berks county pa: Luxury Housing Market Smoking in Some Areas of the Country - 03/13/14 03:37 PM
The real estate market is starting to bounce back in select locations throughout the United States. But the luxury housing market is downright smoking in several areas. Barring a drastic stock market correction, which is less likely given investors positive reaction to the Federal Reserve’s reduction in bond purchases in December of 2013, the trend means the upcoming spring home buying season could be a good one, especially for REALTORS® and upscale home sellers who are fortunate to have their high-end properties listed for sale.
House sales throughout the United States increased by more than 25% in October of 2013 compared to … (2 comments)

berks county pa: Don’t Get Caught in the Home Inspection Trap - 03/04/14 05:18 PM

berks county pa: Qualified Buyers & Your Berks County Home - 01/27/14 02:20 PM

When I meet with a  Berks County home owner who is thinking about selling, many questions are asked. One particular question that is being asked more and more is "Will my home be shown to qualified buyers?". What I find they are really asking is "Will people who have no business being in my home be allowed to see it?" Unfortunately, I know my answer will not please them, unless I am showing the home myself.
Just 6 or 7 years ago this question was not often asked. Everyone was qualified. Ask any lender. From 2004 to 2006 there wasn't … (0 comments)

berks county pa: The COST FACTOR of a Berks County Home Purchase - 01/27/14 02:18 PM
How much does a Berks County home cost? The question seems simple enough. The answer is not that easy. The answer is even more complex if there is a mortgage involved. The National Association of Realtors states that approximately 65% to 70% of all buyers obtain a mortgage to purchase their home.
The first thing we need to find out is the interest rate and term of the mortgage. For this example I will use a mortgage amount of $100,000(easy math). Our interest rate will be 3.75% and the term of the mortgage will be 30 years.
The principal and interest … (0 comments)

berks county pa: Home Buyers Need to See the Light - 01/24/14 03:11 PM
Click on Photo For Larger Preview Selling a home can be difficult. This is especially true if it cannot be seen. I am not referring to a preview or showing. I am talking about lighting. It’s important that your home is illuminated in the best possible way to attract prospective buyers.
During a home showing it is important to have all the interior and exterior lights on (Yes…Even in the daytime). It is a proven fact that abundant home lighting helps with mood. It is important that a prospective buyer is in a good mood when previewing your home.
Besides setting the mood and accentuating … (0 comments)

berks county pa: Do Buyers Hear What a Home is Saying - 01/11/14 11:43 AM

Before a Berks County real estate home buyer enters a home that is for sale their senses are already at work. Sight is normally the first sense used. Second is hearing, unless there is such a rancid smell outside the home it cannot be ignored. Some of the sounds around a home can be controlled by the owners, some cannot. Read on for important home staging tips. There are many Berks County homes for sale so it’s important that your home looks and sounds its best before it goes on the market.
Things like trains close by the home cannot … (0 comments)

berks county pa: Are You Ready For Christmas Yet? - 12/25/13 03:48 AM
That blessed day is finally upon us, Christmas! It is the day we celebrate the birthday of Jesus Christ. It is a day to visit family members, give gifts and spread cheer. It is also the day when people stop asking if you are ready for Christmas yet (at least until next December).
Yesterday, I was asked if I was ready for Christmas. After giving the question some thought, I replied, “I am always ready for Christmas and will still be ready for it on December 26th”.
My answer was inspired by the thought that Christmas is kept in the heart … (0 comments)

berks county pa: WHAT IS SELLER CREDIT TO HOME BUYERS - 12/23/13 12:16 PM
The good The Bad & The Misunderstood... What it is…Seller credit is the practice of crediting a home buyer a percentage (or fixed dollar amount) of the sale price from the sellers proceeds.
Example…$100,000 Home sale price. Buyer offers the seller $100,000 for the home and requests a 3% seller credit (or $3,000). The net offer is $97,000.
The good…Seller credit is one of the last vestiges of assistance the Government allows to assist home buyers and sellers to craft a workable deal. In the last 6 months there were 847 Berks County homes sold between $100,000 and $200,000. Are you … (0 comments)

berks county pa: PERSONAL PROPERTY AND HOME SALES - 12/23/13 12:13 PM
Personal property is anything that is not part of the real property. The real property includes the land and all improvements that are attached to it aka the real estate. It has been said that anything glued screwed and/or nailed to the real estate is part of the sale. Sounds more like a bad date. So are the window treatments included? Normally the hardware & blinds are but the cloth is not. How about the kitchen refrigerator? If it is built-in like a Sub-Zero then yes. If it is a stand-alone, then no. How about the range/oven that slides in just … (1 comments)

berks county pa: Every Berks County Home For Sale Would Sell If... - 12/23/13 12:10 PM
Whenever I am contacted to preview a seller’s home or property I already know that the number one thing they want to know is “How Much is My Property Worth”. It is the quintessential question and a good one. Some Berks County homes are easy to evaluate and price. Others are much more challenging. Ultimately, my opinion is just that…An Opinion. The fact that I live in Berks County my whole life (50 Years), have been in the real estate industry for 20 of those years and have sold over 1,000 homes does give my opinion some credibility Right? Not always. … (2 comments)

berks county pa: Selling Real Estate is Not All About the Agent - 11/21/13 05:25 PM
Every real estate transaction I have ever been involved in has had one thing in common, A willing home seller and buyer. There are times when on the road to the settlement table I have my doubts. When selling anything a person’s emotions incite questions, concerns, doubts and desires. This is especially true when it comes to a purchase as large as a residence. There are many personalities involved in a Berks County real estate transaction. Obviously there is the home buyer and seller. If the buyer chooses to obtain a mortgage there is a lender. Home inspections invite at least … (2 comments)
