Woo Hoo!!! What a milestone! Congrats to everyone behind the scenes for making this site such a wonderful network to be apart of! And now on to the next 100,000 :) It is with great pride and much humility that we announce ActiveRain has reached 200,000 members! As of Monday January 17th, 2011 our membership number has gone over the 200,000 mark. The journey to get to this point wouldn't have been possible without the amazing support of our members. We've always been big dreamers, but nowhere in our wildest dreams did we imagine the impact this community would have on our own lives and on the lives, and businesses, of the members who choose to participate here. It's our members that have made ActiveRain the foremost place on the internet to get information about the real estate industry. It's our members that have made ActiveRain the greatest community of professionals on the internet today. It's our members that have chosen to passionately share their love for the industry from which they derive a living. It's our members who have freely shared with one and other the secrets to their success. It's our member that have chosen to educate and connect with millions of consumers a month. Much like many of you, we've traveled to the far corners of the internet, and never have we seen a more caring and engaged group of people online. The support and kindness extended by our members has literally changed the way we view our industry. This was posted several weeks ago, but I really think that there are some clear advantages to listing and selling your home during the holidays. And some of these apply to buying a home during the holidays as well. And if you happen to be looking to buy or sell this holiday season, feel free to give us a call! :)Yes, It is October and the Holidays are Coming. In just 3 Short Weeks the Halloween Deco will come down and the Thanksgiving and Christmas/Hanukkah Decorations will come out of the Closets. This is a Great Time to List a Home and there are even more reasons this year to List during the Holiday Season. With the Present Moritorium on Foreclosures, the Inventories should draw down and that will mean less competition for sellers putting their homes on the market during the holidays and may mean a better opportunity for a quicker sale with less hassles. Here are the top 10 reasons to List this time of year: People who look for homes this time of year are serious buyers and not just out there to wear down your carpets. Serious Buyers pay more for a home. So you get less inconvenience and more serious buyers. In January and forward into the spring there will be dramatically more homes coming to market every day. With more competition, there will be less demand for a particular home. Serious Buyer have fewer houses to chose from during the holidays which in turn means less competition and more money for you. Do you remember the last thing you had copied, either for yourself or someone else? You probably do. It could have been someone's driver's license for your client file, a HUD statement, an earnest money check, tax returns for a mortgage broker, or a contract. How about your insurance card at the doctor's office or your social security card for a job you just accepted? These are just a small sample of what we copy on a daily basis. But did you know that the copy machine keeps a digital image of every single thing that it copies?? They're all stored on its hard drive, ready and waiting to be re-viewed by whomever looks for them. I don't know about you, but to me, that it S-C-A-R-Y. My uncle sent me this YouTube video the other day which explains everything clearer that I can. It's a piece that CBS News did on April 25, 2010. Blue Light Special on Homes! Are you making this clear?

Great analogy!Listening to Dave Ramsey yesterday he made a point that caused one of those classic lightbulb above the head moments. Aha! He compared the current real estate market to the Blue Light Special at Kmart. A perfect comparison! The market is coming back but homes are still selling at bargain prices throughout the country. Are you making this point clear to potential buyers? If not, you are missing out on a huge amount of business. Real Estate agents are sometimes guitly of touting "Now is the time to Buy" when it may not be so. You must make it clear to your buyers that there really is no better time than now to buy. Seeing is believing. Show potential buyers proof. It is like a map at an amusement park. You need to show them the You Are Here mark. "Houses were selling for this, now they are selling for this." Show them a graph of real estate trends and make the point that right now the market is here but the market always rebounds and will come back to this point. Ask them, "At what point on this map would you rather buy a home?". Don't just show potential buyers current interest rates, show them past interest rates to illustrate how great of an opportunity these rates really are. Remind them homes are not "For Sale" they are "On Sale". And luckily, so are interest rates. What are you doing to illustrate the Real Estate "Blue Light Special" to potential buyers?

Active Rainer NEEDS Your Help PLEASE!

Please Pray!Please reblog this post so that we can help get the word out about Denise Shockey's family's tragedies. Denise Shockey is very near and dear to my heart. She is one of the agents that I have had the privilage to coach. We even have split short sale deals together. Denise is such a hard and smart worker. She works for Re/Max in Cocoa Beach Florida. She had her whole team up and running. Denise is a go getter and was really going to the top. Right as everything was put into place and her team was in the growth stages- tragedy hit her and her family and hit her hard. They say that bad stuff happens in threes, well, Denise has had more than her share this last few weeks. Denise's husband and son are near dying. She needs our help. Denise is very brave and independent and up until now has not wanted me to reach out to Active Rain for help. But the time has come and she is now asking that I speak in her behalf. John Shockey was the Police Chief in their home town of Rockledge Florida. He served for many years as a very respected Police Chief. He started to feel a lot of stress back in October of 2009. He felt it best if he retired at that time to relieve some of the stress. He was helping Denise in her business and was planning on partnering with her as an agent. It was all mapped out. But then he ended up in the hospital. The doctors determined that he had a heart attack back when he was still a Police Chief and that is what that stress feeling was all about. This kind of heart attack is called, "the Widow Maker". He is not in operating condition right now, it is that bad. His LAD artery is has 100% blockage. He is at risk of sudden death at any time. The doctors have placed him on a transplant list at Shands Medical Center in Florida. His heart only works at 20% capacity and he can die at any moment. John was approved for social security benefits but those funds will not start coming in for another five months. In the meantime Denise is trying to hold it all together. There is no way she can do this on her own. A couple of the agents in her office are helping her with her short sale listings and files. There is no way she can concentrate on new business right now. It is just so heart wrenching to watch someone close to you go through this and feel so helpless. She has hope, she has faith in God, she takes time to pray. Then as I said, tragedy does not strike once- her son was in a very bad accident and he is only 18 years old. When she arrived at the hospital her son was in a coma and was on life support. What more could be asked of Denise to bear. Dylan is her son's name. Dylan was able to have brain surgery but he is going to have a very long recovery time. Right now, Dylan has severe brain damage and is behaving at an emotional level of a five year old. Now we all know that when you work in real estate if you are not closing deals you are not making money so needless to say, they are going to lose their home also. They are trying to sell it as a short sale. There is just no way that Denise can keep up the payments plus take care of two men in her life who need her full time help. I am crying as I write this request for us to please start a prayer chain for Denise and her family. Please reblog this and ask everyone you know to please pray for Denise, John and Dylan.
