 1. Buy in an area you know. Several times this year I’ve gotten calls from out of state investors who bought property without ever seeing it and then were having issues.

Q & A on Title Insurance- I'm an Atlanta real estate agent and find that my home buyers often have these questions before closing.
What's title insurance? It's meant to protect the owner's or lender's financial interest in real estate.
Whose interest does it protect?  Lender's title insurance protects the lender and Owner's title insurance protects the home buyer for as long as they own the home.

People often call and want to go look at houses for sale. That's great because I sell houses. When I ask if they have been pre-qualified or if they have talked to a lender, lots of times I get the response, "No, I just want to see the house."
Here's the challenge: When I list a home, I make a commitment to my sellers that I will only show their home to ready, willing and able buyers. I apply the same rule when showing other agent's listings.

Edmund Park in Atlanta GA was built by Hedgewood, an Earthcraft builder. Edmund Park is a community of 86 homes, mostly 4 bedroom homes, with some 3 & 5 bedrooms. They have anywhere from 1 to 3 car garages. Homes have stone and brick accents, Hardiplank siding and craftsman detailing. Edmund Park has 2 story homes some with basements and some on concrete slab. Homes are close together and the yards are small and built for low maintenance which is what we expect with in-town living. Homes were built between 1998 and 2004.

The W Residences Downtown Atlanta are pretty amazing. These condos range in price from $280,000 to $2.3 million.  It's in the middle of Allen Plaza where almost 40,000 people are expected to be living within the next couple of years. Allen Plaza is a new live, work, play district.  I recently went through one of the upper end condos there at the W Residences Downtown Atlanta. It was absolutely huge at over 4,000 square feet. Back to the Basics- What's an offer anyway? Recently, a Buyer believed we were under contract with a home just because we had submitted an offer and went back and forth with counter offers.  That's not how it works. Let me explain...

Here are some basic tips to help make your move a smooth one.  
If you need moving boxes, check out free resources like Craigslist.com and FreeCycle, a yahoo group.
Number your moving boxes.  You don't need to write on the box everything that‘s in there, for security it's better that you don't.  Keep a list. I like using a notebook. Next to #1 write down the contents and the room it belongs in. When you get to your destination you'll know which boxes you'll need to open first.
