jim paulson: Google Translate is a great tool - learn to use it! - 02/20/17 09:17 AM
I was reading a few real estate blogs on activerain.com this morning and saw one posted that I would have bet was spam since it was written in a foreign language.  Fortunately, I recognized the language and a few words.
Since I started Kindergarten in Vietnam back in about 1966 at the Phoenix Study Group, it felt appropriate to have to take a crash course in Vietnamese again to learn more about this.
I opened another tab https://translate.google.com
That was pretty easy, so I went down to the body of the blog and cut and pasted, the next section...
With the assistance of Google Translate, I found a … (3 comments)

jim paulson: Think you don't make enough to buy a home - think again! - 12/22/16 12:20 PM
Did you know that making less money can actually HELP you buy home?  Did you know you can make too much money to buy a home with some programs?
I have been teaching first time home buyer classes in Boise, Idaho for over 20 years and am always tracking new loan programs and buyer assistance options.
For example, did you know that Freddie Mac just rolled out a new program especially for people that make half the average median income for an area?  That means, in Ada County (Boise, Meridian, Kuna, Star) you might qualify if you make LESS than $31,200.  Income limits … (2 comments)

jim paulson: New listing - 4 bedroom 2.5 bath family home with community pool - 02/23/15 07:24 AM
Welcome to 335 Moskee in Meridian, Idaho.  We just put in brand new carpet, pad and vinyl and did a bunch of touch ups getting this home ready for the next family.
I had this home built for the sellers back in 2002.  They selected this corner lot originally due to size of the back yard and being at the back of the community it is much quieter as well.  They had it built with french doors leading from the master bedroom into the adjacent room that they used as an office.  It would also make a great nursery, work out … (7 comments)

jim paulson: Sprint's Samsung Galaxy Note 4 great device, just not a good "phone" - 02/14/15 02:48 AM
I recently upgraded to the Samsung Galaxy Note 4 with Sprint.  I am amazed at every single feature except that of the phone itself.
It might be possible as Samsung has pushed the limits of the digital camera, the GPS, the Apps, etc., that they had to give up something and it appears that it is in the phone's signal quality itself.  I was shocked to have the folks at Sprint tell me that I should try turning off the LTE signal (dropping it back to a 3G phone) to improve the phone's performance as a phone!
Upon further review of … (3 comments)

jim paulson: There is no official first page on Google! - 02/14/15 01:35 AM
I get several phone calls a week from companies promising to get me on the "first page of Google".  I also get countless emails promising to acheive the same effect.  Each of these companies can "claim" to acheive this amazing result because of the fact there is no Official first page of Google. Each search is unique for that point and time and what you search for.
My favorite respsonse if I have a few extra minutes during one of these telemarkting calls  is to humor them and test their effectiveness.  For example, someone calls and says I am a Google … (14 comments)

jim paulson: Has ActiveRain lost it's Google Juice? - 02/12/15 06:20 AM
I have noticed that my blogs are not being picked up by Google's bots the way they used to.  I used to be able to write a blog and within a half an hour, Google would have already indexed it and it would show up in the searches.
However, since Trulia acquired ActiveRain and changed the domain to http://activerain.com/ I have noticed that even my Google Alerts never pick up my own blogs.

Could this be due to the fact that ActiveRain is now a second level domain behind Trulia's?

Is anyone else here on ActiveRain having that issue?

jim paulson: How many homes does the average Realtor close a year? - 01/11/15 10:55 PM
I have been a Realtor in Boise for 23 years and there is a lot of misconception out there as to how much business a typical Realtor does in a given year.  Keep in mind that averages are made up of extremes (some do nothing while others do a lot).
According to the Intermountain MLS, there are 3,099 Realtors (including assciate brokers and brokers) in the Ada County Association of Realtors effective January 12, 2015. In 2014, according to the Intermountain MLS, there were 9319 listings sold.  Since we count both the listing and the sale as separate transactions, there were … (7 comments)

