Tired of looking and not finding what you want? Tired of losing bidding wars? The numbers are in; $140,000.00 for a 2-4 acre building lot. $16,000.00 for septic system, $14,000.00 for well. That totals $170,000.00. Let's see, $503,000.00 - $170,000.00 = $333,000.00 for permit and new home construction.
Stick build, buy a modular, etc. Allow the $33,000.00 for overages, then contact your builder and see what he/she can build for you for $300,000.00. An all new house, fully customized or partially customized to fit … (1 comments)

land: Customize Your Loudoun County Building Lot With a BLA - 02/26/17 05:25 AM
Sometimes you just can't find the perfect building lot when looking for a place to build your new home. Many factors can affect a buyers decision. It could be access easements, road maintenance agreements, internet access, terrain, land use, utilities, quality of well water, location of drain field for septic system, HOA's, covenants, etc.
On this subdivision we've been working on, we started with a farm of approx 48 acres. A 2 acre lot already existed with on old delapidated home and stone lined hand dug well. That lot had an existing drain field site for an alternative system. We removed the house … (3 comments)

land: Land Has More Than One Value _ What's it Worth to You? - 07/12/16 03:24 AM
I was recenlty ask about a lot that a buyer is interested it buying. He wanted me to tell him how much it's worth and what he should offer.
Well, it depends on who you ask. The Seller thinks it's worth $170,000.00. Supposedly an appraiser claims it's worth $160,000.00 but appraisal is over one year old. Tax man says it's worh $135,000.00. Potential buyer knows land and was thinking of offering $125,000.00.
Lot is nothing special, and perc site is iffy and small and will need upgrading. Steep slopes on back of lot.
I told buyer that the lot has different values for different … (1 comments)

Lovettsville VA is convenietly located in Western Loudoun county VA. It offers activities for every type of lifestyle. Today, I'll focus on hiking. Just West of Lovettsville is Neersville VA. Just take 287 S towards Purcellville, to 9 W towards Hillsboro. Then turn right on Harper's Ferry Rd which will take you to and through Neersville to WV. Neersville is commonly known as "Between The Hills". We recently stopped at the Blue Ridge Center to hike. We were greeted by this family of pigs!

land: Lovettsville VA Land and Homes With Views - 01/12/16 10:36 PM
I've been working with buyers that are looking for land to build a house on. One of their criteria is the view. Mountain views preferably. Elevations can be deceiving, and many times properties that appear level, have great mountain views. The drive from Point of Rocks MD on Lovettsville Rd going towards Lovettsville is mostly a steady uphill climb. Mid way up there are views of Catoctin, Sugarloaf, and Short Hill mountains. There is no shortage of mountain views from Lovettsville VA. The other day I walked a 34 acre mountain top property with good views in Waterford VA. Other … (2 comments)

land: Virginia Farmland Leasing Guide for Private Landowners A - Z - 01/06/16 08:59 AM
Since I have received a noticeable increase in calls and emails in 2015 from landowners asking me if I could help them find farmers to either keep their land qualifying for the land use program, or to farm to produce some income, I decided to put this list together to help landowners remember and realize what could be involved. It’s not always easy to find a farmer on short notice, but there is almost always enough time to get someone matched up.  I have lived in Loudoun county Virginia for 40 years and know several farmers in this … (2 comments)

land: Types and Terms of Home and Land Leases - 11/22/15 08:26 PM
Probably one of the most common questions I get in real estate on a " For Sale" property is " Will they do a "lease with option to buy" ? Most of the time, the answer is "No". The potential renter usually wants to set a sale price at beginning of lease. Few sellers will agree to that. They also want owners to credit them a % of what they paid in rent to help them pay for closing costs. Some owners will agree to that, but many want increased rent, so what's the point? But most of the time, the … (2 comments)

land: Virginia Farm Link - Matching Farmers with Landowners - 11/06/15 01:44 AM
Virginia has a huge variety of farmland, and much of it is either not being used, or could be used in more productive ways. There are several roadblocks for both young farmers and experienced farmers when trying to locate and lease suitable farmland.
OWNERS- need to evaluate their property and decide what they want their farm and land to be used for, and what are their main reasons for leasing their farm land. It could be for income, tax advantages of land use, conservation, help with farm maintenance, etc. Once an owner puts together a plan for their farm, they then need … (2 comments)

land: Homebuyers - Review The New Loan Estimate Here - 10/07/15 08:11 AM
If you're a homebuyer currently in the market, you've probably already heard about the new CFPB procedures that took effect OCT 3, 2015. If you plan to buy soon, or in future, you can begin studying now. It will be in your best interest to understand all of the new forms, procedures, and requirements that are now part of the home buying and home selling process. When you are talking to agents, loan officers, and choosing a title company to handle your closing, the more you " Know Before You Owe", the better.

land: Buying, Selling, and Building Homes in Vienna VA - 04/09/15 01:29 AM
Everything looks solid for building new homes right now. Land prices are fair and stable, interest rates are expected to remain low for the rest of 2015, you can lock your rate in at the beginning of new constrcuction and that will be the same rate you get when you close. Builders are available. Building and development depts are not swamped, so the permit process time frames are normal.
You can choose a model, walk into the warehouse and choose flooring, tile, etc, and know exactly what you'll get. Numerous models to choose from to be built on your lot. Builders like … (0 comments)

land: Can't Find The Right Home For You? Then Buy a Lot and Build - 04/08/15 11:35 AM
New construction is not that complicated when you hire the right builder, and you plan ahead. Usually figure about 1 year for finding lot, permits, construction, occupancy. It depends on builder, county, permit schedule, weather, etc which might cause some delays. Find a lender like Charter One Mortgage which will lock in your interest rate at the start. John Yannetti is always on my list of loan officers to suggest to buyers when land and new construction is involved. http://www.charteronelo.com/jyannetti

land: Trash Gives Properties and Neighborhoods a Bad Image - 04/05/15 12:48 AM
I was showing some townhouses a couple evenings ago in Leesburg VA. We are close to preparing an offer on one that should work well for this family. Another similar one came up nearby, so I suggested we look at it for comparison. When we pulled up, I could tell by the look on their faces that this one would be eliminated. Trash, leaves, etc littered just about every yard in both directions. Cars were sitting up on jack stands in the parking spaces. Someone had just did a quick makeover and paint was slopped everywhere. Inside the carpet smelled and … (18 comments)
