spring tx property taxes: Relocating to Spring Texas? 10 things you need to know - 03/13/09 08:58 AM
If you are thinking of moving to Spring Texas there are things you need to know. Things Rick (my husband and fellow Prudential Gary Greene Realtor) and I eventually learned on our own but want to share with you.
10 Things you need to know before moving to Spring Texas:
1.  No Downtown. Spring Texas is an unincorporated area of Harris County which means there is no actual city of Spring.  We do have Old Town Spring which is a quaint area of 200 shops but it is not what you would expect a downtown area of city to be.
2.  Our areas … (0 comments)

spring tx property taxes: Texas ranks 8th LOWEST in state-local tax burden - 08/26/08 05:16 AM
There is no denying that our real estate taxes in Spring Texas are higher than in other states. But you shouldn't ONLY take into consideration real estate taxes when considering whether its affordable to live in Spring Texas.
For 18 consecutive years the nonpartisan Tax Foundation has published an estimate of the combined state-local burden of each of the 50 states. And they have just released the State and Local tax burden estimates for 2008 and our big state of Texas came in as the 8th lowest state in state-local tax burden.  And this rating of being in the top 10 lowest states in … (0 comments)

spring tx property taxes: Spring TX real estate taxes to increase if school bond passes - 03/25/08 03:03 PM
One of the bad things about growth is that sooner or later we are going to have to pay for its impact on our infrastructre. And pay we do, usually in the form of increased taxes. Over the last four years, our Klein school district has experienced growth. Growth of more than 16% or 6,000 students. Thus the need for another school bond election. If it passes, its projected to increase real estate taxes for Spring Texas homeowners by $0.20.
If you are like thinking, it wasn't that long ago since Klein school district had their last bond election. You are right. Their last bond election was in … (7 comments)

spring tx property taxes: Spring TX Real Estate: 2008 Protest Deadlines CHANGE - 03/06/08 08:46 AM
In previous years, we typically would receive the notice of appraisal value of our homes in April. We would have until May 31st or 30 days after the date the appraisal district sent the notice whichever is later to protest the value. But for 2008, the dates have changed.
You now have until April 30th or 30 days after the date the appraisal district sent the notice whichever is later to protest. The Harris County Appraisal District (HCAD) has not provided a reason for the early protest deadline, but I would suspect that it has to do with the larger quantity of protests the appraisal district … (2 comments)

spring tx property taxes: Spring TX Real Estate: How much did that house SALE for? - 02/10/08 07:54 AM
In other states, how much a home sold for is considered public information and is available through tax records. This is not the case in Texas. Texas is a non-disclosure state which means the price the home sold for is not recorded. The Deed of Trust is the recorded document but it only contains the borrowed amount and not the sales amount.
Since Texas is a non-disclosure state, Zillow.com is NOT a reliable source for sold information. Zillow.com relies on public county records as their primary data source for their Zestimates which creates challenges when sales data is not in the public county records.
So … (4 comments)

If you ask Realtors how much is the Homestead Exemption for homes in Spring Texas, the majority of them will tell you that its 20%. The sad part is that this is just NOT True. The TRUTH is it depends.

spring tx property taxes: Spring TX - Property Tax Rate Decrease! - 10/11/07 02:43 AM
SPRING TX PROPERTY TAX
I must say that just writing the words Property Tax Decrease is a little weird. But its true Klein school district in Spring TX approved a 32 cent decrease from the 2006 rate for 2007. Now 32 cents may not sound like a lot, but with the median home price of $160,000 in Spring TX it amounts to $512.00 a year. These are the savings that Spring TX homeowners were promised by the State Legislation as a result of the School Finance Reform Law that was passed in 2006. The School Finance Reform Law reallocated the share of the burden of … (3 comments)

spring tx property taxes: Texas property taxes - Why are they so HIGH? - 09/23/07 07:00 AM
TEXAS PROPERTY TAXES
I am often asked why property taxes in Texas are so high? The simple answer is because Texas does not have a state income tax and thus our schools, social services, roads, and infrastructure are supported by a property tax. Although they may seem high, our overall tax burden in Texas is much lower than the national average, especially if you compare it to the 41 states that impose a state income tax.   The three main components of our property tax structure are the county tax, school district tax, and the MUD (Municipal Utility Tax).  MUDs are political entities … (0 comments)
