Weaker than expected economic data has lifted Mortgage Backed Securities this morning.  July Retail Sales were flat from June, below the consensus for an increase of 0.2%.  Retail Sales ex-autos also fell short of expectations.  
Compared to yesterday's closing, the market has opened with a 0.125 -% - 0.250% IMPROVEMENT for the Points/Credits associated with any given interest rate option.

This morning, January Industrial Production declined 0.3% from December, below the consensus for an INCREASE of 0.3%. Bad weather was again cited as a significant influence on the results. Import Prices & Consumer Sentiment came in close to expectations. There was little immediate reaction to the data, though Mortgage Backed Securities have trended lowere this morning.
Pricing has opened 0.125 WORSE to the points/credits associated with each interest rate option.

After declines yesterday, it has been a quiet morning ahead of tomorrow's Employment report. Weekly Jobless Claims dropped to 331K, which was very close to expectations. Fourth quarter Productivity rose to 3.2%, above the consensus of 2.5%. The December Trade Deficit was larger than expected. The European Central Bank (ECB) made no change in rates. The Dow is up 150 points. No more economic data will be released today. 
As a result of the above economic activity, pricing has opened 0.125 / 0.250 WORSE to the points/credits associated with each interest rate option.

Stronger than expected economic data has caused Mortgage Backed Securities to move lower this morning. The Empire State manufacturing index surged to 12.5 (well above the consensus prediction of 4.0)...its highest level since May, 2012. December PPI inflation rose 0.4% from November, matching the consensus, and it was 1.2% higher than one year ago. Core PPI, which excludes food & energy, increased 0.3%, far above the consensus prediction of 0.1%. The net result of this news is a market opening of roughly .125 - .250 WORSE to the points/credits associated with each interest rate option.

After a promising start to the week, mortgage pricing worsened a whopping 53 basis points. Today's Consumer Price Index (CPI) came in slightly lower than expected. There was little reaction to the data ahead of tomorrow's Fed Statement. As such, the Dow is up 40 points...there will be no further economic data released today.

One of the candidates for Federal Chief withdrew unexpectedly over the weekend.  His withdrawal leaves Janet Yellen, the current Fed Vice Chair as the clear favorite to replace Ben Bernanke. She is expected to continue the Fed's loose monetary policy, which caused a rally in both stocks and bonds this morning. Today's economic data had little impact. The Dow is up 170 points. No more economic data will be released today.

jumbo rates in san diego: Mortgage Rate Update 9-11-13: Trends Projections & Today's Best Rates - 09/10/13 11:14 PM
Yesterday after the close of trading (9/101/13), Mortgage Backed Securities (MBS) had a monthly coupon rollover.  The effect was -41.11 basis points. WHen the rollover happens, this month's coupon is closed out and all new loans are placed into the next month's coupon. This does not effect rate sheets or pricing. However, any chart patterns which arise frm the rollover must be taken with a grain of salt.
