Homes were on the market an average of ten fewer days this May. The Dutchess County attached home sales in August 2017 increased slightly over the same time last year by two sales. At the same time, both the average and median price fell as shown in the chart below. The number of days attached homes were on the market before selling improved significantly over last August, these homes took twenty-three fewer days to sell. Inventory fell to the lowest level in twelve years, at the same time purchase offers increased. The absorption rate is now down to 3.60 months.

Homes sales in Dutchess County during June 2016 Homes sales in Dutchess County during June 2016 for single family detached homes rose. As you will see in the graph below sales has been trending higher over the last five years. Both average and median price rose, and the absorption rate is now closer to a normal market during June. During May the number of homes sold was less than in 2013. The average also fell but the median was up. Dutchess County NY Real Estate Update October 2010 During October the real estate market in Dutchess County NY saw a decline in the number of sales, going from 155 in October 2009 to 105. That's right, 50 less homes closed this year- that is more than 1/3 less homes sold. What could be the reason for this? Well, last year this time there was the government buyer incentive in place, and many rushed to beat that deadline. No such offer this year. It is good to see that during July there were more sales than in June; although still down over same time last year. Also both average and median prices were up over last month. I sense more optimism in the market and this is evident from the fact that more potential buyers are out looking at homes in a wider price range.
