Remember to Wash your Home with the Desert Green Snake if you are getting ready to sell.  Here in South Scottsdale and the rest of Maricopa county we get desert dust storms, called Haboobs,  during the monsoon season.

Here is the 4-20-14 South Scottsdale Real Estate Report by Jim Miner, and this comes from the Cromford Report which is prepared by Michael Orr at Arizona State University.  This past week had a couple of interesting movements in the Maricopa County real estate market trend take place.
This past week the number of new listings (homes for sale) plunged over 5% to approx 2,360, this is significant because it means we are having a reduction in new inventory.  The long-term effect could very beneficial to Sellers because then there isn't as much pressure on the need to reduce the price (assuming the home was priced at the current market value).

The small projects such as new caulking and a new drain helps a home sell faster, so you do not want to overlook them.  If you have lived in your home for awhile the chances are good that the caulking around your bath tub has turned a color which is different than the original crisp white.  Additionally, the drain will have become scared and discolored due to scouring and cleaning agents.  When you replace these two items the tub takes on a whole new look and the good news it is not expensive and does not require a plumber.

What do you think, Popcorn Ceilings what is next Soda Carpet, doesn't this sound like an Android Update?  There are a high number of homes in South Scottsdale that have Popcorn ceilings and they were built, for the most part, between 1955 and 1975.  Almost all of the ceilings were painted white or a shade of white and over the course of time these ceilings got dirty.  Just the natural dust in the air, movement of the interior air, smoke from cigarettes, and stains by the air register vents due to A/C filters that did not get changed in a timely fashion.
