Since I started Kindergarten in Vietnam back in about 1966 at the Phoenix Study Group, it felt appropriate to have to take a crash course in Vietnamese again to learn more about this.

I recently upgraded to the Samsung Galaxy Note 4 with Sprint.  I am amazed at every single feature except that of the phone itself.
It might be possible as Samsung has pushed the limits of the digital camera, the GPS, the Apps, etc., that they had to give up something and it appears that it is in the phone's signal quality itself.  I was shocked to have the folks at Sprint tell me that I should try turning off the LTE signal (dropping it back to a 3G phone) to improve the phone's performance as a phone!

I get several phone calls a week from companies promising to get me on the "first page of Google".  I also get countless emails promising to acheive the same effect.  Each of these companies can "claim" to acheive this amazing result because of the fact there is no Official first page of Google. Each search is unique for that point and time and what you search for.
My favorite respsonse if I have a few extra minutes during one of these telemarkting calls  is to humor them and test their effectiveness.  For example, someone calls and says I am a Google … (14 comments)

jim paulson: Has ActiveRain lost it's Google Juice? - 02/12/15 06:20 AM
I have noticed that my blogs are not being picked up by Google's bots the way they used to.  I used to be able to write a blog and within a half an hour, Google would have already indexed it and it would show up in the searches.
However, since Trulia acquired ActiveRain and changed the domain to http://activerain.com/ I have noticed that even my Google Alerts never pick up my own blogs. 
Could this be due to the fact that ActiveRain is now a second level domain behind Trulia's?
Is anyone else here on ActiveRain having that issue?

I have been a Realtor in Boise for 23 years and there is a lot of misconception out there as to how much business a typical Realtor does in a given year.  Keep in mind that averages are made up of extremes (some do nothing while others do a lot).
According to the Intermountain MLS, there are 3,099 Realtors (including assciate brokers and brokers) in the Ada County Association of Realtors effective January 12, 2015. jim paulson: Beware of your final mortgage payoff amount! - 12/30/14 06:05 AM
I was at another closing today and my client questioned the amount the title company showed as their mortgage payoff.
I explained that when you get your figure online or from your last statement, that was for the principal balance on a given day; however at closing they will take that figure and add the cumulative interest between that date and the date of closing.  Remember when you bought your home with a mortgage, they let you skip a month's payment at the beginning?  Well, you end up paying it back at the end.

As a Realtor and real estate trainer, I do my fair share of travel and am always trying to find the least expensive option that is still viable.  One thing that frustrates me is rental cars since the exact same product is priced so differently depending on how you shop.

People always want to use a home's square foot for the dollar to meaure it's value but since a home is not a commodity, every one is unique and therefore, it's value will be as well.
To illustrate this, I will go to an extreme.  The most expensive home per square foot is $226,775 according to this article . . .

Since most economists can’t seem to ever agree on the future of much of anything, I suggest a different approach.  Historians have a much better factual database to select from so if you look backwards, it can give you an idea of what might be coming.
If you are looking for an “average” home, you should almost always have a few choices out there.  However, if you are looking for something unique, how do you predict what might be worth waiting for?

Economics is all about supply and demand.  Several factors are at play simultaneously that may cause an even greater housing shortage and therefore higher prices.  Developers and builders have had to declare bankruptcy due to the recent housing crisis and since they couldn’t compete with the liquidation pricing offered via short sales and foreclosures. Concerns over the “fiscal cliff” and possible tax hikes have kept demand lower.  Now, it appears there may be additional shortages.
