I have been selling real estate for a touch over 23 years and it still amazes me sometimes how little effort other “professionals” put into a transaction.

Low Ball to me means way under market value- NOT way under the asking price. As an experienced agent, I KNOW WHEN I HAVE AN OVERPRICED LISTING! And like your priest- I expect you to tell me EVERYTHING! In Michigan, once you become my client, I have certain fiduciary duties to you: Loyalty, Obedience, Disclosure, Confidentiality, Reasonable care and diligence, and Accounting. I work for you, in your best interest.

When we form an agency relationship with a client we owe certain fiduciary duties to that client: Loyalty, Obedience, Disclosure, Confidentiality, Reasonable care and Diligence, and Accounting. And since 1994, in Michigan, we owe these duties to our buyer clients as well as our seller clients. In MI we now have Seller's agents (aka the listing), Buyer's agents, Disclosed dual agents, Designated agents, and Non-agents (transaction broker or facilitator).
