Although the main role of an Appraiser is to render an opinion of value for the "subject property" being appraised, the Appraiser will always "call out" the following 2 items if they are in violation of safety codes.  These 2 items are as follows:
 
Carbon Monoxide Smoke Detector - a minimum of 1 per floor/level/story of the home) Water Heater double-strapped in a workmanlike (i.e. "to code") manner  
Not only will the Appraiser proactively look for the above 2 items, but he/she will also make a point to include photographs of them in the actual appraisal...every time.

An often overlooked mortgage underwriting guideline is Cash Reserves (aka Post-Closing Liquidity).  While not all loan programs require Cash Reserves, it is important to know what assets are eligible (and at what percentage).  A good way to visualize Cash Reserves is to determine what is left on deposit "after all the smoke clears" when money was used to buy a home.
 
As a rule of thumb, whenever a Borrower is pursuing a Jumbo (aka Non-Conforming Loan) and/or if that Borrower has (or is purchasing) Rental Property (aka Non-Owner Occupied), Cash Reserves will typically be required.

Just when you thought the recent spike in mortgage rates would stop, we are continuing to get worse! Today is the worst day for mortgage rates in the last 3 months! MBS began with small losses and quickly moved lower. Ironically enough, weekly Jobless Claims rose to 268K above the consensus of 255K (you would think this would improve mortgage rates).

This morning, September CPI inflation rose 0.3% from August, matching the consensus, and it was 1.5% higher than a year ago.  Core CPI, which includes food & energy, rose 0.1%, below the consensus for an increase of 0.2%. Core CPI was 2.2% higher than a year ago, down from 2.3% last month. NAHB Housing met expectations.

Mortgage Backed Securities are up thus far today after declines yesterday.  The European Central Bank (ECB) made no change in policy, as expected. The ECB expects to leave accommodative monetary policy in place for quite a while.  In the USA, the ADP estimate for private sector job gains in May was 173K, very close to the consensus of $175K. Weekly jobless claims fell to 267K, which was also very close to expectations.
