new construction va: Multiple Ways to Buy and Sell Land and Build New Homes - 03/17/15 10:03 PM
New construction has been picking up in this area of Loudoun county VA. I've been seeing buyers pay what I think is too much for building lots. But the value of the finished product is really what matters. You can pay $20,000.00 above fair market value for a lot, then save $20,000.00 in other areas of building. Maybe cut back a little on landscaping, trim, fixtures, smaller deck or patio, shingles, siding, etc, etc. There are many places builders can save a few thousand dollars here and there on a new construction home.

new construction va: What Happens Around You Affects Your Property Values- Lovettsville VA - 06/05/13 11:24 PM
Many sales are not in the MLS, and many things could be in the works surrounding that house or lot you want to buy. Here's an example of why you can't always determine values by just looking for information in the MLS. In this example, the dotted line shows parcels within 1000' of center parcel. So from the begining, the 45+ acre parcel ending in 513, I sold that without entering any info in the MLS. We then put new 4 BDR conventional perc sites on the 2 rectangular lots just right of center. Also did a BLA on the lot … (2 comments)

new construction va: Drilling a New Well on a Lovettsville VA Building Lot - 06/01/13 09:55 AM
When you decide you want to have a new home custom built in Loudoun county VA, there are several factors that you'll want to consider up front even before you start looking for a building lot. You'll need a set of blueprints, you'll need to choose a builder who will also need a set of blueprints. You'll most likely need to find a lender to work with who is familiar with new construction, and the loan officer you work with will also need a set of blueprints. You'll need to know what the maximum amout is that you can spend. Your lender … (2 comments)

new construction va: Use a Local Lender With Local Knowledge and Local Experience - 05/17/13 12:31 AM
I just talked with someone this morning. They had wanted to buy a lot in Pine Grove / Bluemont which is in Western Loudoun maybe 15-20 minutes West of Purcellville VA. They have their plans to build a new home on the lot and had estimate from builder. Total cost for lot, well, septic, and new construction of house, and related items like driveway, power, etc. came to $258,000.00. It's not easy to buy a lot and build in Loudoun county for $258,000.00, but it can be done. So it was hard to believe when their " lender" came back and … (33 comments)

new construction va: Looking For That One of a Kind Classic Home to Buy, But Can't Find It? - 03/12/13 04:56 AM
If you're a buyer that just can't find that perfect home that you want, or you waited too long to make an offer when you did find one that was close to what you wanted, maybe it's time to consider building?
Building a home doesn't take as long as you might think. I've know many builders that can have a new home ready for occupancy in 3-4 months. Building lots are plentiful, and many small builders are not that busy these days. It's a good time to buy land and build. Depending on how much land you need, you can choose … (0 comments)

new construction va: Home Buyers & Sellers: Improper Stone Installation Can Destroy A Home - 10/28/12 02:16 AM
This is a scenario I have run across several times during the 30+ years I laid brick, block, and all types of stone. I turned down many jobs ( mostly cultured stone jobs like you see if these pics), because either the homeowner or builder wanted to skimp, save money, and wanted me to lay the stone wrong. Sorry, I already knew what would happen when you don't properly lay the stone, and more importantly, what will happen when you don't properly prepare the surface behind the stone. Anyone reading this blog will have clear evidence that you need to have … (4 comments)

new construction va: It's Still a Great Time To Build a New Home in Loudoun County VA - 09/02/12 03:59 AM
If you're thinking about buying a fixer upper or short sale, you should be comparing those to what it would cost you to build new. In many cases, a new home can be built in less time than it will take you to buy a short sale. With interest rates still low, and land prices looking like they are about as low as they are going to go, and fairly stable, it's a good time to consider building. Many small builders aren't doing much these days, and some are doing jobs and just breaking even, or making little profit, so you … (3 comments)

new construction va: Why Do Appraisers Keep Calling Me Asking About Land Values in Loudoun? - 07/30/12 08:31 AM
Whether you're buying land or selling land, you need to either have a working understanding of flucuating land values, or you need to have an agent that understands what goes into determining current land values. Even apparaisers can't keep up with all the different areas. This last appriaser was from Herndon VA and asking about land values in Western Loudoun VA. Why call me? Because land is something I'm vey familiar with. The appraiser had noticed that we just closed on my 5 th lot that I had listed on Morrisonville Rd in Lovettsville VA. Even though all 5 of these … (2 comments)

new construction va: "Inventory is Low" - "Trust Me, I'm Lying" - 05/15/12 08:58 PM
"Trust Me, I'm Lying" is not just the title of a new book about media manipulation, it's also a tactic used by agents and lenders to manipulate the housing market and get existing inventory under contract. I've lost track of the amount of times Bank of America has said they plan on flooding the market with foreclosures. I know some local lenders here that have several properties that they are holding to put on market later because appraisals came back low. Every builder ( 25+ of them) that I know has 1-20 ready to build lots that they've been sitting on … (6 comments)
