I get that question a lot from potentential buyers and agents. I usually rattle off several of the reasons from memory, but there are usually several other reasons as well. Even when someone sort of knows how to use the Loudoun county va  web site ( which does provide a lot of useful information), they still don't get all the answers. When buying a lot in Loudoun County VA, it's always wise to know what type and what size of septic system is approved for that lot. I hear people say " Any lot will perc these days." That's not always true, many lots don't perc, so they are not buildable.
 Many more considerations must be made before purchasing, like set backs, easements, flood plains, access, access to power, covenants, hoa's, topograpghy, etc, etc. But for now, I'm just looking at drain field sites.

I just received another email from a buyer with links to 3 lots he wanted to know more about. These lots were priced close to $80,000.00, and were approx 1/4 acre.
 At first glance, the price looks good compared to many rural lots that require well and septic. But, when you add in the costs of buying a lot that requires public water and sewer, that $80,000.00 price tag can quickly go up!

Choosing a Title company isn't always simple. If you're buying land, ( especially mountain land), or an home built on a mountain lot, you will most likely want to work with a title company that has an attorney. Many title companies have no attorneys, they just hire one as they need one. The key word is " Density". One project I'm working on is a 53 acre parcel that I'm diving for the owners into 5 lots. The standard definaition of AR-1 zoning in Loudoun County VA means 1 house per 20 acres. Most people think that means that I can only divide the property into 2 lots of 20 and 23 acres, or 21.5 and 21.5, or any combination as long as both lots are 20 or more acres.
