I was watching this media segment on some celebrity nonsense, and they kept referring to people as "Posers."  In fact, one urban dictionary definition of "Poser" is:
A poser is someone who tries to fit into a profile they aren't. People who try to give off the impression that they are one thing when they are really another.
Also, a poser can be one who says they can do something that they can't.

This house was sitting languishing on the market for over a year.  The Realtor had the listing the entire time - and was very frustrated at the lack of an offer.  The Seller was not open to Staging - and so just sat on the market, month after month adjusting the price of the house as the only means of competing in a down market.
Finally - the Realtor decided to Stage the house - investing her own money to make it happen.  God bless that Realtor.  I am not a believer that the agent should have to pay for a … (7 comments)

 - and although I know most of us do not actually have that condition - I did think that Stagers enjoy staging because of the short term gratification element.

I posted the first blog post about clients we worked with that said "We are Stagers" - and when working with us - we clearly were from two different worlds - they are in re-design, and we are in Staging.
I thought you'd like to see the Before & After photos from this Staging project.  Because we learned in our initial training how to handle a client - and how to honor them and their things - our suggestions were not taken as criticisms and the sellers ended up doing ALL we recommended.

"Microwave Thinking" was a phrase that was coined when many devices and food items were invented to make our lives easier.  Everything from instant breakfast to instant soup, instant dinners we could zap in our microwaves.  With the internet - now we have instant access to everything.  We have become a society where waiting for results is the exception - and one we don't enjoy. Who likes waiting weeks for doctor's test results or for plants to grow?  We want what we want when we want it!

Foreclosures are everywhere all over the US - a product of a loan industry mistake that has cost thousands and thousands of homeowners their home - displacing them and flooding the market with devalued properties. We have read stories of people literally dumping their furnishings on their lawns because of lack of storage facility space in town - and walking away.  These are high-end communities and bedroom communities from California to Florida and everywhere in between.  If you are not living the nightmare, know that you are blessed and in the minority.

I am getting excited for the Summer Olympics - my family and I have been watching the time trials for track and field and swimming - and I am always amazed at the athletes.

We were contacted to Stage a very dated 1970's house in the area, that was full of wood - flooring, paneling, huge wood bar, etc.  The sellers had done some updating and remodeling through the years - mostly in the Master bath.  The house had a great floorplan for entertaining, and a wonderful location with a golf course and cul-de-sac location.  We worked our magic - and the house SOLD the first week it was on the market!

I attended our local Realtor Board weekly marketing meeting yesterday, and in the "tech-minute" the person speaking shared two websites that I found both intriguing and a little scary. Some of you may have already found these as an interesting resource for information on our Mortgage and Building Industry - but if you have not - check them out.

In a private email exchange last night, another AR Stager/blogger was sharing she asked:  Are we moving away from the principles of arranging and using what a seller has in their house in the Staging process and towards becoming "rental" businesses? Is our focus on vacant homes overtaking our other possible (and needed) services?

New Stagers frequently email or call me asking to "shadow" me for jobs.  I get calls from interior design students as well that would like to complete hours towards their education and internship - and ask to tag along.  My policy is that I use only Stagers (not decorators or designers) - because it's too much for me to have to explain the principles behind what I do - staging is not decorating, yada yada.  But I have brought new people out many times - and it's a way for them to watch and learn and gain confidence.

When it seems so commmon sense to us - those that work in this field - isn't amazing when you come across people that STILL do not know what Home Staging is?  If you ask some Stagers they might tell you or me that "the market is saturated" - and the opportunity for expansion and more business is shrinking.

I know there have been other posts on this topic, but recently I have had to do battle with some rental companies in my region and elsewhere to help dispel the myth that renting furniture is "Staging."  I have had "discussions" with large national companies on behalf of Stagers, sticking my neck out to straighten out what I feel is a blatant misperception being fed to the public. The misperception is that "rental companies can Stage a house."  Is furniture the only thing needed in a vacant house? Some sellers believe that is true - and this damages what we do as Stagers.

Do you know how to GROUP NEGOTIATE or do you keep any great deal to yourself - hoping your "competition" will not figure out what you found?  Do you understand there is power in numbers?
When you go to stores or to wholesalers - do you ask about discounts for yourself? Most places will give Stagers a standard 10-15% discount, and maybe more if we flash our re-sale licenses.  But how many of you realize that when you are in front of a store owner, you have the "power" of negotiation on your side?  You see - it's not about only you … (2 comments)

As Stagers we are nearly always put in the delicate position of having to advise a client about something they love in their home that needs to be changed to maximize the sales process.  Telling the truth can be challenging because in our heads we may be thinking "I don't want to offend this person," or "What if I blow out this client and the Realtor never works with me again?"  It is always risky to tell the truth, and yet it has to be done, or we are compromising our integrity.

CHICAGO - CHICAGO!!  What a great town - and the location for the annual ASP Convention held at the end of June!!  We had a BLAST!
