as "Between The Hills". We recently stopped at the Blue Ridge Center to hike. We were greeted by this family of pigs!

New construction is not that complicated when you hire the right builder, and you plan ahead. Usually figure about 1 year for finding lot, permits, construction, occupancy. It depends on builder, county, permit schedule, weather, etc which might cause some delays. Find a lender like Charter One Mortgage which will lock in your interest rate at the start. I was showing some townhouses a couple evenings ago in Leesburg VA. We are close to preparing an offer on one that should work well for this family.
