real estate: Get Ready for Your Move - 06/08/09 03:20 PM
Here are some basic tips to help make your move a smooth one.
If you need moving boxes, check out free resources like Craigslist.com and FreeCycle, a yahoo group.
Number your moving boxes.  You don't need to write on the box everything that‘s in there, for security it's better that you don't.  Keep a list. I like using a notebook. Next to #1 write down the contents and the room it belongs in. When you get to your destination you'll know which boxes you'll need to open first. This also helps if you end up needing something you've already packed before … (1 comments)

real estate: Georgia Home Buyers get another Tax Credit - 05/14/09 02:55 AM
On May 11, 2009 Governor Sonny Perdue signed House Bill 261 creating a Georgia Income Tax Credit for the purchase of a home.
Credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. The credit created by HB 261 can be claimed one time per taxpayer and is completely independent of the federal first time home buyer tax credit.  Maximum benefit of the tax credit is $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years. This is not for first time home buyers only. This is for investors as well … (1 comments)

real estate: Making a Tiny URL- useful tool for Twitter - 04/15/09 07:52 AM
Earlier today I was trying to convert my long url of http://www.georgiarealestatevoice.com/post/702073/check-the-school-before-you-buy-the-home  to something I could post on Twitter and put a sentence or 2 before it. So I found this really cool tool called Tiny URL.  It shortens the URL or web address to something short. The new tiny url can then be used in your Tweets on Twitter.
To do this go to www.TinyURL.com Enter in your long URL. Copy and paste is the easiest way.
My really long URL got converted to this http://tinyurl.com/c48zkn
It becomes a permanent link. Then you have a brand new tiny URL that you … (6 comments)

real estate: Ripoff Alert- People Posing as Real Estate Agents - 04/07/09 10:17 AM
I have come across the most bizarre situation. Yesterday I received a phone call from a woman who had just signed a lease purchase agreement. She wasn't represented by an agent and didn't quite understand the contract. (I seem to get a lot of calls from people who aren't represented by a Buyer's Agent and then call for help after they realize they're in over their heads.) I told her to send it to me and I would look it over. I'll call her Sally, not her real name.
Sally had already given $4,500 and agreed to pay $60K more than fair market value … (11 comments)

My friend said this is a different show, did you know about it? Well, HGTV premiered a new show tonight at 8 pm called Buying and Selling: 20 Best Kept Secrets.  … (19 comments)

real estate: Due Diligence and what it means to the Home Buyer - 03/26/09 02:57 AM
What's Due Diligence and what does that mean to the Home Buyer? With Purchase and Sale agreements in Georgia now a total of 7 pages, without special stipulations or additional amendments there's a lot to know.
Due Diligence is the time for the Home Buyer to do their homework.  It's the time to do inspections for termites and other wood destroying organisms, like powder post beetles. It's time to do a home inspection to determine the condition of the home, radon inspections, surveys and appraisals. If you're planning to build you'll want a soil percolation test. It's the time to determine … (5 comments)

real estate: Bill Collectors Calling Real Estate Agents to Find their Debtors? - 03/25/09 11:22 AM
This is just a little rant...I received a call today from Campus USA Credit Union. The rep left me a voice mail on my cell phone that starts off by saying we have a mutual client.  She tells me that she has been unable to contact "So and So", who is one of my home Sellers.  She says it's really important that she contact us and asks me to pass this message on.  This bill collector called me twice today looking for my client.  And, no I didn't return her call.
Isn't that unethical or maybe even illegal? Since when did the … (15 comments)

real estate: Atlanta Home Builders offering Mortgage Protection - 03/19/09 12:42 PM
There are at least 3 Metro Atlanta area Home Builders that are offering some form of protection if a home buyer were to lose their job.

Several Home Buyers have told me they want to wait to buy a home in case they lose their job. These innovative Home Builders are overcoming that objection. Interest rates … (4 comments)

The Atlanta Home Show is this weekend Friday March 20 through Sunday March 22, 2009.  It will be held at the Cobb Galleria Center conveniently located off of I-285 near I-75. The Home Show is great because it gives me ideas, not just for myself but that I can pass on to clients.  How many times have you walked through a house and wondered what can I do with this space? For me that's all the time. The home show is full of ideas, presentations and vendors.

real estate: FMLS is Making Changes - 02/27/09 12:21 AM
In metro Atlanta we have 2 multiple listing services, GA MLS and First MLS or FMLS. I received this notice from FMLS about some changes which I think are going to be good. This is not the complete notice, it's just a summary.
Economic conditions and other factors have made it necessary for FMLS to establish some new policies and to modify certain rules; see below:
FMLS Policies Short Sales Reference to "short sales" is allowed only in remarks, either public or private. The verbiage must include the following language: "potential short sale/subject to lender approval"
