va: Buy Land and Build in Loudoun County VA - 03/16/17 01:47 PM
Are you ready now to pay $125-$150,000.00 for a building lot and build a house in Loudoun county VA?
Tired of looking and not finding what you want? Tired of losing bidding wars? The numbers are in; $140,000.00 for a 2-4 acre building lot. $16,000.00 for septic system, $14,000.00 for well. That totals $170,000.00. Let's see, $503,000.00 - $170,000.00 = $333,000.00 for permit and new home construction.
Stick build, buy a modular, etc. Allow the $33,000.00 for overages, then contact your builder and see what he/she can build for you for $300,000.00. An all new house, fully customized or partially customized to fit … (1 comments)

va: Ten Concerns When Buying Land and Building - 01/16/17 01:50 PM
There are several good reasons for buying land and building your own house. Maybe you just want to customize a house that fits your family and needs. Maybe you're tired of losing bidding wars. Maybe you have 6-9 months left on a lease and don't want to continue renting. Whatever the reason, you have decided to buy land and build. Where to start? The process is different than buying a resale.
(1) You'll need an experienced loan officer and lender that understands and finances new construction.
(2) You'll need at least 4 copies of blueprints. You can buy house plans then make some … (22 comments)

va: 20 Sources of Free Photos and More for Bloggers - 12/28/15 11:22 PM
If I had the time, I could easily put together a list of 100 sources of free photos for bloggers and web designers. But anyone should be able to pick 3 or more favorite sources from this list, or find one of the many other sources of free photos. Notice that google images isn't on this list.
As most people already know, taking your own photos is always best if you need a variety of photos for blogging. If you need higher quality photos for your website, you might want to either hire a professional photographer, or spend the money to purchase some high … (135 comments)

va: It is Legal in VA For Me to Work With Buyers Without Written Agreement - 01/11/15 06:28 AM
If you're a potential buyer in Virginia, you've probably heard the statement " It is illegal for me to work with buyers in VA without a written Buyer Broker Agreement". You've probably also seen a similar statement posted on many agents websties. I'm working with buyers now that were told that by more than one agent. They told me agents they had talked to refused to do anything unless they signed a BBA. Another agent told them they had to come into their office, sign a BBA, and meet with their in house lender before they could help them.
 Well, that … (8 comments)

va: Rare 2.4 Acre Lot in Lovettsville VA With AR-1 Zoning and No HOA - 11/21/14 06:12 AM
One thing that I have noticed ovet the last few years is that more and more people don't want to buy a house or a lot with an HOA. I've actually had several people say right off the bat that, " I don't want to look at anything that has an HOA". That eliminates a lot of properties, but I know how they feel. Even some builders have built new homes in new subdivisions without HOA's. They have heard many of the same complaints from buyers that others and I have heard.
Another thing I have heard more frequently is " … (3 comments)

va: Loudoun VA First Time Buyers & Their Agents Should Monitor ADU's - 07/25/14 08:59 AM
Previously when I was working with first time buyers that we're approved to buy ADU's in Loudoun, there was a long waiting list. In fact, at one time the county quit accepting applications from people to be added to the list. However, first time buyers shouldn't let that discourage them. Many people on the list never buy an ADU. They might rent, buy something else, move away, or do something that disqualifies them from buying an ADU. But if you and your agent want to keep you in contention, the rewards could be worth the wait. What's does ADU stand for?

va: Mountain Views Don't Add any Value to Your House - 07/22/14 11:56 AM
It seems like over 50% of agents in this area seem to think they have to write some description of the mountain views in the remarks. I've seen " Beautiful", " Gorgeous", "Breathtaking", "Exceptional", " 360", "Too die for", "One of a kind", Awe inspiring", "Relaxing", etc, etc mountain views. Just about everyone in Lovettsville and surrounding areas has a mountain view of some type. Yet agents seem that there is some magical combination of words that when placed into the Remarks will sell their overpriced listings, or even their properly priced listing. Mountain views add zero value to your property. … (6 comments)

va: Virginia to Stop Using Regional Sales Contract - 07/20/14 11:00 PM
Well, every time I go to renew my license, the same thoughts pop into my head. For example, (1) 16 hours of continuing ed in 2 years is not enough. (2) Agents should not be allowed to wait until 2 weeks before their license expires, then  take online coures to get their 16 hours. I think training needs to be spread out over the 2 years. Many of those courses provide the answers. (3) Courses should be live so agents can participate in classroom discussions. Many agents are involved in live problems and have questions about their local markets, and agents … (0 comments)

va: Buying a Building Lot in Loudoun Virginia-10 Questions You Should Ask - 07/08/14 01:00 AM
If you're are considering buying land to build a home on, there are important questions you should ask, and there are useless questions  like: " How many days has it been on the market?" that you don't need to ask.
I'm providing questions that are important. Assuming you have already decided on a state, county, town, zip, school district that you want to live in. You most likely have an agent that can pull up lots that fit your lifestyle criteria, and, you have an amount calculated that you know you can afford. In this example, I'm assuming you want a … (4 comments)

va: Ashburn Village VA Townhouse Near Lake and Sports Pavillion For Sale - 06/07/14 11:00 AM
One of the attractions of Loudoun County VA for several years now has been Ashburn and Ashburn Village. Ashburn is centrally located with access to major commuter routes like 28, 7, toll rd, etc. Also there is plenty of public transportation available, and it's a short drive to Dulles airport and Leesburg airport. But if you don't want to go anywhere, many residents can walk to shopping centers, restaurants, lakes, etc. There is a large network of sidewalks throughout Ashburn. Another attraction of Ashburn Village has been The Sports Pavillion. It and this large lake are located just across the street … (1 comments)

va: Agents That Make Decisions For Sellers Can Lose Their License - 05/24/14 12:23 PM
Occasionally I run across situations where I ask an agent a question about a property, and the agent will respond with something like " I doubt they will want to do that", or " I'm going to wait to see if any more offers come in before I present any offers to sellers". In the following outline, I'll use agent L for listing agent, and agent B for buyers agent.
Well, these are just two examples of an agent thinking they can make decisions for a seller. In a recent case described in "Commonwealth", a magazine for Virginia realtors, an agent … (23 comments)

va: New Start-up Flipt to Take on Zillow and Trulia - 05/03/14 11:03 PM
It seems I/we are always running across new companies that think they can solve all the problems in real estate for buyers and sellers! Yet, they all seem to offer a " Pro- Realtor subscription" for a monthly fee. Agents will sign up for many of these for a while just to test them out, but many agents also find out that they would have been better off "investing" their money somewhere else, or just keeping it in their pockets. Another new secret "complex algorithm" will solve so many problems in real estate, and will be able to tell online buyers … (2 comments)
