boise housing trends: Is this bad news for the Ada County (Boise) housing market?

I was just reading the June 2018 residential house market report for Ada County (Boise, Idaho) and saw some interesting statistics. Here are a few sound bites: "lack of inventory" "existing homes fell to . . . " "down 27.3% from the same month last year" However, upon reading the entire article (and the rest of each sentence) you get a much different perspective of the real estate marketing in the Boise area. "Lack of Inventory": With the growth of Boise, low interest rates, and challenges finding skilled labor to ramp up building to meet demand, this is true. However, . . … (1 comments)

In Ada County today (May 31, 2011) , there are 2,444 single family residential listings available in the Intermountain MLS (IMLS). I like to remove the “contingent offers since they are partially sold already, so that brings the number down to 1,994. If I also take out the homes that are being marketed as “To Be Built” since they are essentially just a virtual listing, that brings the active number of homes available to walk through to make an offer on down to 1,782.
