A New England Antique

Just listed on January 1, 2010, JenRan Realty, LLC is proud to offer this 5566 square foot antique colonial home. The original house was built in 1784 and has seven fireplaces. The 12-over-12 windows, wide board floors, and exposed beams in the kitchen and great room are just some of the home's features.
The North wing was added in the 1960's and has a small galley kitchen, bathroom and a 25x25 bonus room over the two car garage. Would be a great game room or studio.
Located in a picturesque rural setting on a quiet paved town road in Northeastern CT. This might be the gem you've been looking for.
Visit www.jenranrealty.com for more information.

Walking for Animals

On October 25th in Lisbon, CT there will be a Walk for Farm Animals. The walk is to raise both funds and awareness about the Farm Sanctuary. The Farm Sanctuary rescues, rehabilitates, and provides care for farm animals as well as educates the public about the farm industry.
This will be the first walk I've ever participated in. Over the years I have donated to charitable groups who help animals and adopted many companion animals. I think it will be a nice combination of some of my favorite (non-real estate related) things: spending time outdoors, walking and animals.
If you or someone you know cares about saving animals please consider joining the walk or making a donation. I also urge anyone in the area to come by and support the teams and individuals who will be out walking.

A Small Step

After receiving an e-mail alert I did something I've never done before. I made a call, to the governor's office.
There is a bill waiting for Governor Rell's signature, SB 499 to be exact. It is a small but important step in the right direction in discouraging the sale of puppy mill dogs. If you live in CT or know someone who does please visit and share this link: https://secure2.convio.net/aspca/site/Advocacy?alertId=2586&pg=makeACall
After reading about the bill I made the call. My call went right through to an actual person! How cool is that?! I mean, the governor's office must be super busy but they had time for me, for the issue at hand.
It isn't going to stop puppy mills but will help increase awareness about where the puppies come from. If a 'kennel' IS indeed licensed by the USDA that's a red flag right there. Then it is up to the consumer to make a choice to support the puppy mill or not. Eventually retail stores will get the idea, at least I'm hoping it'll work out that way.

Whoa, what happened?! For a while I was so busy 'BPOing' that I took a break, a long one, from ActiveRain. Now I'm slowly trying to re-learn life here on The Rain since they've changed so much these last few months.
To my surprise this group Super Women has grown. YIPPEE! I'm so glad to see we have pages of posts from the members. Now if I can only get a photo loaded-I have a good one but it just won't work!
If anyone has a photo they would like me to use I'm all for it. Thought about posing for it myself with the kid, dog, cat, hens, pans, mop, laundry, desk, and vacuum, but the space allotted for the photo looks mighty small for all that.
Thank you all for being a part of this group, may we continue to learn and grow together. Have a terrific day!

PumpkinTown

Last year we visited PumpkinTown in East Hampton, CT. It was so much fun that we visited again this year...Free during the week there is a small admission fee on weekends.

A fun place to bring the family (no dogs allowed) and celebrate fall and Halloween. There are an assortment of sheds and small buildings all made up to look like a town. There is the famous fast food burger place, a church, a jail, a post office etc. The residents of the town are Pumpkin people and they all have very creative names pertaining to vegetables and other produce.

Now I can cross 'crashing a pumkin wedding' off my to-do list...
There are a lot of cute set ups like these but I don't want to give away all the little surprises here. In addition to the pumkin displays they have a store with Halloween decorations, produce, gifts and PumpkinTown shirts too!

They also take donations for the Cancer Center in Hartford as well as the Middlesex Cancer Center in Middletown.
Get in the Halloween spirit and visit PumpkinTown USA in East Hampton, CT.

Hey! It's the GENERAL LEE!

Sunday was the third annual Main Street Car Cruise in Putnam, CT. Hosted by the town of Putnam and the Tri-State Cruisers Car Club. Talk about cars! I've never seen so many classic cars in one place. Streets were blocked off, oldies were cranking from various locations, and there were even a few vendors selling crafts, jewelry and food.
No charge for parking or admission. Located in and around Putnam's antique district there are restaurants, shopping and walking paths in the vicinity of the cruise.
I saw the General Lee but no sign of Bo or Luke...
The Edsel, an American Icon-okay, maybe not!
I thought this one was a beauty and the barbershop sign in the back is a nostalgic touch...
Oldie but goodie
This was one of my favorites because it appears (to this novice) to be in original condition...
The burnout pit. What can I say but ‘loud and smoky.' The smell of burning rubber traveled well over half a mile.
I had a great time but was a little disappointed that I did not see a single Hudson :( Well, there is always next year.

Hands On Learning

Some people accept downtime and free time gracefully, I do not. I am not one for just sitting around, not on a beach, not on a couch-not anywhere. My husband can attest to my inability to simply ‘relax' and do nothing.
Recently things have slowed down for me and I've had some time to fill. What better way to utilize this time but to learn more about my career. Not the dreaded ‘stuck in class all day in a windowless room' but real life application.
When I first began my career in real estate (or maybe while taking the class) I thought I'd be in the business of selling houses and land. As time went on it became quite clear that selling is only the end result of our true focus: service. Sure a part of what we do is sales but the bulk of it is customer service.
Perhaps a good many agents out there thought the reverse, and some still see it as moving product...Which ever way it's viewed there are some agents out there who know little about houses. They can't tell the difference between hard wood and laminate flooring, they are not sure how a septic system works, and don't know what to call floor joists (just to name a few).
I'm not a builder or an expert on home construction but I have learned a lot in the last 7 years. So, often in my down time I take the time to learn more, even if I don't fully understand everything I do pick up a few helpful tid-bits that can be used in my career.

