On the heals of a rough day in the market, we have continued this disturbing rate trend today. Mixed economic data has caused a volatile morning. Two early economic reports were negative for Mortgage Backed Securities (MBS). The Employment Cost Index which measures the cost of labor, increased during the 2nd quarter of 2014 at the fastest pace since the 3rd quarter of 2008. Fed Officials are closesly watching wage gains as an indicator of labor market slack, so today's data may increase pressure on the Fed to raise the Fed Funds Rate. Increased investor optimism about the pace of economic growth in Japan & Europe, as well as comments by the San Francisco Fed, have worsened MBS this morning after a down day yesterday.  Pricing is on average 0.500 worse to points/credits (and counting...)

Stronger than expected economic data caused a decline in Mortgage Backed Securities (MBS) this morning, ahead of the Fed Announcements (which are due later today). Second Quarter GDP increased 1.7% (above the consensus prediction of 1.1%). The ADP estimate for July employment showed an increase of 200,000 private sector jobs (above the consensus forecast of 180,000). As a result, pricing is roughly 0.250 - 0.375 worse to points/credits for any given interest rate from where we closed yesterday.

Durable Orders were stronger than expected this morning, while Jobless Claims came in very close to the consensus. Mortgage Backed Securities (MBS) opened low and moved lower after the news, but have since returned close to opening levels? There will be a 7 year treasury auction later this morning. Prices are on average 0.250 worse compared to yesterday, depending on rate and product.

Stronger than expected manufacturing data in Europe has hurt global bonds, including Mortgage Backed Securities (MBS) this morning.  Favorable New Home Sales data pushed MBS even lower.  As a result, pricing opened +/- 0.375 worse today. There will be a 5 Year Treasury Auction later this morning.

We closed yesterday down 25 basis points (bps). For those of you unclear what this means, essentially any particular interest rate that was available at 0 points when the market opened yesterday would likely be available at a cost of 0.25 point yesterday afternoon.  For example, on a $400,000 loan amount, a 25 bps worsening would increase the cost of that particular interest rate by $1000 ($400,000 x 0.25 = $1000). The market is slightly up in early morning trading today.

Yet another volatile day yesterday (stop me if you've heard this before). In both anticipation of, and reaction to the Fed Meeting (FOMC), we lost upwards of 70 basis points before sharply making up ground near the final bell. The end result was a 31 basis point worsening to pricing. Thus far today, we have lost an additional 25 bps.

On the heals of Friday's debacle, we had a nice bounce back day yesterday with a 50 basis point improvement. We begin Tuesday in positive territory, but remain cautious on locking short term. While most of the market was enjoying a 4 day weekend, we "quietly" had quite the devastating day for rates on Friday. Immediately after the promising numbers of the jobs report were unveiled, we opened 127 basis points worse than Wednesday's closing. As the short market day progressed, we lost an additional 72 basis points. In early trading today, we are beginning to make up some ground, but we have far to go!

In fear of cursing it, I am hesitant to acknowledge a recent turnaround in the interest rate trends. Friday finished with a strong 31 basis point improvement, and thus far, we are up an additional 28 bps.  We still have a long way to go in order to erase the losses of last month (but this is a good start).
