Of the ALL the homes priced up to $250,000 NONE of them sold for CASH! As a matter of fact, the average seller even paid $5,000 toward the buyer's costs. That is the problem with just reading the headlines and not looking deeper at the data. How many homes created this statistic . . . only 1. That's right, we have only had one single family home close in Boise so far in 2021 priced under $250,000. That property was only 624 square feet and was built in 1954! This blog is not meant to be a political statement one way or another, but it will show the impacts of bias and gentrification in the United States today. I will start with the impacts of "confirmation bias". Confirmation bias is a term used in psychology which essentially states that your mind has a tendency to filter out data that does not align with your belief(s) and reinforces data that aligns with your beliefs. This year has been hard on everyone but probably even harder for children. Therefore, my company, Progressive Realty Corporation, is hosting a FREE Virtual Santa Session via Zoom through December 21, 2020. I have a calendar set up on Calendly that let's you select the time slots that are still available. I am hoping to be able to let attendees select from Zoom, MS Teams and Google Meets, but that is still a work in progress. Years ago, everyone was predicting a decline in the number of Realtors nationwide due to the internet and technology making it more efficient to sell homes. Ironically, in the middle of a pandemic that is finally forcing people how to use current technology, the number of Realtors just hit a record high! The National Association of Realtors just reported that on October 31, 2020, there were 1,451,031 Reatltors. That number is up 3.17 during a pandemic when everyone is complaining about lack of inventory and with some states shut down no even allowing open houses, etc. Here in Idaho, we show 10,796 Realtors and (5 comments)

I was just reading the June 2018 residential house market report for Ada County (Boise, Idaho) and saw some interesting statistics. Here are a few sound bites: "lack of inventory" "existing homes fell to . . . " "down 27.3% from the same month last year" However, upon reading the entire article (and the rest of each sentence) you get a much different perspective of the real estate marketing in the Boise area. It is imperative that Realtors use today's technology tools to help manage their business. Think about what tools your Realtor uses in their professional trade. Are they upgrading their tools or still hanging onto their original equipment like they are their "professional" personal photo from their high school prom on their business card? Just having the right tools will not make you a great Realtor any more than having the best tools will make you a great carpenter or mechanic. There are lots of books, tapes, seminars, etc. on how to succeed. My formula is free and it is simple: A = Ability: Do you have the ability (time, money, desire) to succeed? H = Happy: Will your goals and the path to get there make you happy? A = Appreciation: Will your efforts and investment appreciate or depreciate? A + H + A = AHA! Is that simple enough? I just bought another real estate vehicle and will be getting custom license plates (vanity tags). I sell real estate in Boise, Idaho and our standard license plates indicate the county you live in. Therefore, if I am out in an adjacent county, it stands out. That isn't always bad; however you may not seem like the "local guy" if you come from the adjacent county. When I go hunting, it is best to not show you are from the capital city when you are up in the mountains hunting deer or elk. Having vanity tags drop the county designation so (5 comments)

I received an email today that was pretty smart marketing from an agency that appears to understand niche marketing. They claim to be "#1 in Cannabis Real Estate, Financing, and Insurance". They did a great job of incorporating a lot into their logo: house image slang term for Marijuana (420) image of their niche complete with pot leaf Here in Idaho, marijuana is still illegal. The email has me thinking though when it talks about "financing" as I always thought of it is a cash crop. Insurance is another interesting topic since it is still illegal under federal laws. If you have spent any time at all on social media, you quickly learn about "haters". These people don't have a life and try to steal your happines but being negative or just trolling. They add no value and actually deminish your experience. Therefore, the easiest way to improve your Facebook experience is to filter them out. You have two choices: unfriend or block them. Unfriend is good for people that over share their political or religious beliefs, but sometimes that just isn't enough of a filter. If you Block them, they can no longer see your posts or tag you. Google is known for creating paradigm shifts and they are shifting again! Remember when Google Maps changed how we used maps? Then, they improved it adding Google Earth. Then they added Street Views after sending camera crews down most major public streets. What they are adding now is interior photos and more localized data. To do that, they need people to take the time to take and upload photos, and help provide data for them to populate on their Google Maps. The real estate industry is getting blasted with viruses and malware so please take the time to be vigilant and make sure you have up to date quality anti-virus software! I know a lot of people that were hacked via clicking on links that claimed to be important real estate closing documents, but weren't. Fortunately, I have never been caught by that. I know a few local real estate offices who's networks were almost taken down buy that. There is another scam out there where people are intercepting email addresses and sending fake wire instruction changes for down payments which end up in (8 comments)

I pride myself for how connected I am to my clients! However, on some days, I wonder if that is a bad thing? I consistently tell my students in the various real estate classes that I teach, that it is important to relate and communicate with your clients on THEIR level. If you receive an email, respond via email; calls require calls back; texts should be responded via text; etc. However, when does the information age become information overload? Some people don't appear to have much patience, so when they want to reach you, they want you now! They are like Geppetto pulling on (6 comments)

There is a lot of misconception as to how much business a typical Realtor does in a given year. The consumer assumes Realtors sell lots of homes each year since many brag about being a million dollar producer. Keep in mind that if the average home is $250,000, it only takes four to be a million dollar producer! According to the Intermountain MLS, there are 3,773 Realtors (including assciate brokers and brokers) whom are members of the Boise Regional Realtors effective February 17, 2017. In 2016, according to the Intermountain MLS, there were 11,938 residential listings sold. Since we count both the listing and the (7 comments)
