san antonio realtor: Do Loan Mods Work? - 11/10/09 01:53 AM
Do loan modifications work?  That question was not answered by the Treasury Department today in a news release announcing the growth of loan mods. The Treasury said there are now about 650,000 borrowers in the loan modification program, or 20% of eligible borrowers.  That figure is up from 16% participation in September.
What percentage of loan mod participants have missed a payment?  The Treasury doesn't answer that question.  Anecdotal reports suggest default rates at about 50%. 
Are loan mod programs with high default rates better than immediate foreclosure for housing prices and lenders?  My answer is yes because it keeps many … (4 comments)

Forty years ago plus a few months, I graduated from Forest Park High School in Beaumont, Texas.  I couldn't wait to get out of town to Dallas, where I would attend SMU.

Home Affordable Foreclosure Alternatives (HAFA) may be announced by the U.S. Treasury sometime soon. "HAFA will offer financial incentives to both servicers and borrowers, and associated secondary investors, in order to facilitate a short sale or deed in lieu of the property", according to an article published in HousingWire.com.
In addition, a Treasury official reported that borrowers will need to be eligible for the Home Affordable Modification Program (HAMP) in order to participate in the HAFA program.

Homes owned by HUD, for the benefit of prospective homebuyers, are homes acquired by FHA lenders through the process of foreclosure. The Texas Education Agency (TEA) just released the 2009 Accountability Ratings for Texas schools and districts. You can search by county and see all the ratings for schools and districts in your county that were rated.  You can review the ratings for Bexar County / San Antonio area schools at this link.

The health care debate is getting hot.  The proposals are so complicated that it's hard to reach a conclusion about the good, bad, and ugly of the bill.
Here's my view.  The private sector always works better than government.  Competition is usually better than no competition.  My current health care plan, which comes to me via my wife's employment, is great.  In my case, why fix what's not broken.

What I'm going to tell you about doesn't happen very often.  I'm without wife, kids, and grandkids for the next few days.  Me and the dogs, Lucy and Ethel, are on our own.  No life raft.  So, I got home, watered some plants, fed the dogs and kicked back.
Tonight it's me, the big screen, remote, TV dinner, and ice cold lemonade bar.  How sweet it is!
