Every cloud has a silver lining... And the latest market snapshot makes me feel hopeful. Arrowhead Woods closed sales last 90 days. 66 sold $151,500 - $829,000 Median sale price $320,000 (at 96% of list price) Average days on market: 138 I took this photo at my daughter's cheer practice last week. All practice stopped as everyone oohhed and aahhed over the dramatic look. It took me a few minutes to go get my camera, so I didn't get the whole thing, but it was truly beautiful.

The latest numbers from www.ala-ca.org indicate the lake is fast approaching full. We've had some really exciting thunderstorms that are uncharactaristic for this time of year. It's fun for us to have the occasional storm, but I would have liked to see more rain out of it. Memorial Day was so warm on the lake, now it feels like we're back to winter! The forecast says it's going to warm up, I'm sure it's just a matter of time. In the meantime, I'll just cross my fingers that we get the lake full. Or Lake Arrowhead Real Estate is Alive and Well?! I keep hearing stories of friends and family members struggling in this economy. I hear a new sad story every day. I am involved with REO properties, I know this is real, and yet.... This past weekend, I showed 2 sets of clients back to back Saturday, wrote an offer on a property that evening. We are still in negotiations. I got 3 legitimate leads on the internet, one resulted in a written offer last night which was accepted today. Time to grow It is difficult to know in this economy whether to cut back or take it to the next level. I am not sure when or if things will pick up to the way they once were. My mentor told me that now is a great time in Real Estate because everyone who wants to make it will have to really work and we will learn good habits that will take us through our real estate career. Wow, the guidelines must be getting more strict! I know this is a good thing, but I just had an appraiser call me and tell me they didn't think they could find comps for this hugely overbuilt 4 car garage house! It's an REO! It's a good deal, I swear... So I sent her what comps I could come up with but since it is overbuilt clearly there isn't anything as large as this home. I'm thinking, "Smaller homes sell for more, but this home can't be comped??". I get that the lenders are tightening up (a little late!) on … (2 comments)
The lake may be down a little, but with the decreasing temp. there are less boaters on the lake and therefore less evaporation. I really would like to get out there a few more times this year. My daughter just learned to ski and it's such a joy to watch! We have had a few days that attempted to rain, so maybe winter will bring overflowing lake levels this year - we'll just have to see!
