Attached home sales during March in Dutchess County was 37, 6 more than last March, this was an increase of 19.4 percent. Homes sold ranged in price from 19,000 to $599,900.
The average sale price of $224,525 was 19.9 percent more than last March when it was $187,335.
At $210,000 the median sale price was 8.2 percent higher than in March 2018 when the median price was $194,000.
Days on Market increased by 22 percent last March when the days on the market was 82 days versus 100 this March.

The absorption rate in January.came in at 8.33 months compared to 14.15 months same time last year. Back in December the absorption rate was 6.73 months, much closer to a normal real estate market which is 5-6 months worth of inventory.

Dutchess County attached home market update November 2015
Dutchess County attached home market in November had several positive trends.
Both average and median prices increased over last November.
The number of units sold increased over last November, so did the purchase over at the begining of the month.
The inventory decreased, and the absorption rate showed a three month+ drop.

Dutchess County NY market update
Dutchess County market update showed a significant increase in the number of single family standalone homes sold.
Sales went from 151 in October 2013 to 193 this October. This was an increase of 27.8 percent.
The homes sold ranged in price from $33,000-$5,000,000 (the home for $33,000 was a small summer cottage in the Sylvan Lake Community and the most expensive home an estate on over 150 acres; it sold for less than half of the original list price.

Dutchess County real estate update for August 2014 The Dutchess County home real estate update for Auhust 2014 showed 173 sales with an absorption rate of 12.72 months. The homes sold ranged in price from $26,000 to $1,200,000 and included some bank owned properties.
The median price of the homes sold increased by 8.2 percent going from $255,000 in 2013 to $275,000 this August.
There was a 20.6 percent decrease in the days on market, homes were on the market 26 fewer days.
Inventory increased by 211 houses, which was a 10.6 percent increase over August 2013, and purchase offers increased by 19 homes

During May the number of homes sold was less than in 2013. The average also fell but the median was up. There was a jump in the inventory therefore if you are in the market for a home you will have more homes to choose from.

Dutchess County NY real estate October 2013 Dutchess County NY real estate October 2013 for single family detached homes experienced an increase in sale, going from 108 in October 2012 to 151 this October which was an increase of 39.8 percent. This was also 17 more sales than in September. At the same time the average sale price fell 4.2 percent; last year it was $311,040 and this October $297,830. The median on the other hand increased .1 percent to $255,000 a $250 increase over 2012.

Dutchess County NY real estate during June 2013 The Dutchess County real estate during June showed 161 single family homes sold which was a 19.3 percent increase over same time last year.
At the same time the average price was slightly lower than last year when it was $294,005 to $291,326 this year.
The median on the other hand was 2.9 percent higher than last year coming in at $250,00. Most of the homes sold were priced in the $200,000 range which is in line with the average and median prices in the County.

During the first quarter of 2013 in Dutchess County NY there were 5 sales in the million dollar single family market. The homes sold ranged in price from $1,355,000 - $9,500,000. The most expensive home was on 400.86 acres. When compared to same time last year, back then there were 3 sales with price ranging from $1,200,000 - $1,750,000.
Rhinebeck had the most active listings, 5 in the town and 1 in the village. At the same time the 2 most expense sale came out of the Town of Washington.

Dutchess County NY real estate-Homes for sale Home sale in Dutchess County rose 17.9 percent over same time last year, going from 84 in 2012 to 99 this year.
The opposite can be said for the average sale price which decreased by 20.6 percent. Last year it was $286,772 and this year it was $227,615 . if you take a look at the graph and chart below you will notice this year had the lowest average price in February over the period 2004-2013.

Dutchess County NY Real Estate Market Update For September 2012 showed 137 single family detached homes sold in the month, which was a decline when compared to September 2010. Both median and average selling price when compared to same time last year came in lower.
Other highlights, days on market dropped 24 days, so homes were selling faster. Dutchess real estate inventory dropped, and purchaser offers were up. At present inventory level it would take 14.39 months to work off the present inventory.
The most expensive home sold went for $1,800,000 half the original list price.

The Dutchess County real estate market update in July 2012 saw an increase of 6 sales over same time last year, however, the median price was down 6.3 percent. Good to see a decrease in the inventory- a drop of 260 homes, which was an 11.9 percent drop when compared to the Dutchess County real estate market update in July 2011. In Dutchess County during March 2012 there were 8 less homes sold when compared to same time last year. However, when compared to February 2012 there were 20 more sales in March. This could have been a result of seasonal change as well as the fact the winter was mild.

How was the real estate market in Dutchess County NY in February 2012
In Dutchess County during February 2012 there were 4 less sales in February than in January. However when February 2012 was compared to same time last year there was a 7.7 percent increase.
Taking a look at the average price, a big drop was noted when compared to February last year, going from $473,077 to $286,772 ( a $39.4 percent drop). As can be seen on the graph below, the average price of $473,007 was the highest recorded between February 2003 -2012.

The number of single family detached homes sold in Dutchess County in December 2011 was 112 which was 12 less than the same time last year. Average price fell 13.4 percent and median 13.1 percent; the comparison to last year is noted in the chart below.
What is the average time on the market for Dutchess County single family homes? 152 days which is 6 more than same time last year. The inventory fell 6.6 percent and the absorption rate fell by 2 months from last month, but we are still in an entrenched buyer's market.

During October 112 single family homes sold in Dutchess County, 7 more than same time last year. At the same time when compared to this September there were 33 less sales.
Both average and median selling price fell and for the first time in 9 years the median price fell below $250,000. Keep in mind this data only applies to properties listed on the Mid Hudson Multiple listing Services.