Yesterday I helped build the decking of a front porch; putting up the ledger, bolting the rim joist, and installing the joists. It was super hot in the sun but fun to be working outside. My biggest complaint is having to occasionally touch the PT wood-sometimes I had to take my gloves off.

JenRan Realty, LLC has gone YELLOW!

After two failed attempts to get a free listing in the Reminder phone book I'm happy to say that JenRan Realty, LLC is part of the Putnam/Willimantic Yellow Book. According to the sales representative, Lorraine Nelson, people are still looking to the phone book for services.
Yellow Book has an extensive advertising campaign which serves as a helpful reminder to pick up the phone book when we don't know who to call. I'll admit I use search engines 90% to find information on goods, services, people, etc. but sometimes I need a phone book.
Since opening JenRan Realty, LLC in 2005 we have not been in any phone book. I'll be curious to see if we get calls from our ads in the white and yellow pages. If it works out well we'll continue with Yellow Book and branch out to other editions so our entire market area is covered.

Remember; JenRan Realty, LLC is now, "in the book." When you are ready to buy or sell real estate give us a call.

Roseland Park

Summer is here and gas prices are way up... Sometimes it's good to get out of the house without breaking the bank. We like to take our daughter to the local park:
Roseland Park located on Roseland Park Road in rural Woodstock, CT is a fun and FREE place to visit.
At just over 60acres there is much natural beauty as well as man-made activities to keep everyone busy.
There is a lake for fishing and boating, a boat launch is located on the grounds for visitor convenience. For the nature lovers there are hiking trails winding their way up and around the hill-great for bird watching too. The kids can play in the sandbox, play on the playground, and there is even a basketball court. Your dog(s) can come too and must be on leash.
Just beyond the hiking trails is a little league field so bring your baseball gear!
If you are planning to stay for the day there are grills, picnic tables and a pavilion so you can enjoy a cookout or picnic. For large, private events the park can be rented for the day. Call (860) 963-7690 for more information.

Invitations and Blog #100

This is it, my no frills 100th blog. Although it seemed so impossible when I started blogging back in September, here it is. I was so excited when I realized my next blog would be the big 100! Seems like it should be about something (although Seinfeld had a good run based on the concept of nothing).
I just sent an invitation to one of my newest agents who is curious to learn what ActiveRain is all about. She isn't interested in blogging right now but who knows what will happen if she joins our family here on AR. I admit I had ZERO interest in blogging, anywhere, but sort of 'dipped my toe in the pool' and ended up getting hooked...now I'm swimming. No olympic athelete, but enjoying the experience.
When I first joined ActiveRain I was pleased that it was comprised of professional individuals and not just another MySpace type of network. Actually I wasn't aware of ActiveRain until last year and have forgotten how I got here! My goal when I joined was to invite a certain number of people a week so they too could experience this great place. Of the two dozen plus people only one joined up, after week two I stopped sending invites. These people could have brought so much experience and insight to AR... Their loss is our gain-we're all here having a great time blogging and networking.
To the ActiveRain community: You're great! Thanks for all your support, comments, questions, and answers-you are appreciated greatly.

The Numbers Game

One of the first questions I'm often asked from prospective agents is, "how many listings do you have?" Since this is a question with no right or wrong answer I simply tell them. Thus far the answer has been in the single digits and I'm quite happy with this. You may be asking yourself, "Why the heck are you happy with so few listings?" It's true, some real estate agents have dozens of listings-we all work differently.I think it's important to work closely with clients in order to provide excellent service. I'm not sure how I could make each and every client feel like number one if I had 30 of them demanding my time and attention (occasionally I do like to eat and sleep). The words of wisdom I pass along to my agents is to take on as many clients as they feel comfortable working with. We strive to make our clients happy and to have as smooth a real estate transaction as possible. Quality is more important than quantity. Jennifer Esposito SRS Broker/OwnerJenRan Realty, LLC756 Route 198, Woodstock Valley, CT860-821-8557 phone/faxwww.jenranrealty.com"A New Direction In Real Estate"

'Land Season' is Here

The season for land buyers has begun. Spring is just around the corner and people know it's a good time to finalize plans to build that new house.I love working with land buyers. It is so much fun to walk properties with a map and compass in hand and discuss their project. At the moment my clients have me searching in Tolland County, Windham County, and New London County. It's more than just hiking; at JenRan Realty, LLC we make sure our buyer clients receive comprehensive information about the property including-maps, deed restrictions (if any), site plans (if available), local zoning information, percolation tests, etc. If you or someone you know is looking to buy or sell land in Eastern CT give us a call. Jennifer Esposito, BrokerJenRan Realty, LLC860-821-8557 phone/faxhttp://www.jenranrealty.com/"A New Direction In Real Estate"

Something Different to Try...

I've been told to give a presentation at my husband's home building seminar(s). At first I thought it would be a one-time deal, but I think I'll be doing at least three this year. Free Homebuilding Seminars To be honest I haven't done any formal public speaking since high school. I remember what to do/not to do and also remember vividly how terrified I was to stand in front of the class. Do I want to subject myself to this? Yes I do. Part of being a real estate agent is giving presentations to people so this will be similar except the audience will be larger and without any pressure to get a client. After thinking about it I realized I have lots to talk about, probably too much, and won't have any trouble filling up my time slot. There is so much to cover when buying land; the contracts, location, amenities, road frontage, ledge, topography, easements, right of ways, septic/sewer, water, views, pricing, perc testing, and finding the right REALTOR® of course.I don't have a whole lot of time to prepare my presentation but I am eager to try something different to get my name out there. With luck everything will go well and there won't be any butterflies! Heck, it might be turn out to be a lot of fun.
