No, I'm not talking about me...
But we now have a new reason to get back into the old practice of previewing properties during our work day. Not such a new concept for some of us; I am a big fan of this practice.
Recently in Central PA our multi-list launched the public access side of our multi-list. This isn't such a big deal when we look at it as agents; we have had public IDX access to our listings for years. Well I've heard all kinds of predictions and all kinds of formulas, but the best I've ever heard was David Knox the other day in a workshop he did for our company in Lancaster. David was talking about the fact that all the forces have come together to provide buyers today the best of all situations; lots of inventory, motivated sellers, and historically low interest rates. And yet some buyers hesitate wanting to wait for the bottom of the market. I'll paraphrase:

While I listen to the debate rage on and on...I'll let my creative side develop some survival skills for what I see coming down the road.
Take more listings, and take better care of the sellers. We'll see more and more sellers who have little or no equity and even less cash to be able to make repairs buyers may ask for. How do we help and protect them?
Try using a pre-market home inspection. For just a little money the seller will be better prepared for negotiating with a buyer, and in some cases a buyer might not feel compelled … (13 comments)

market conditions: What this Credit Crisis means to me…My two cents… - 09/26/08 03:40 AM
The news shows are full of opinions, and as the old adage goes ‘everybody's got one.'  So, here's mine.
In a market like we are facing with lenders going out of business, and Buyers finding it harder to qualify for mortgages, and FHA and conventional underwriting rules changing almost hourly (sorry, over the edge there...) I have never been stronger on a listing appointment (that one is a fact!).
I learned this strategy very early on, that I was a valuable advocate to home owners, and this value has nothing to do with advertising their property or holding their home ‘Open' … (5 comments)