jim paulson: Beware of your final mortgage payoff amount! - 12/30/14 06:05 AM
I was at another closing today and my client questioned the amount the title company showed as their mortgage payoff.
I explained that when you get your figure online or from your last statement, that was for the principal balance on a given day; however at closing they will take that figure and add the cumulative interest between that date and the date of closing.  Remember when you bought your home with a mortgage, they let you skip a month's payment at the beginning?  Well, you end up paying it back at the end.
However; in this case, the amount still … (3 comments)

jim paulson: Rental Car Tips and Advice - 09/01/14 08:11 AM
As a Realtor and real estate trainer, I do my fair share of travel and am always trying to find the least expensive option that is still viable.  One thing that frustrates me is rental cars since the exact same product is priced so differently depending on how you shop.
I used to call (or log into) all the rental companies and start comparing the variety of discounts they offer to see which one is most beneficial for me.  Then, after I thought I did my research, I would even try using a site like Priceline to see if I could … (3 comments)

Hello Jim, Thank you for your reply the Google Doc below contains all the details and information on the property I want to put up for sale.

jim paulson: Why square foot for the dollar is almost meaningless in real estate - 08/11/14 04:00 AM
People always want to use a home's square foot for the dollar to meaure it's value but since a home is not a commodity, every one is unique and therefore, it's value will be as well.

To illustrate this, I will go to an extreme.  The most expensive home per square foot is $226,775 according to this article . . .
http://www.marketwatch.com/story/worlds-most-expensive-home-per-square-foot-goes-on-sale-2014-08-08?dist=lcountdown

In contrast, I just pulled up listings in Ada County (Boise, Idaho) of brand new 3 bedroom 2 bath homes with a 2 car garage and the average of the 119 homes currently offered for sale is only … (51 comments)

jim paulson: How to predict future housing inventory - 01/30/14 02:22 AM
Since most economists can’t seem to ever agree on the future of much of anything, I suggest a different approach.  Historians have a much better factual database to select from so if you look backwards, it can give you an idea of what might be coming.
If you are looking for an “average” home, you should almost always have a few choices out there.  However, if you are looking for something unique, how do you predict what might be worth waiting for?
I suggest going back a full year in the local MLS and search for every home that met your … (3 comments)

jim paulson: Home prices expected to increase since hammers may become illegal! - 01/04/13 09:54 AM
Economics is all about supply and demand.  Several factors are at play simultaneously that may cause an even greater housing shortage and therefore higher prices.  Developers and builders have had to declare bankruptcy due to the recent housing crisis and since they couldn’t compete with the liquidation pricing offered via short sales and foreclosures. Concerns over the “fiscal cliff” and possible tax hikes have kept demand lower.  Now, it appears there may be additional shortages.
Based on recent events, there has been a massive increase in demand for assault weapons and ammo clips in anticipation of a possible ban.  Since history … (3 comments)

jim paulson: Idaho received lots of PR from the National Association of Realtor’s today - 06/13/12 11:58 PM
I read today’s “My Realtor Party News” email and was happy to see that Idaho had two of the eight “Success Stories”.
The first article was about my friend Jim Johnston who was re-elected to the Pocatello City Council.  Jim Johnston’s name is synonymous with the Realtor Political Action Committee in Idaho so this is great recognition for him on a national level.
The second honorable mention was about the Ada County Association of Realtor’s (ACAR) success Bringing Housing Opportunities to Idaho.  NAR recognized our efforts in putting together a workforce housing program, down payment assistance programs where we helped monetize … (0 comments)

jim paulson: Accept people for who they are, not what they are! Join The Dignity Revolution - 03/27/12 06:56 PM
I have a very dear friend, Edward "Eddie" Barbanell, who serves on the Board of Directors for Special Olympics International (SOI).  He is also appointed as the Special Advisor to Tim Shriver, their CEO.  I am honored to help Eddie with this great organization as we launch a brand new campaign called "The Dignity Revolution"!
The Dignity Revolution is an effort to increase awareness of people who may "appear" to be different.  We want to help break down barriers and stereo types.  Our motto is "Accept people for who they are, not what they are!"
Before volunteering at the Special Olympics … (2 comments)
