We are all aware that we have a crisis on our hands. Here in Los Gatos and most of California we are in our fourth year of unprecedented drought conditions. Yesterday I received an article from someone back east entitled "Greedy Californians Are Almost Out of Water"! This was followed by the gripe of what this will do to grocery prices!! I was deeply offended by this, and was left speechless (something that doesn't often happen). The price of groceries is the least of our concerns. We are all aware that Los Gatos, as well as most of the San Francisco Bay Area and a large portion of California, is experiencing seriousdrought conditions. Last week I was walking on the Los Gatos Creek Trail, and I couldn't resist the irony of the picture below. While we had substantial rain in the beginning of December, it amounted to the proverbial drop in a bucket. According to cbsnews.com, Los Gatos ranks as the fifth most expensive real estate in the country, with an average list price (ALP) of $1,307,408. We are beat by Woodside/Redwood City, ALP $1,430,329, our neighbor Saratoga, ALP $1,867,980, Newport Beach, ALP $$1,904,083, and another close neighbor, Los Altos with an ALP of $1,963,100.

Just when we thought things couldn't get tighter with inventory, Los Gatos has gone and done it! And Los Gatos is not alone...all of Santa Clara county is lacking inventory as well. Actually, lacking is putting it mildly!! Los Gatos currently has 43 active listings (this includes single family homes, townhouses, and condos), compared to 73 active listings this time last year!! Santa Clara County is down from last year's 1159 active listings to 703 current active listings! That's approximately 40% down!

Los Gatos, California is a GREAT place to live! With a lively downtown and a boutique atmosphere, it's no wonder it is a delight to those of us who live here and to those who visit.
