jeffreyhoguerealtor: Shedding Light on the Real Estate Transaction Fee - 11/16/14 12:47 PM
Is it Necessary to Pay a Real Estate Transaction Fee? If you are reading my info-article for the first time you will quickly understand that my goal is to educate home buyers and sellers about the nuances of the real estate business. If you are a consistent reader you know I tell it like it is (or how I believe it is).
This week I want to shed light on the infamous transaction fee (also known as an administrative or broker service fee). Whatever it is called by different real estate brokerages I will refer to it as the FEE.
Several years … (0 comments)

jeffreyhoguerealtor: Is a Real Estate Appraisal Really Just an Opinion of Value? - 11/16/14 12:41 PM
Should a real estate appraisal be done before listing your home? From time to time a seller will ask me if it is a good idea to have their home appraised before we put it on the market. It is a good question and one that needs some reflection about what a real estate appraisal is.
In a sentence a real estate appraisal is an opinion value. The interesting thing about an opinion is that we all have one. A persons opinions can be influenced by many circumstances. So what influences might affect the real estate value opinion of an appraiser? … (0 comments)

jeffreyhoguerealtor: What’s the Deal with Listing Your Home? - 09/30/14 12:59 PM
Anyone seeking a service from another hopes that the company and/or person they choose can get the job done. As long as things turn out right everyone is happy. If things do not turn out right, well, you know…Stuff can hit the fan. Hiring an agent when listing your home for sale can be challenging. Take the following metaphor, for example…If you have ever played blackjack at a casino this scenario should resonate with you. If you have not, follow along. The picture will take shape.
You sit down at a blackjack table with 5 other strangers. Behind the table is … (1 comments)

jeffreyhoguerealtor: The Consumer Notice ~ Does it Really Protect Consumers? - 09/12/14 06:06 PM
It seems that everywhere we turn the government is trying to protect us. But from what, ourselves, others? Nobody can really be sure.
Take commercials for prescription drugs like Viagra® for example. The whole commercial may last 60 seconds. In that time we are told every adverse thing that may happen to us, and what to do if something does if we use the product. If you get a rash stop using the product, get a physical to make sure you are healthy enough for the task at hand, if you have an erec…Well, you get it. We remember some of … (2 comments)

jeffreyhoguerealtor: Mid-Century Homes ~ Back to the Future - 08/09/14 05:10 PM
Berks County is full of luscious split-level mid-century homes. My description of a mid-century property is post-war, pre-plywood. It was a simpler time. A time when a smartphone was one that did not ring during dinner time. I was recently contacted by CNN news to do a story about mid-century, or as they put it, time capsule homes. I gladly accepted the assignment. It started as a question and answer session. The Q&A was never published so I have posted it here for your enjoyment. So it is back to the future we go with the questions and answers… CNN: What are … (1 comments)

jeffreyhoguerealtor: To All Our Mothers - 05/11/14 12:14 PM
Dear Mothers of the World, We as the human race would like to thank all mothers for your unconditional love. When no one will listen to us you always do. You do this even though we sometimes ignore you when you ask us for our time or attention. When we need to be consoled you are always there. We know that you will always take our side and help us find peace even in the face of our wrongdoings. Thank you for telling us about the mistakes we will make and being there to catch us when we make them. There … (0 comments)

jeffreyhoguerealtor: Amazing Article in Top Agent Magazine - 05/01/14 01:30 PM
About one month ago I was contacted by the staff at Top Agent Magazine. They wanted to do an article on me and asked if I was interested. I eagerly accepted the proposal. Within a week an editor called me to do a phone interview. He stated that it would take about 20 or 30 minutes. He obviously was not aware of who he was talking to.
We were on the phone for an hour and 10 minutes. At the end of the interview he stated that there was so much material it may be impossible to put it all on … (8 comments)

jeffreyhoguerealtor: 8391 Old 22, Bethel, PA 19507 ~ What a House! - 04/24/14 10:25 AM
8391 Old 22 Some people know what they want in a home and how to go about getting it. It is even better when the same people understand class, quality and functionality. The owners of this home fit that mold and built this spectacular one and a half story traditional on 8 acres. There are few homes that I know of that have a fog retardant heated shaving mirror in the luxury tile & granite shower and that is just the beginning. The architectural exterior accents would make a European citizen smile. the stone and brick work mingles with flecks of … (4 comments)

jeffreyhoguerealtor: 346 E Elm Street Shillington PA 19607 - 03/28/14 08:49 AM
If you are a fan of high end mid century architecture this home is more than worth a look. This 1950's eclectic brick-clad tudor styled home is located in the heart of Shillington which is located in Berks County, PA. The home was likely built by someone who had influence. This is evident when you look at the quarter-cut hardwood floors that run throughout the whole home. The owners did change the kitchen and bath floors to tile which richly complements the wood floors. The walls are made of plaster and the architecture features rounded doorways which was customary for the … (3 comments)

jeffreyhoguerealtor: I Don’t Really Need to Sell My Home - 03/22/14 04:52 PM
There are certain things a home seller says that can cut their real estate agent to the core. “I don’t really need to sell my home” may be tops on the list. It even trumps “I don’t need a REALTOR® to sell my home”. To understand my logic let’s look more closely at the two statements. Let’s start with a home owner who is thinking about, or going to, sell their home. They may either contact a real estate agent or be contacted by one. In either case a meeting between the parties seems imminent. On average that appointment may last between … (27 comments)

jeffreyhoguerealtor: Luxury Housing Market Smoking in Some Areas of the Country - 03/13/14 03:37 PM
The real estate market is starting to bounce back in select locations throughout the United States. But the luxury housing market is downright smoking in several areas. Barring a drastic stock market correction, which is less likely given investors positive reaction to the Federal Reserve’s reduction in bond purchases in December of 2013, the trend means the upcoming spring home buying season could be a good one, especially for REALTORS® and upscale home sellers who are fortunate to have their high-end properties listed for sale.
House sales throughout the United States increased by more than 25% in October of 2013 compared to … (2 comments)

jeffreyhoguerealtor: Middle Class Americans Negatively Affected by Govt Housing Policies - 03/13/14 03:34 PM
The dream of home ownership traditionally meant that anyone could get ahead using their ability and working hard. Over the past several decades, the United States government created housing policies that created incentive laced housing programs and the tax code that changed the dream for many American citizens. Families began to think of their home as an investment, not just shelter and a place for their families to grow up. When the housing market crashed in 2007, many suffered, homeowners, investors, the working middle class and taxpayers.
Creative robust housing programs initiated by the government have not always helped the poor … (0 comments)

It is a pleasing experience to walk into a home and see that it has been taken care of by the owners. It makes the task of finding a new owner much more pleasing to all parties. This particular property located in Exeter Township, Berks County, PA, is one of those types of homes. The present owner has replaced the roof, heating and air conditioning systems for starters. He also added an array of upgrades and additional features such as tile & hardwood flooring (no carpet at all on the main floor), tile back splash and counter top in the kitchen … (0 comments)

jeffreyhoguerealtor: Don’t Get Caught in the Home Inspection Trap - 03/04/14 05:18 PM

jeffreyhoguerealtor: Home on the River in Berks County, Pennsylvania - 02/14/14 04:45 AM
There are not many places on this earth where you can drive down a private lane, sit by a fireplace, watch your favorite television show, cast a fishing line in the river and do it all from the comfort of your own home. 5289 Pottsville Pike, located in Ontelaunee Township, Berks County, Pennsylvania is the location of just that kind of home and it is for sale! The owner wanted to take full advantage of the view of the passing Schuylkill river and added an array of two-story high windows to the rear.
