I  just ran into this situation with a client of mine.  I brought in a home stager to give recommendations on improving the house for the market.  Things on the list included updating the lighting, painting some walls, and fixing other cosmetic things throughout the house.  One of the first things my clients said to me was, "We've been meaning to do all of that for years."

Had Hamlet been around today and worked in real estate, he may have said something like, "To price high, or not to price high, that is the question.  Whether 'tis nobler in in the mind to suffer the slings and arrows of outrageous real estate prices..."  Okay, so that might be a stretch.

With the recent surge of foreclosure properties coming on the market, I have more buyers coming to me to find them a steal.  That's excellent because that's what I'm here for.  However, realistic expectations must be set when you start your foreclosure search.
