 New construction has been picking up in this area of Loudoun county VA. I've been seeing buyers pay what I think is too much for building lots. But the value of the finished product is really what matters. You can pay $20,000.00 above fair market value for a lot, then save $20,000.00 in other areas of building. Maybe cut back a little on landscaping, trim, fixtures, smaller deck or patio, shingles, siding, etc, etc. There are many places builders can save a few thousand dollars here and there on a new construction home.

I have learned several years ago that many buyers don't understand, or are afraid of buying a lot and building a new home. Many times they just don't know all that is involved and are afraid of cost over runs. Time is also a factor. In fact, I know someone that did a walk-thru recently in Winchester. The house was suppose to be finished a year ago. The walk-thru revealed several problems including major leaks in plumbing, and poor plumbing work. Well, to start, we had regulations here against signs " that can be moved by the atmosphere". I've seen signs swinging from one eye hook, blown around upside down, tied with ropes to the post to keep them from blowing back and forth, blown completely off, metal signs where the hooks ripped right through the metal, etc. I've also received and have heard of complaints from townhouse owners where signs make too much noise in wind as they blow back and forth, especially if using the aluminum sign posts.

 I'm involved in a deal now where the a seller had given owner of a landlocked parcel behind her an easement to get back to his lot. Well, it depends. Sometimes yes, sometimes you can proceed to settlement without one. Costs will depend on the property and type of survey. If you're buying a house in an established neighborhood, and all the homes are on 1/4 - 1/2 acre lots for example, you might get by without one. I get potential buyers and even agents coming up with values of what they think this lot or that lot is worth after they did some figuring of prices per acre based on other land sales. ( Comps). It's so comical to hear their reasoning it's sometimes hard to resist just hanging up the phone on them. They will be looking at a 3.7 acre lot, and then mention they saw a nearby 12 acre lot that sold for $210,000.00. So they divide 12 into $210,000.00 and come up with $17,500.00 per acre.
