Getting free doesn't have to mean running away.
Today, many homeowners find themselves unable to escape an unmanageable mortgage. Some of them are being given some bad advice.
They are being told that walking away from their mortgage and letting the bank foreclose is their best possible option. It is called Strategic Default, and it has terrible consequences.

Best way to react when the bank asks you to reduce your commission on a short sale. It is not fair that the banks get all the benefit from the bail out and still insist on short changing the Real Estate Agents that work so hard. Just had another short sale closing Friday. I just said no to the lender. We closed!

Today one of my agents was short changed by a lender that allowed a short sale negotiator. This negotiator added in a 1% fee which the lender deducted from the commission. The seller did not ask for the negotiator. The buyer did not ask for the negotiator. The attorney did not ask for the negotiator. Then who did? Looks like the negotiator had an arrangement with the lender. Seems to be non RESPA compliant. My agent was representing the buyer. It was his choice to close today rather than fight and risk losing the home for his buyer. My job is … (12 comments)

Middlesex County hd a wild sale yesterday. We had a bidder show up with a personal check....a no no. We also had a visit from the Sheriff himself. It was great to see him. Several of the properties sold back to the bank for $100.
