Tax Appeal Hearing went well today. Several of my sellers and buyers filed for a tax appeal hearing in Old Bridge New Jersey. It was easy to find the comparable properties they need to file a good case. The attorney representing Old Bridge as well as the municipal assessor seemed to be fair.
As always the tax commisoners were fair and helpfull. Keep your fingers crossed that all of my sellers and buyers win and get their real eastate asscesment lowered. Everyone could use lower taxes.

I just attended a class on the bulk transfer act in New Jersey and how it affects real estate sales.
Agents need to be aware that a buyer faces special risks in a sale if:
the seller used the property as an income producing property the seller claimed a home office deduction on the property If so a notice of impending sale must be filed with Trenton 10 days before closing. Best way to react when the bank asks you to reduce your commission on a short sale. It is not fair that the banks get all the benefit from the bail out and still insist on short changing the Real Estate Agents that work so hard. Just had another short sale closing Friday. I just said no to the lender. We closed!
