heron bay homes: Home Affordability Sinks For The First Time In 12 Months
- 08/15/12 01:27 AM
Rising home prices are taking a toll on today's home buyers. For the first time in 4 quarters -- and despite falling mortgage rates -- home affordability is sinking. Earlier this week, the National Association of Home Builders reported the Home Opportunity Index, a measure of home affordability is down to 73.8 for the second quarter of the year. This marks the metric's first "down" quarter since the second quarter of 2011, and is its lowest reading since December 2010. A home is considered "affordable" when its payments meet standard mortgage underwriting criteria for families earning the local median income. This

heron bay homes: Mortgage Standards Stop Tightening; Lending Soon To Loosen?
- 08/08/12 02:30 AM
As another signal of an improving U.S. economy, the nation's biggest banks have started to loosen mortgage lending guidelines. As reported by the Federal Reserve last quarter, no "big banks" reported stricter mortgage standards as compared to the quarter prior and "modest fractions" of banks reported easier mortgage standards. The data comes from the Fed's quarterly Senior Loan Officer Survey, a questionnaire sent to 64 domestic banks and 23 U.S. branches of foreign banks. The survey is meant to gauge, among other things, direct demand for consumer loans and banks' willingness to meet this demand. Not surprisingly, as mortgage rates fell

heron bay homes: Simple Real Estate Definitions : Right To Cancel
- 06/28/12 12:55 AM
As part of the federal Truth-in-Lending Act, refinancing homeowners are granted a 3-day "cooling off" period post-closing during which they retain the right to rescind, or "cancel", their recent refinance without penalty or cost. The Right To Cancel is protection against surprises at closing and/or a change of heart. It's also a safety valve for homeowners signing paperwork under duress. With 3 days to revisit and rethink the terms of a loan, a homeowner can maintain tighter control of his/her financial situation. If you ever have the wish (or need) to execute your right to rescind, be aware that the process

heron bay homes: New Home Inventory Keeps Sinking
- 10/27/11 06:17 AM
New Home Inventory Keeps Sinking Home builders continue to sell homes and work through inventory. According to data from the Census Bureau, the number of new homes sold in September jumped 6 percent from the month prior, beating analyst expectations. On a seasonally-adjusted, annualized basis, buyers in Florida and nationwide closed on 313,000 newly-built homes last month. It’s the highest reading since April and a major reason why the available number of new homes for sale is shrinking. As compared to September 2010, there are 19% fewer homes for sale nationwide. At today’s sales pace, the complete new home inventory would be “sold

heron bay homes: How To Change Your Doorbell
- 10/24/11 05:14 AM
How To Change Your Doorbell When we move into a home, we make changes. Appliances get replaced, rooms get painted, and floors get refinished or recarpeted. It’s part of how we make a home “ours”. One item we tend to skip, though, is the changing of the doorbell. In most Parkland homes, the existing doorbell is “good enough”. Well, if you’ve ever had a mind to change your home’s hard-wired doorbell system, the good news is that changing your doorbell is a simple, do-it-yourself project. Whether you want chimes, songs, or the traditional ding-dong, all you need is a screwdriver,

heron bay homes: Fed Minutes : A Fed Divided Reaches Comprise
- 10/14/11 02:46 PM
Fed Minutes : A Fed Divided Reaches Comprise Wednesday, the Federal Reserve released the minutes from its 2-day meeting September 20-21, 2011. The release shows a divided Fed in disagreement about the current U.S. monetary policy. The group reached compromise for new economic stimulus, however, and maintained its commitment to accommodative interest rates. Wall Street reacted tepidly to the minutes. Mortgage rates in Parkland and Coral Springs worsened slightly post-release. The Fed Minutes gets less press than the FOMC’s post-meeting press release, but it’s every bit as important. Because it details the conversations that take place among voting and non-voting Fed members at

heron bay homes: Retail Sales Expected To Rise; Mortgage Rates Should Rise, Too
- 10/13/11 04:33 AM
Retail Sales Expected To Rise; Mortgage Rates Should Rise, Too The American Consumer is alive and well, it seems. Friday morning, the Census Bureau will release its Retail Sales figures for September. The report is expected to show an increase in gross receipts for the 15th straight month with analysts predicting a 0.6 percent increase from August. The projected increase represents the largest jump in Retail Sales in six months and would likely lead mortgage rates higher for buyers in Parkland and nationwide. The connection between Retail Sales and mortgage rates is fairly straight-forward. Retail Sales are the majority component of “consumer

- 09/26/11 03:01 AM
How To Clean Your Home Gutters With the change of season, it’s a good time to make sure your home’s gutter system is clean and well-functioning. Home gutters serve a specific purpose. By capturing and funneling rainwater away from a home “footprint”, water damage to walls, windows and roofing can be minimized. A well-functioning gutter system can keep a home’s yard from flooding, and a foundation safe from long-term structural damage. Damaged or dirty gutters can lead to major home damage that may not be covered by insurance. For homeowners in Parkland FL, keeping clean gutters is essential. Luckily, with the

heron bay homes: Improve Your Home’s Air Quality
- 09/19/11 05:08 AM
Improve Your Home’s Air Quality How healthy is the air in your home? According to the U.S. Environmental Protection Agency, a common class of airborne toxins known as Volatile Organic Compounds (VOCs) is ruining indoor air quality, and causing some U.S. homeowners to become dizzy, asthmatic, and ill. VOCs are gases emitted by certain, common household products, including paint and paint strippers, cleaning supplies, and copiers and printers — even when the aforementioned products aren’t in use. You can find VOCs “everywhere” because organic chemical compounds have become essential in everyday life. VOCs are what give cars that “new car smell”.
