On May 11, 2009 Governor Sonny Perdue signed House Bill 261 creating a Georgia Income Tax Credit for the purchase of a home. Credit is limited to eligible purchases made between June 1, 2009 and November 30, 2009. The credit created by HB 261 can be claimed one time per taxpayer and is completely independent of the federal first time home buyer tax credit. Maximum benefit of the tax credit is $1,800 or 1.2 % of the purchase price (whichever is less) spread over three years. This is not for first time home buyers only. I have come across the most bizarre situation. Yesterday I received a phone call from a woman who had just signed a lease purchase agreement. She wasn't represented by an agent and didn't quite understand the contract. (I seem to get a lot of calls from people who aren't represented by a Buyer's Agent and then call for help after they realize they're in over their heads.) There are at least 3 Metro Atlanta area Home Builders that are offering some form of protection if a home buyer were to lose their job. Bowen Family Homes offers a Safety Net. If the Home Buyer were to lose their job involuntarily, the Bowen Safety net will pay their mortgage of up to $2,000 a month for up to 8 months. As of January 1, 2009 Carbon Monoxide detectors are now required in all new one & two family homes and townhomes of three stories or less. This is for newly permitted and new construction. With this Building Code change, Georgia will become the 16th state with carbon monoxide detector-related statutes.
