Mesa Home Prices
Home prices in Mesa have been on the rise and are up 11.2% from May of 2013.  If you are interested in how much current inventory is on the market in Mesa you can find that information by clicking on the link.  Mesa remains very affordable option in the east valley.   Right now we are seeing a sellers market in homes under  300K due to low inventory in this price point.   As the price point increases to 300K to 450K the market is normal and above the 450K mark, we are seeing more of a buyers market.  It is important that you find the right agent to represent you and knows the market well.  Currently Mesa homes have a median time of 71 days on the market before they sell.       <description>Market Trends for the Greater Phoenix Market March 2014
February 2014 was on of the slowest months in recent history for Arizona real estate.  Only 5,522 listings closed compared with 2013 (6,647) and February 2012 (7,305).  Seller's felt this slow down in the market as homes sat longer or did not sell becasue of pricing issues.  Currently, the Arizona real estate market has a supply of 4.9 months inventory of homes for sale. A balenced market is considered 6 months of inventory.  Inventory rose only slightly by 500 new listings.   Homes priced correctly, at fair market value, are selling in this time frame and the buyers are out there as we move into spring.  With interest rates are remaining low it is a great time to start your search for your new Arizona home.
Home Prices are UP!
Overall, homes through out the the valley are up.  Scottsdale is seeing an increase of 11.3% from this time last year.  Tempe is at an 18.4% increase with Mesa at 16.4%, Gilbert at 11%, and Chandler at 15.2%. To get a free market anaylisis of your homes value, fill out this short form.

Overpriced homes do not sell.  It doesn't matter how much the owner needs to net, the owners emotional attachments, cost of rebuilding today,  or what you paid. The value of your property is determined by what a buyer is willing to pay and a seller is willing to accept in today’s market.
Overpricing homes is on of the biggest mistake sellers make in selling their homes.
Here are a few cost of an overprice home:A home on the market may become stigmatized by the length of time on the market.  Buyer's may think "something is wrong" with a property on the market for a long time.
Your real estate goals are not being met. Do you have to move because of _______? or did you find your dream home and want to move?
If your market is declining, you may end up for selling for way less then you may have been able to when you started.
Buyers may be excluded from choosing your home based on price.  Less exposure is less buyers.

Buyer's expect to pay fair market value when buying a home.  They will be guided by their agent when they make the offer.  The buyer's agent will provide information about homes that have recently sold in the area when they submit an offer.  Other consideration will be given to true upgrades in a home, such as a stylish modern kitchen with top-of-the- line appliances, size, and overall condition.
Consult with your real estate professional when pricing your home for a successful sale.   You should be provided comparable homes for sale (your competition) and  ones that have recently sold in your neighborhood or nearby that can help you and your agent decide on a selling price.
