rincon valley: Fair Housing is more than a community guideline, it's the law - 01/24/18 02:37 PM

Active Rain has published guidelines that all members are expected to abide by.  Following these guidelines makes Active Rain a pleasant, fair, and motivating place to share information between real estate professionals, and the public.

Part of our community guidelines requires participants to follow the Department of Housing and Urban Development's Fair Housing laws.

In our current political environment there seems to be a lot of talk about race in America.  Whether you are a republican or democrat, it seems that the topic finds itself in the nightly news.

rincon valley: New Price ! - 10/05/17 10:59 AM
I love it when a client who has lived in the same house for 20 + years thinks they know how to price a house better than me.  Don't get me wrong, as a homeowner myself, I pay attention to what sells in my neighborhood, and feel I have a pretty good idea of what homes are worth, but when a seller over prices their house by 20% compared to recent comps, it can create a little conflict.  I do value my clients opinion even if I think it's too high.  My clients are the boss, and if they insist on over … (10 comments)

rincon valley: Walk, Wine, Wag - 09/29/17 10:54 AM
It's time for another Kunde Vineyard dog walk around the vineyards.  I've done this hike a few times, and it is one of my favorite dog walks.  The hike is led by Kunde wine grower  Jeff Kunde and his dog Marley.
Be prepared to hike 4-5 miles through the hills and vineyards of the Kunde Winery.  The hike is strenuous, reaching altitudes of 1400 ft. Every mile or so there is a place to stop and rest under an oak tree, and  to enjoy a Kunde varietal wine.  Starting with cool whites, moving to reds and blends.  Enjoy seeing the 100-year-old … (10 comments)

rincon valley: Meet Bella my latest Rescue Beagle - 09/05/17 05:34 PM
This is Bella my most recent foster beagle. She was surrendered to Rescue for North Bay Beagles by her owner. I've only had her for 24 hours, and have seen that she is a sweet loving dog who enjoys walks and being held. She is totally house trained, and loves sleeping quietly on the bed or in her crate. She is a very small beagle/dachshund mix who is looking for her forever family.
If you are interested in adopting Bella, contact Pam at Rescue for North Bay Beagles.

rincon valley: 5 Things your roof wants you to do for it NOW - 09/01/17 09:56 AM
We are lucky in California that our weather consistently provides virtually NO rain July, Aug or Sept. Well, October is not that far away so this is a great time to check your roof for these 5 issues.

1) Vegetation should not be touching your roof

What's this look like?
Tree limbs dangling over your roof with branches touching the roof. or bushes that have grown so tall they are touching your roof line.
Tree limbs and hedges touch the roof and cause excessive wear and tear on the roof

What's the problem? When the wind blows, that vegetation rubs your roof, accelerating the wear … (9 comments)

rincon valley: Rincon Valley day hike: Valley View Trail - 08/24/17 09:27 AM

My mountain bike is in the shop due to a broken spoke but it was such a nice day that I really wanted to go outside and get some exercise.  I took my dogs to Hood Mountain Regional Park and hiked the Valley View Trail.
The Valley View Trail is a moderate  4.4 mile hike with fantastic views of  Oakmont, Rincon Valley, and Sonoma referred to by the author Jack London as the Valley of the Moon.
This park is under-used, rural, and is a great place to view wildlife, listen to birds, and GET LOST.  Seriously, people get lost frequently so BRING A MAP!

rincon valley: Jimbo's Straw and Summer Tomatoes - 08/16/17 02:33 AM
Normally I plant my tomato plants in pots but this summer  I tried something new.  I'd read a newspaper article about using bales of straw as raised planting beds.

Over last winter, I took a straw bale,  laid it on it's side, and cut holes into it where I wanted my tomato plants to be planted.  I fill the holes with potting soil and let it sit out during the winter rains (which we got a lot this year),  The soil and rain create a condition where the straw starts to break inside.  When weather allowed for proper planting conditions, I put … (9 comments)

rincon valley: Certified Tourism Ambassador (CTA) - 08/06/17 09:23 PM
A friend of mine, who works for the Sonoma County Tourism Board, recommended I become a Certified Tourism Ambassador (CTA). She said that with all the blogs I write regarding things to do in Rincon Valley and Sonoma County, a CTA designation would be right up my alley.
I attended the 1-day course July 18th, held at the Sonoma County Tourism office on Aviation Blvd near the Sonoma County Airport. There were 15 other CTA candidates taking the course. The course was interactive with a combination of Power Point lecture and group tasks. It was a great way to meet some of … (9 comments)

rincon valley: How badly do you want that car? - 07/09/17 11:23 PM
Lessons that I learned the hard way and now use to educate my clients.
Lesson #1, don't buy that car until you close on your home!
When I was purchasing my 2nd house, I thought I knew everything I needed to know about buying a home. My first purchase was 3 years earlier, and I just sold that house and was now purchasing in Cloverdale.  The year... 1993.
I stopped by my agent's office as it was very close to where I worked.  He leaped out of his chair and yelled: "You bought a car!!!"  "Uhhhh yes..."  Do you want to lose this … (7 comments)

Live music by Wonder Bread 5 preceding the fireworks makes this one of my favorite events of the year! Wonder Bread 5 does a 2 hour set of 70's, and 80's cover hits.  50 - 100 up front by the stage dancing … (6 comments)

rincon valley: Rincon Valley Town Homes: Streamside - 06/26/17 10:37 PM
Streamside is a popular townhouse complex on the west side of Rincon Valley, the gateway to the Valley of the Moon.  The units either 2 or 3 stories, so there is a lot of living space with a small footprint.  The garages are in the rear, leaving the front doorways to open to a park like green belt. It is very unusual but pleasant.
Streamside was built in 2007 as an affordable community. There are approx 56 units.  Nothing has sold in Streamside since 2012!  Here is the last sales activity:
The units are all 3/3 or 4/3 and range is size from … (10 comments)
